Description
This beautiful ocean front property is located at km 12.5, just behind Plaza Kukulcan, in the heart of the hotel zone. Open the door, walk down the hall and stairs and you are on the beach! Beautiful white sand and turquoise water awaits!

Enjoy the ocean view from this spacious 3 bedroom, 3 bathroom condo! The balcony overlooks the ocean, a perfect spot to enjoy the view and a relaxing drink after a day at the beach. This condo accommodates 8 guests.

The Space
This newly renovated condo boasts approx 1600 square feet including a balcony, living/dining/kitchen area, three full bathrooms and three bedrooms.
Upstairs - The kitchen is equipped with a stove (cooktop with oven), fridge, microwave and small appliances. It has beautiful granite countertops and an island that seats six. The dining table seats eight. The living room has a 55” smart TV. Two reclining couches make this a relaxing area at the end of the day. The balcony is a perfect spot to relax in the evening and enjoy the ocean breeze. It is our favourite spot to enjoy chips and pico de gallo along with a drink! There are chairs on the balcony for our guests to use. The upstairs features one full bathroom.
Downstairs - When you walk in the door you can go directly up the stairs or a few steps into the downstairs hallway. From the hallway you can access the laundry. It features a stacking washer and dryer for you to use, or have Ledy do the laundry for you. There are two full bathrooms and three bedrooms. Bedroom one has a queen bed and a full bathroom is located across the hall. Bedroom two features a queen bed and the third bedroom features a queen bed with bunk beds. Bedrooms two and three are connected by a full Jack and Jill bathroom.
Every few days Ledy comes to the condo to clean. Her services are included in the price, but tips are greatly appreciated. Our condo provides beach towels, shower and hand towels, hand soap and dish soap. Drinking water is available for purchase only steps away.

The Complex
Villas Marlin is conveniently located only a 20 minute drive from the Cancun airport. It is a gated complex that has 24 hour security. It features beachfront pools including a pool with three jet tubs, toddler pool and main pool for all to enjoy. All pools have lounge chairs and palapas. Lifeguards supervise the pool and beach. The property has a tennis court that our guests can access. Parking is available upon request for no extra charge.

Guest Interaction
During your stay Ledy will look after you. She will be there to meet you when you arrive. She will be able to answer any questions you may have during your stay. She will check in every few days to clean and be sure you have everything you need. As the condo owner I can be reached any time through email, texting, WhatsApp or a direct call.

We thank you in advance for absolutely no pets or smoking in the condo.

The Neighbourhood
Kukulcan Plaza is located across the street from the condo. This mall has a Soriana grocery store (full grocery, including liquor and pharmacy). A five minute walk takes you to La Isla Shopping Village, Cancun’s beautiful Venetian style mall with an aquarium. The aquarium offers swimming with the dolphins. It has many stores, a theatre and restaurants with views of the lagoon.

There are many good restaurants in the area ranging in price from inexpensive to fine dining.
If you choose to book with us, we can send you some of our favourites in the area.

Jet-ski rental and parasailing are available just steps down the beach. Diving, snorkeling and deep sea fishing are also available in the area. Watch the sea turtles come to lay eggs in June and July; turtle babies are born in August and September.

Tours or short trips can be taken to surrounding areas including Puerto Morales, Playa del Carmen, Cozumel, Isla Mujeres, Xel-Ha, Xcaret, Tulum, Akumal and Chichen Itza.
Buses will take you anywhere in the city for about 1 US dollar or 12 pesos. Buses come by every few minutes on Kukulcan Blvd in front of Kukulcan Plaza, right in front of Villas Marlin. Cabs are also readily available.

The place was very comfortable in a perfect location! Beach access, 1 minute walking to 24 hr Oxo (convenient store), pharmacy, minutes walking from several restaurants (I recommend Fish & Fritanga, hands down) , etc. The amenities several as described in the posting. But also there is a snack and drinks bar by the pool - i was not aware of that amd was very convenient-, and a tourist attractions office as well.The host was very communicative and flexible. Excellent interaction. We appreciated Leddy, who welcomes you and provides cleaning service. In all was a great stay and would for sure come back.

