Villa Sorbaiano is right in the centre of a large park full of trees and is distinguished by a wonderful terrace at its front overlooking a sweeping view of all the surrounding countryside. The semi-in-ground rectangular swimming pool is in a scenic position, measuring 10x4m with a depth of 1.20m with a solarium area and with beach umbrellas and sunbeds all around. The guests can also use an outdoor area with a stone-built barbeque and 2 tables which can be put together to seat 20 people to eat outdoors.Interiors
The villa is on three floors, you enter from the ground floor where there is a spacious billiards room with sofas and armchairs leading directly out onto the garden, a small sitting room/study, a toilet and the laundry room. The first floor, formerly considered as the noble floor where the owners used to live, has got spacious rooms with high ceilings which are reached both from the ground floor and from an external stairway giving directly onto a large living room with fireplace and satellite TV. Moreover, there is a small sitting room for breakfast, a dining room, a well-equipped kitchen, a terrace with a scenic view, 1 double bedroom with bathroom with shower, a toilet. On the second floor, there is a small sitting room ideal for conversing and 9 bedrooms: 1 double bedroom with a bathroom with shower, 1 double bedroom and a twin bedroom with a shared bathroom with bath, 1 double bedroom and 1 twin bedroom with a shared bathroom with shower, 3 double bedrooms, a twin bedroom, 2 bathrooms with shower.

Location
The villa is part of a farm, a modern agricultural enterprise of 270 hectares of which 160 are cultivated with cereals, 70 hectares are woodland, 15 hectares are olive groves and 27 are vineyards of DOC Montescudaio. The area is very quiet and secluded, away from traffic. Slightly distant from the villa is the administration office of the farm where you can ask for any kind of information.

The villa is in the hills which from the Etruscan city of Volterra go towards the sea, near the town of Montecatini Val di Cecina. The beaches are about 35 minutes away by car, Volterra is about 15 minutes. For those who love golf, the nearest important golf course is about 45 minutes away.
