The pool’s shallow sun shelf invites effortless relaxation, with in-water lounging beneath umbrellas and uninterrupted desert sun.
Three king bedrooms and one queen bedroom. Two rooms share a Jack-and-Jill bathroom with dual sinks. Expansive living room with gas fireplace. Chef-style kitchen fully stocked with Keurig and traditional coffee makers, Vitamix, juicer, food processor, slow cooker, rice cooker, full seasoning set, and oven with broiler.
From a private sports field for football, baseball, and Frisbee golf to bocce ball, croquet, horseshoes, ping pong, and poolside games — the property is designed for nonstop fun.
This is also our family home, thoughtfully decorated with personal touches and family photos that many guests enjoy. We hope it helps you feel comfortable, welcome, and truly at home.
RULES & RENTAL TERMS
Pre-Booking Requirement:
A brief conversation with all potential guests is required prior to booking. Reservations will only be approved after this conversation has taken place.
Rental Agreement:
A separate rental contract must be signed within 24 hours of booking and prior to arrival. Entry is not permitted without a signed agreement. If you’d like to review the contract before booking, I’m happy to email a copy upon request.
Guest Policy:
By booking, you agree to the separate rental contract and confirm the total number of guests listed on the reservation. All guests — including day visitors and children 12 months or older — count toward the total occupancy.
The maximum allowed occupancy is 10 people at all times, including day guests.
Reservations made for fewer guests must reflect the same individuals for the entire stay. Guest rotation or substitution during the reservation period is not permitted.
Any unauthorized guest rotation or additional guests will result in a $250 fee per person, per night. This policy is strictly enforced.
Vehicle Policy:
The number of vehicles must be declared in the DocuSign rental agreement. A maximum of 4 vehicles is permitted unless prior written approval is obtained.
Without approval, a fee of $400 per vehicle, per night will be charged for any cars exceeding the 4-vehicle limit. This includes vehicles belonging to day guests.
Cancellation Policy:
We strongly recommend purchasing travel or cancellation insurance. Once a reservation is confirmed, all bookings are non-refundable, as outlined in our policy.
Property Damage Protection:
Property damage protection insurance is required and will be offered at checkout. This coverage protects against accidental damage and includes 100% coverage with no deductible. Simply report the incident as accidental and the policy will handle it.
Our professional cleaning team documents any damages solely to ensure the home remains well maintained.
Security Deposit:
A refundable security deposit of $1,000 is required for items not covered by the property damage protection insurance. The deposit will be returned within 7 days after departure, provided no issues are found.
Audio / TV:
A Sonos system is available for indoor and outdoor entertainment and can be operated from your phone. Please be sure to turn off the Sonos system prior to departure. Guests may also choose to bring their own Bluetooth speaker if preferred.
Televisions:
• Living room TV with Apple TV and cable
• Outdoor TV with Roku (no cable)
• Third TV operates via mobile phone connection only
An AUX cable is provided for gaming devices and is clearly labeled for this purpose.
Please do not unplug or remove any cables.

Pets
No pets without prior written approval
Includes ESA and hypoallergenic dogs
Approved pets: $375 non-refundable fee per pet (max 2 dogs)
Undeclared pets: $700 fee per pet
Pet waste must be picked up and disposed of properly

Home Rules
Do not move patio furniture ($250 fee). Do not move umbrellas
Umbrellas must be closed and tied when not in use
No smoking indoors
Outdoor smoking must stay off cushions
No hookah pipes
No red wine, coffee, sports drinks, or colored popsicles in bedrooms
Do not leave doors open during high winds or while A/C is running
A/C may not be set below 68°F
Equipment & Utilities
Do not unplug internet equipment
Do not disconnect irrigation clocks
Drop-shade remote not available
BBQ: burn off residue on high for 10 minutes, then turn off
Trash day: Friday
Guests may be asked to bring cans in from the street
