THE VILLA:
It is a large country house surrounded by a 4.5-hectare olive grove. Located at 200 meters above sea level, it offers a wonderful view of the Valdinievole plain and the medieval village of Montevettolini.
BUILT IN 1811, after careful renovations, it boasts the characteristics typical of country houses in this part of Tuscany, making it fully usable as a rare agritourism property.
Constructed on two floors, with a gross floor area of approximately 400 square meters, each living area offers complete privacy and can comfortably accommodate 14 adults.
RESERVATIONS INCLUDE EXCLUSIVE USE of the villa without the presence of other guests.
RESERVATIONS FOR UP TO 10-11 PEOPLE
It includes:
a) ON THE GROUND FLOOR,
LIVING AREA: a beautiful 40 square meter porch with seating for up to 14 people; Double dining room for 10 people with access from the garden and the kitchen; satellite TV room with fireplace, connecting to the dining room; large kitchen with fireplace, brand new, high-quality Lube furniture, including two refrigerators, an oven, a five-burner gas stove, and a dishwasher.
A full bathroom with shower is available for all guests.
SLEEPING AREA: From the hallway: FIRST BEDROOM: Double bed with TV, full bathroom with shower, washing machine. This south-facing room has a second independent entrance from the porch and can accommodate a crib for a small child. It does not have air conditioning because it is always cool even on the hottest days, protected by the porch and the thick walls of the house.
SECOND BEDROOM: Double/twin bed with TV, dressing room, full bathroom with walk-in shower, air conditioning. This room, facing southeast, has another independent entrance from the garden.
THIRD BEDROOM: Double/twin bed in a spacious room facing northeast. This room has a second independent entrance from the garden. An extra bed can be added upon request. This room is also suitable for guests with limited mobility. The room is air-conditioned and has direct access to the full bathroom with a walk-in shower and washing machine. The room also features a foldaway kitchenette with two burners and a refrigerator, which was used when the villa was rented to separate groups. This room is also suitable for guests with limited mobility, as it has wide access from the garden.
The entrances to all ground-floor rooms are independent from the garden and from the interior.
b) ON THE FIRST FLOOR BY INTERNAL STAIRCASE:
Hallway, FIRST BEDROOM facing south, double/twin bed with en-suite bathroom, shower, TV, air conditioning;

APARTMENT/STUDIO on the first floor, northeast facing, approximately 50 square meters, with a dining area/fully equipped kitchen, sleeping area with double bed, satellite TV, dressing room with washing machine, full bathroom with shower, air conditioning; the apartment can also be accessed via an external staircase and balcony on the east side of the house.
. N.B. This portion was previously rented to separate groups and is now rented for 12 guests or upon request, with an additional fee depending on the season.
BOOKING FOR UP TO 14 PEOPLE
Additionally:
APARTMENT of approximately 75 square meters, on the first floor facing south, west, and northwest. It comprises a large south-facing kitchen, fully equipped with appliances, a bedroom to the west with a double bed, a living room to the west/northwest with satellite TV, a bathroom with a washing machine, and a bathroom to the northwest. The apartment is accessed via an internal staircase and an external staircase and a panoramic balcony. Air conditioning is available in the bedroom and living room. This apartment was usually reserved for the owners and is now rented exceptionally, upon specific request and for a supplementary fee, when guests wish to occupy all the rooms of the villa.

At the rear of the house, in an elevated position, is an ULTRA-PANORAMIC SWIMMING POOL in full sun, measuring 12 x 6 meters, with a depth of 1.20 to 2.10 meters. The pool is accessed
by climbing a 29-step stone staircase or by following two separate short uphill paths. The pool is equipped with a hot and cold shower, a wide beach surrounded by plants and flowers, a large gazebo with table and chairs, and a full complement of equipment for complete relaxation until sunset.
FITNESS ROOM in the front garden, furnished for adult guests.
LARGE BARBECUE with firewood for the grill is located at the back of the house.
PROFESSIONAL BOCCE COURT, with night lighting, for spending afternoons or evenings with friends, enjoying quiet and relaxing competitions.
Near the entrance gate: PARKING reserved for all guests' cars.

The owner, Giuseppe Gioffrè, a painter himself, loves sharing all forms of art with his guests. Easels are available for painting in the farmhouse's most expressive spaces.

The villa is located in the beautiful hilly countryside of the municipality of Monsummano Terme. It is located on a typical Tuscan farm, cultivated with olive trees (there are 800 of them covering over 4 hectares, where the prized Montalbano olive oil is produced) in terraced fields,
connected by narrow roads that can also be used for pleasant walks, enjoying the perfect harmony of the architecture and landscapes of the small medieval village of Montevettolini,
500 meters away.
Located at 150-200 meters above sea level, in a Mediterranean climate, sheltered from cold
winds, it faces the village to the west and the valley that extends towards the sea to the south,
offering the gaze of medieval and Medici architecture, and the surrounding
