WILDLIFE AND INSECTS – Please be aware that coastal North Carolina is home to a variety of wildlife and seasonal insects. Guests may occasionally encounter local wildlife outdoors, especially near marsh and beach areas. Please do not leave food or trash unattended, and keep doors and windows closed when possible.

Certain seasonal insects, including palmetto bugs (large coastal water bugs commonly found throughout the Southeast), mosquitoes, lady bugs, and stink bugs, are common in beach and coastal environments. Despite regular professional pest control service, insects may still occasionally enter the home due to the humid climate, sandy environment, and frequent opening of doors. This is a normal part of the coastal environment and not considered a cleanliness issue.

We appreciate your understanding and cooperation in helping keep both guests and local wildlife safe.

CITY WATER – This property is connected to municipal city water. The water is safe for normal use and meets local municipal standards. Occasionally after heavy rain, storms, or utility maintenance, you may notice temporary discoloration or sediment in the water. If this occurs, simply allow the water to run for a few minutes until it clears.

FIREWOOD – We do our best to provide firewood for guest use when possible. However, wood may occasionally be damp or difficult to ignite due to the coastal humidity. We recommend bringing kindling or fire starters to make starting fires easier.

Please also be aware that local burn bans or fire restrictions may occasionally be in effect. Guests are responsible for checking and complying with all local fire safety regulations.

PET POLICY – There is a $100 non-refundable pet fee per stay. Guests must be 25 years or older to rent. No parties, no smoking, and no exceptions.

CLEANING & LINEN SERVICE POLICY – The property is provided with pillows, linens, blankets, towels, kitchen towels, comforters, hand towels, washcloths, and additional linens stored in closets. Departure cleaning and linen service are included in your reservation.

Guests are responsible for placing all trash in bags and disposing of it in the designated outdoor trash receptacles. Please wash all dishes and cooking utensils prior to departure. Starter supplies of toilet paper and paper towels are provided, but additional supplies may need to be purchased during your stay.

CONDITION OF PROPERTY – We strive to provide accurate descriptions and maintain all appliances, plumbing, electrical systems, WiFi, and amenities in working order. However, temporary outages or failures involving cable, internet, TVs, or other amenities do not qualify for refunds. Please notify management immediately if you discover any cleanliness or maintenance concerns upon arrival so we may attempt to address them promptly.

Due to the coastal environment, exterior decks, walkways, stairs, and surfaces may occasionally become slippery from moisture, sand, salt air, humidity, rain, or ocean conditions. Guests should use caution when using outdoor areas.

ENTRY OF PREMISES – With notice when possible, management or authorized service providers may enter the property during reasonable hours for maintenance, repairs, inspections, or emergencies.

POOL, HOT TUB & OUTDOOR AMENITIES – Use of pools, hot tubs, decks, stairs, fire pits, beach access areas, and outdoor amenities is at your own risk. No lifeguard is on duty. Guests assume all responsibility for use of these amenities.

CHILD SAFETY – The property has not been specially childproofed. Parents and guardians are responsible for supervising children at all times, especially around decks, stairs, hot tubs, fire pits, roads, and beach areas.

FURNITURE & PROPERTY CARE – Please return all furniture to its original location before departure. Guests are responsible for damages, missing items, excessive cleaning, or unauthorized rearranging of furniture.

SECURITY CAMERAS – Exterior security cameras may be in use for property protection and monitoring. There are no cameras inside the home.

PERSONAL PROPERTY – Management is not responsible for lost, stolen, or forgotten items left at the property.

PARTIES & EVENTS – This is not a party house. Parties, events, weddings, receptions, fraternity/sorority gatherings, graduation parties, and unauthorized guests are strictly prohibited unless approved in advance by management.

NON-SMOKING POLICY – This is a strictly non-smoking property, including decks and balconies. Evidence of smoking may result in significant additional cleaning charges.

CHECK-IN & CHECKOUT – Check-in begins at 4:00 PM and checkout is at 10:00 AM.

LATE CHECKOUT / HOLDOVER – Unauthorized late checkout is subject to additional charges of $100 per hour after a 30-minute grace period. Please depart promptly so cleaning crews can prepare the home for incoming guests. If guests leave belongings behind and are not present when cleaning crews arrive, items may be removed so the property can be prepared for incoming guests, and additional service fees may apply.

CHECK-OUT PROCEDURES – Guests are responsible for collecting personal belongings, locking the property, and placing all trash in the designated outdoor trash receptacles upon departure.

MISSING ITEMS – Guests may be charged for missing or damaged items reasonably attributable to their stay. Guests will be notified and given an opportunity to return inadvertently removed items before replacement charges are applied.

RELATIONSHIP OF PARTIES – This reservation is considered a short-term vacation lodging arrangement under North Carolina law and not a landlord-tenant relationship.
