Spacious apartment in ancient Villa w/ exclusive terrace, park and seasonal pool

“La Luna nel bosco” is a spacious apartment, recently and finely renovated, located on the 1st floor of the dependence of a suburban nineteenth-century Villa. It is included in its beautiful Condominium, consisting of a large park with seasonal swimming pool and a tennis court.
It is a perfect spot from where to explore Tuscany, and where to come back and relax on the wonderful private panoramic terrace, or in front of the warm fireplace's magic in winter times. You will feel right at home.

The apartment (about 125 sqm) is included in a private residential Condominium located on the slopes of Montenero hills, just outside the city of Livorno.
This charming Villa (named "Villa Maria"), was once the suburban summer residence of the Orlando family, and is surrounded by a beautiful large secular park.

The house has 4 bedrooms (total 5 regular beds + 1), composed as follows:
• a room with a regular double bed;
• a single bedroom which can be eventually arranged with a double bed;
• a single bedroom;
• a small attic single bedroom (accessible throughout a spiral staircase without a proper door).

The kitchen is fully equipped, complete with dishes, glasses and crockery. There are gas hobs, an electric oven, a microwave, a dishwasher and a fridge/freezer combination. Moreover guests will find upon arrival essential foods for their basic needs (water, salt, sugar, jams, tea, coffee, oil...).

There are a large living room with sofas and fireplace, a dining area and 2 bathrooms with shower as well.

Through a small private garden and an external staircase, you reach the rooftop sun terrace and access the house. The terrace is equipped with table and chairs and a BBQ, together with 2 sun-loungers and umbrellas on summer times.

General information:
• There are free parking lots inside the condominium property;
• Autonomous heating system and free Wi-Fi (ADSL line) are available throughout the apartment;
• Bed linen and towels are provided. For long stays they can be changed on a weekly basis (upon request)
• There are fans and mosquito nests on each window;
• The apartment is complete with hairdryer, satellite TV and washing machine.




Please note:

Pool, tennis court and park are part of the Condominium complex: you may have to share these spaces and facilities with resident owners, in a usually peaceful and quiet atmosphere. Guests are therefore required to respect the rules of the Condominium Regulations, of which they will find a copy inside the house:
• THE SWIMMING POOL (7x15m), UNSUPERVISED, IS AVAILABLE ONLY ON SUMMER, UNDER YOUR PERSONAL LIABILITY. It is opened each year from the 1st of June till the 30th of September (8:00 AM - 9:00 PM), and it is mandatory to wear a swimming cap and to rinse off under the outdoor shower before diving in. Please avoid to play noisy games and/or to splash, eat or smoke in the neighboring area. Children under the age of 14 must be accompanied by an adult.
• THE USE OF THE TENNIS COURT HAS AN EXTRA FEE OF 10€/hr, and is allowed via advanced booking of the game turn (1 hour) on the bulletin board, only in daylight hours and under proper weather conditions (the field is impracticable after a steady rain). Suitable clothing and shoes are needed, and the field must be tidied up with the dedicated carpet at the end of the turn.

Upon arrival, guests must provide their identity details. My daughters and I will be there to welcome them at the check-in time, and provide all the details for a correct use of the structure, as well as – if requested - information about the area, the services, useful contacts, tips, curiosities and attractions of our region. We will remain available throughout the stay for emergencies or special needs.

Moreover, if arriving by plain, renting a car (available at Pisa airport) would be the easiest option which really allows you to fully explore the area.
