Sunny apartment overlooking leafy London Rd Gardens and a short walk to Princes Street or the Royal Mile. A bright and sunny two-bedroom apartment (sleeps 1–4) within easy walking distance of the major tourist attractions, festival venues, shops, and nightlife. There is an excellent bus service right beside the apartment; alternatively, it's a leafy walk through London Road Gardens and Calton Hill to Princes Street, or a short walk over Abbeyhill to the Royal Mile, Holyrood Palace and the Scottish Parliament.

This holiday home is a two-bedroom apartment on the first floor with a sunny, leafy outlook to London Road Gardens. The apartment is within easy walking distance of the major tourist attractions, festival venues, shops, nightlife and transport connections. It's a 5-10 minute walk through over Abbeyhill to The Palace of Holyroodhouse, the Scottish Parliament and the foot of the Royal Mile, or a similar distance through London Road Gardens and Calton Hill to Princes Street.

The living room has a sofa and two easy chairs, along with a dining table that seats four and a kitchen area. The TV has freeview.

The modern kitchen is well provided with crockery, cutlery, glasses and kitchenware, as well as a fridge/freezer, cooker and microwave. There is also a utility room with washing machine.

There are two bedrooms, each with two single beds. The shower-room is tiled and has a wash-hand basin, toilet and standard-size shower (no bathtub).

The apartment has gas central heating. The price of gas, electricity and local taxes is included. For the comfort of future guests, the apartment is non-smoking and pets are not allowed.

Great location for short stay.

The location of Martin's flat was great, we could walk all over Edinburgh. There was a bit of street noise, but not enough to bother us. Beds were firm and comfortable.

Edinburgh flat

We really enjoyed our visit to Edinburgh. The flat was in a perfect location for walking to all the sights we wanted to see and was well equipped and very comfortable. The property manager was wonderful to work with and was very fast to get back to me with any questions I had. I would highly recommend a stay here.

Comfortable flat, good position in city. Very accessible by car and 10-15 mins from station.

Nice flat, very roomy with full range of facilities. Cooker Hob a little unpredictable ( being attended to) but otherwise no problems Easy to park outside. Short walk to city centre and railway station.

Thanks for taking the time to write a review. Apologies about the problem with the electric hob; there was a fault with this and it was replaced on the next working day so all is ok again. For parking, there’s metered on-street parking on nearby streets (keep an eye on signage for times and prices), so this apartment is best suited for guests who don't have a car, and there's also a pay NCP car park about 10 minutes away (at Greenside Place).

Nice location to tourist destinations! Construction next to property was noisy even working on weekend days ! Only real complaint was low security, very slow WiFi service ! Martin was very pleasant . Thanks

Glad to hear that you enjoyed the apartment and location. The construction work will continue for a few more weeks to complete the new building, and I'll check with the authorities because noise is permitted only within certain hours on working days so as to ensure no building disturbance outside working hours. The WiFi speed is dependent on the Internet Service Provider so we will check with the ISP on the connection. Hope you had a good onward journey after you stay.

Nice place

The property was basic but clean and easy walking distance to everywhere you’d want to go to when visiting Edinburgh. It could be improved by double glazing as it is located on a busy road with a lot of building work going on next door. The large industrial bins outside don’t add to the kerbside appeal. Overall though it was fine for a weekend.

Glad to know that you found the location of the apartment convenient for walking around Edinburgh. Because of the conservation status of the area, we have to retain the traditional wooden sash-and-case windows at this property. For the bins, it is usual in Edinburgh for the apartments to have communal bins because wheelie bins are not possible for groups of flats; we don't have any influence on where City of Edinburgh Council place the bins, but there are bins. We'll check and see though if they can be moved further along the street so as not to be so close to the main door for No.3. We like the location of this property because it's convenient for walking to the main sights, and it's also close to bus stops for guests who prefer to return by bus at the end of the day.

Désolé que vous ayez été dérangé par les travaux de construction. Ceci est temporaire en raison d'un nouveau bâtiment qui est en cours d'achèvement. Nous avons résolu le problème de chauffage.

Excellent Host and Property

We had a wonderful stay in Edinburgh, many thanks to Martin. The property was just right for our active family. We enjoyed the short walk to King Arthur’s Seat, as well as the walk to Princes Street. Two bus stops are just steps away for even easier access to various parts of town. We found the flat to be bright, clean, and comfortable. We enjoy preparing meals at home, and the kitchen was well-suited for exactly that. Martin is an excellent communicator and very helpful. We wouldn’t hesitate to book again!

Wonderful flat, convenient location

The flat was exactly how it appears in pictures. It was clean and the location was within walking distance to everything we wanted to do in Edinburgh. We had a wonderful experience staying there. There was construction going on right next to the flat (nothing the owners can do about that) but it was noisy early in the morning (they started around 7:30am) and throughout the day. We had our days pretty packed with sightseeing so this didn't affect us much.

Lovely Stay

The apartment is in a wonderful location right across the street from a park and very close to the base of Arthur's Seat. It is an easy walk to old town. The apartment itself is well-equipped and comfortable. I only had one small issue with the heat, however, communication with the hosts was easy and it was quickly fixed. Overall excellent stay!

Great location!!

Martin was wonderful to work with, anticipating needs and questions on arrival. Property is ideal, away from city center but Easy was to the Mile. Perfect for visiting Arthur’s Seat and lots of places to eat in the other direction once back home in the evening. We loved Edinburgh!

Nice flat, good location

We enjoyed our stay at this two bedroom flat. It is located away from the busy tourist areas along the Royal Mile, but a short 10-15 minute walk to these areas. There is a washing machine, but no dryer. It was clean and appeared well maintained.

Regarding washing, there's a washer in the apartment and a free-standing clothes horse for hanging up clothes to dry in the apartment. If you prefer, there's also a launderette nearby at South Clerk Street (it’s called Ace Cleaning Centre) where you can drop your washing off for a service wash and collect it later.

Great value & location

Excellent value even for 2 people on a longer stay (we stayed 12 nights) and the 'spare' bedroom gave us extra space. Not fancy but comfortable. Good location for accessing both the Old and New Towns on foot (with the best views of Holyrood Park on the route), ideal if coming without a car. The owner left some good tips on where to shop, eat and drink in the local area. We'd stay here again or recommend it to friends.

Ideales Quartier, um Edinburgh zu erkunden

Die Wohnung war sehr geschmackvoll eingerichtet und für uns (zwei Erwachsene, zwei große Kinder) genau das richtige. Wenige Minuten von Arthur's Seat entfernt (für die Jogger unter uns), die Sehenswürdigkeiten der Altstadt sind fußläufig erreichbar (oder auch bequem mit dem Bus, für die Trägeren unter uns). Das Veranstaltungsangebot in Edinburgh ist, zumal angesichts der Größe der Stadt, enorm groß und vielfältig. Allein der Jazzclub (The Jazz Bar) bietet jeden (!) Tag zwei oder drei Gigs, so etwas habe ich noch nirgendwo gesehen (um nur etwas herauszugreifen). Auch die Mappe mit den persönlichen Ratschlägen trug dazu bei, dass wir uns willkommen gefühlt haben. Die Kommunikation mit dem Vermieter war sehr angenehm. Uneingeschränkt zu empfehlen.
