Di fronte alla bellissima chiesa di San Nicolò dei Mendicoli, si affaccia sul canale di San Nicolò di fronte alla sede Universitaria di architettura IUAV. A 5 minuti dalla fermata di vaporetto di San Basilio.(E' un vero appartamento loft non è un monolocale). Collegamento super diretto da San Basilio con il Lido (18 minuti), e in meno di 1/2 ora sei nella bellissima spiaggia del Lido di Venezia. Santa Margherita (7 minuti). San Marco (14 minuti). Accademia Art Gallery/PEGGY GUGGENHEIM (12/14 minuti). Biennale (20 minuti). Punta della Dogana PINAULT-COLLECTION.

Incredible Loft in Beautiful Venice

Roberto’s home is an absolutely perfect place to retreat to after spending the day exploring beautiful Venice. Everything you could possibly need from kitchen supplies/pantry items to bathroom items were all provided for, and made our stay that much more enjoyable. The unique layout of the home along with gorgeous views of a canal makes this home a really wonderful place to stay. Roberto’s hospitality and availability along with his very clear information about the city were really appreciated. I highly recommend booking with Roberto! We will never forget our stay in Venice.

Remarkable hosts

Roberto and Evelina were awesome. The conditions of the Flat were as advertised. Evelina met us upon arrival and spent more than adequate time explaining the details of the Flat. She also recommended local restaurants and the different transportation service options. Any questions we had during our stay were answered within minutes. We had a great experience.

Séjour très agréable

Nous avons passé un super séjour à Venise! Très bon accueil et explications excellentes de nos hôtes, très sympathiques et agréables, pour trouver le logement qui est très bien situé, au calme, avec de bons restaurants locaux à proximité. Logement spacieux, propre, bien équipé, très agréable. Distance parfaite avec les sites très touristiques, permettant d'y accéder facilement puis de retrouver du calme et le charme local vénitien en rentrant à l'appartement.

First trip to Venice

What a lovely home, quiet neighborhood along the canal. We walked everywhere we wanted to see, had coffee every morning at the local Kaffee shop. The home was clean, well furnished and had plenty of room. Our best stay!!

What a gem!!!

We stayed 3 weeks in Venice. Roberto was very attentive and prompt with any questions. He went out of his way helping us to find transportation to get to the airport with an early morning flight. His apartment was very well stocked with everyday things needed. It was clean and we scheduled a cleaner after 2 weeks through him who did a fantastic job. The apartment was right next to a beautiful canal, super quiet neighborhood next to the university. It was 5 minute walk to the vaporetto and supermarket. Abundant restaurants and cafes are in the immediate area. Washer and dryer included was a great addition. We recommend Roberto’s place highly.

wunderschöne Wohnung in ruhiger Lage, top ausgestattet und Blick auf einen Kanal. Restaurants und Bars in unmittelbarer Umgebung, genauso wie ein Supermarkt und eine Fährstation (Basilio)Die Schlüsselübergabe hat problemlos geklappt. Das Gastgeberpaar war sehr nett und hat uns noch mit Urlaubs- und Restauranttipps versorgt. Wir würden die Wohnung jederzeit wieder buchen. Danke nochmals an Evalina und Roberto

Wonderful Elite Slice of Heaven

Really nice! Very tidy, thoughtful and clean. Impeccable decor and living space. Very tranquil place to stay - had meals and did laundry. Directions looked scary but we had no problems. Internet is weak and the walls a little thin - but amazing amazing experience- loved it!!

My husband and I thoroughly enjoyed our stay in Venice. The apartment was neat and clean and the owners were very kind and responsive We would have to say that it is quite a walk into the Main area of Venice so we would advise getting a prepaid taxi card and find out right away the water taxi system, which we did not learn until later on in our visit. The Unit is located in the College area so it is very quiet and calm there which is a plus. I would also say that the bedroom area is in a loft so if you are very tall, you would have to duck to get into the bed. Besides that the kitchen was spell quaint and there are two bathrooms, which is nice because they are very small so my husband took the upstairs and I took the downstairs. Venice is absolutely gorgeous and so beautiful to walk around and explore all of the different restaurants and shops.

Dorsoduro holiday

Roberto’s place was clean, spacious and lovely. It was well furnished and two couples could have easily stayed there together. His pre check information included specific photos to arrive at the home, which was awesome for us as we managed to arrive after dark. Dorsoduro was a quiet end of Venice to explore and get joyfully lost in. We wish we would have had another day or two to wander and meander about. Visitors staying at Roberto’s place should know that the kitchen was nicely well stocked for cooking but that power overloads happened when both the oven and the AC were used at the same time. Thank you for sharing your home and world with us, Roberto!

