Safety & Security
Exterior Cameras: For your peace of mind and property protection, exterior security cameras monitor the ground level (driveway, entry stairs, and under-house parking) along with a Ring doorbell at the front entrance. These devices monitor the exterior only.

Device Policy: Tampering with, covering, disabling, or disconnecting the Wi-Fi or security equipment is strictly prohibited and will result in immediate eviction without a refund.

House Rules & Policies
Smoking/Vaping: Strictly prohibited inside the home. Smoking is permitted outside only; please dispose of butts properly outside. A $200/day fee will be charged for any smoking or vaping violations inside.

Pets: We maintain a strictly pet-free property. A $300/pet, per day fee will apply for unauthorized pets.

Occupancy: Per permit, maximum limit is 10 guests. Please do not exceed the number of guests listed on your reservation. A $200/day fee applies per additional guest.

Parties: No parties or large events are permitted unless explicitly approved in advanced.

Note: Failure to follow house rules may result in additional fees and/or reservation cancellation, with no refunds.

Beach Essentials
Gear Provided: EZ-Up tent, beach umbrellas, chairs, wagon, coolers, Bluetooth speaker, bodyboards, life vests, sand toys, cornhole, sports balls, fishing rods, crab trap, board games, towels, TVs and a kitchen fully ready for the family chef! Just bring your swimsuit, family, and food-we’ve taken care of the rest!

Keep Sand Outside: Please utilize the outdoor hose station to rinse off completely before entering the home.

Furniture Care: To protect the finishes, please avoid placing wet towels or damp swimsuits directly onto the indoor furniture.

Safety First: Please check and follow all local beach safety flags and tide warnings.

Kitchen & Amenities
Appliances: Fully equipped with a coffee maker, Keurig with pods, toaster, rice maker, microwave, stove, oven, and cookware/utensils.

Coastal Care: To prevent uninvited coastal pests, please clean up spills promptly and keep open food stored securely.

Linens & Laundry
Fresh Linens: We provide fresh sheets and towels (one bath towel and washcloth per guest).

Beach Towels: We've supplied extra off-white and colored bath towels for your outdoor use—please do not take the nice primary white bath towels to the beach.

Wi-Fi & Climate Control
Wi-Fi Network: (will be provided in your automated welcome message).

A/C & Heating: Please keep all doors and windows closed while the A/C is running to keep you nice and cool. Inside air is easily sucked out by the ocean breeze vortex. Recommended temperature range: 70-73 degrees. Thermostat is locked at 68 degrees or higher.

Parking, Trash, & Grill
Parking: Available directly in the driveway and along one side of Jettyview Road. Please ensure you do not block or park on neighboring driveways.

Trash Bins: Located directly under the house. Please pull out to the street night before checkout.

BBQ Grill: Please pull grill away from house if used. Please clean the grates after each use, turn off the propane tank completely, and never leave the grill unattended while lit.

Emergency & Safety Info
Fire Extinguishers: 2 units located clearly on the kitchen counters and in half bathroom.

First Aid Kit: Located inside the bathroom drawers.

Nearest Hospital: > St. Luke’s Health – Brazosport Hospital

Before You Go (Check-Out at 11:00 AM)

[ ] Used towels: Gather and place all towels in laundry basket.

[ ] Bed Linens: Leave as is on beds.

[ ] Dishes: Please wash used dishes or load them into the dishwasher and start.

[ ] Trash: Take all indoor trash bags out to the designated bins under the house. Pull trash can to street.

[ ] Fridge: Please remove all personal food items from the refrigerator.

[ ] Power: Turn off all interior lights and unplug counter appliances. Leave all ceiling and floor fans on.

[ ] Blinds: Roll all blinds down and align the zebra shade to fully block out the sun.

[ ] Lock Up: Double-check that all exterior windows and doors are securely locked.

Guest access
Guests will have exclusive, private access to the entire home, including the upper and lower decks. You also have full access to the spacious covered ground-level patio area underneath the house—perfect for escaping the midday sun and parking multiple vehicles or a small boat trailer securely out of the elements.

Other things to note
If you experience any concerns during your stay, please notify us immediately so we can address and resolve them promptly. Issues reported on the last day of your stay or after checkout, accompanied by a request for a full or partial refund, will not be eligible for consideration.