Best Venice Stay

This wasn’t our first time in Venice, but we have to say it was our best time in Venice. The apartment and location are ideal. It is comfortable and has everything you could need. You are away from the overcrowded, hustle and bustle, but just a short water taxi from the sites. The host is amazing. Very kind, and very responsive. I don’t know how to describe it, but you feel like a local and a tourist at the same time. When we come back, this will be our first choice of stays.

Elegant und gut gelegen

Ein sehr schönes und gut ausgestattetes Apartment, ruhig (Sackgasse für Fußgänger) an einem kleinen Kanal gelegen. Gleichzeitig sind Sehenswürdigkeiten einfach zu Fuß zu erreichen, an Zattere auch ein guter kleiner Supermarkt. Zattere mit Restaurants und Aperitivo-Bars war für uns genau richtig, um abends mit Blick auf den Giudecca-Kanal auszuspannen. Sehr freundliches Gastgeberehepaar. Wir kommen gerne wieder.

Superbe appartement dans Dorsuduro

L'appartement est tout simplement parfait. Il est beau, grand, propre, lumineux, comfortable et situé dans un coin tranquille tout près des Zattere. Il y a tout ce qu'il faut à proximité. Restos, marché, arrêt de vaporetto. Roberto, le proprio, est très accueillant et toujours disponible. Bref, c'est un coup de cœur !

Roberto showed us around the apartment and he has put together a blue binder for the guest The apartment is a lovely space its light and airy and very clean. Quiet location very close to to the action

Wonderful stay for me, my husband and our two teenage kids in a quiet part of Venice but just a short walk from the busy and more tourist area. This allowed us a small glimpse of life on the island for locals. This apartment was exactly as described in the apartment description. It easily slept 4 adult-sized people with one bed upstairs and the sofa sleeper downstairs which was very comfortable. The two bathrooms were a real convenience too. Roberto met us for our arrival and was very helpful with restaurants, grocery store, and overall helpful tips. It was also nice that the water taxi was able to pick us up steps from the apartment as we headed back to the airport (definitely the way to go). We will definitely stay here again and recommend the apartment to others. Grazie Roberto!

A great place but be prepared to walk!

A great place. Roberto met us for check in (waiting patiently for our late flight!) and was friendly and responsive throughout. The house was well-appointed (including cold water in the fridge - thank you Roberto!). The only issue (but a big one for us) was that, while the air conditioning unit tried hard, it wasn't able to adequately cool the apartment in the Venice July heat. Because the air conditioning didn't work, to keep the house bearable, we had to keep the blinds down which obviously took away from the lovely canal view. The location on a canal is a bit away from the hustle and bustle of "touristy" Venice - nice as a get away but it was farther to the main sights than we anticipated - about 20 minutes to the train station and 25 minutes walking to St Mark's, Rialto Bridge, and similar sights. We love walking but quickly melted in the heat so would recommend to future visitors in summer months to buy a vaporetto pass and make use of the water buses. If you have luggage, the walk from the train station or the closest square is difficult - a lot of bridges and stairs to navigate. Our best tip would be to splurge (130-150 euros) on a water taxi to and from the airport - coming into and leaving Venice on a water taxi was magical and really allows you to appreciate the home's location directly on a canal - step directly from the boat into the house!

To be in Venice and at Roberto’s apartment was a fantastic experience for my friend and I. Roberto’s place is in a central yet very quite location. My friend and I felt very warmly welcomed, the place is spacious, luminous, spot clean and super comfy. We are very grateful for the experience and we will be back for sure. lovely location

nice quiet part of Venice, yet still within walking distance to all the fun and public transportation. home is even better than the pictures and the host was very accommodating and patient with us even though we delt with cancelled flights and travel nightmares.. it was a great place to stay after that :)

sehr schöne Wohnung in guter Lage

Die Ferienwohnung hat uns sehr gut gefallen. Sie ist geschmackvoll eingerichtet und sie ist gemütlich, auch mit der Empore als Schlafzimmer, von wo aus man direkt auf den kleinen Kanal blickt, der am Haus vorbei läuft. Den gleichen Blick hat man auch vom Wohnbereich. Die Ausstattung ist optimal. Die Lage in Dorsoduro ist perfekt. Hier kann man nach den Besuchen im Zentrum Ruhe finden und sich wohl fühlen. Die nächste Vaporetta-Station ist ca 5 - 10Minuten entfernt und dort befindet sich auch ein gut sortierter Supermarkt. Am Campo San Polo ist man in ca. 15 Minuten. Wir können diese Wohnung nur weiter empfehlen und uns bei Roberto für die Betreuung bedanken.