Great location, but condo is not as advertised.

Pros: Great location in Cancun's Hotel Zone, shopping/groceries across the street, lovely beach out back as well as 2 swimming pools. Also, the housekeeper Ledy was wonderful. Cons: We've stayed at a handful of condos in Mexico over the years, and this was our least favorite. First, the condo owner Scott was very difficult to reach in-between my initial payment and the final payment. I sent at least 4 emails over 3 weeks with zero response. The condo itself was very run down, poor appliances, and the beds were very very uncomfortable. They advertise queen size beds in all rooms. These were more like full-size beds. There are issues with the hot water system as well. We had to text the owner the first morning there because we had no hot water (even after running it for 20 minutes). Showers every other day were hit or miss with hot or even warm water. You get a view of the sea from your upper-floor balcony (equipped with broken plastic patio furniture), but you need to look over the roof of the condo in front of you to see the water. The only shades we could keep open in the entire condo were the patio doors upstairs because every other window in the condo was facing the neighboring condos. The owners should spend a few dollars to add a water jug holder, instead of having to slowly pump your water out of a big jug. That made no sense. Also, please note: if you want an umbrella with 2 lounge chairs on the beach behind the condo, you'll have to spend $13-15 USD per day. This would have been good to know ahead of time. I really wish I could attach photos here, then I could show you the actual condition of the condo. I would recommend spending a little more money and staying elsewhere.

Amazing view, spacious property, nice beach and pool!

I would rate this a 5-star, but only giving 4 due to: #1) booking experience - I was expecting owner to be more prompt in responding to billing and pre-arrival questions (i.e. we were arriving late in the evening and had questions about parking, gaining access, etc.) He eventually responded and was apologetic, but if you're the type who expects very quick responses, just be aware. The #2 reason: the hallway noise at night - some people don't follow condo rules to be respectful of others and I thought that would have been enforced. Besides the above, everything else was great - we felt safe, rooms were clean, spacious, air-conditioned. This is a two-level property. When you enter, there are 3 bedrooms on main floor, plus 2 full baths. The 2nd level is the main living area and kitchen, with 4th bedroom. There is also the balcony with the beautiful view of the beach and ocean. Washer/dryer worked very well and we used often. Fridge also worked but when packed full it took a while for things to chill up nicely - you also have to make sure the freezer door shuts tight; if you casually close it, it may not shut all the way. There are plenty of utensils and cooking pans, pots, etc. If anything is lacking or not right, just inform the maid, Ledy, and she will take care of it. She replaced our iron and provided a larger cooking pot within hours of our request. She is also a very nice lady who cleans up the entire place every other day. Tips are encouraged and we tipped after each of her cleanings, as she does a great job and deserved it! While there is A/C in the unit, ceiling fans also do an excellent job of keeping the place cool. WIFI worked well, so did the Smart TV if you plan on watching Netflix of HULU, etc. Pool area was clean, quiet and right by the beach. Beaches were also clean and lifeguards are on duty during the day. You can rent beach chairs for 50 pesos ($2-3 USD) and umbrella for 100 pesos. Mall across the street has a great gift shop and grocery store called "Soriana" which has all you need - meats, produce, snacks, frozen food, pharmacy, bakery, beer and liquor, beach items, etc. Walmart is further away (20-25 min). This location is ideal being right on the beach, plus 5-10 mins. from heart of Hotel Zone where many restaurants, bars/clubs, flea markets are; also 5 mins from Aqua World, 15 mins. from Dolphinarus and within 5-10 mins. of ferry to Isla Mujeres. We are a family of 4 (me, wife, teen and pre-teen.) Weather was also beautiful!

AMAZING! Beautiful! Great location

We just got back from Cancun vacation yesterday and if I had to describe this vacation spot and unit and the owner Scott in one word I would use AMAZING. I was traveling with my husband and 3 daughters (ages 16, 14 and 12). Right from the beginning, even before I booked the unit, Scott was very, very helpful and he answered all my questions within a few hrs. Location - perfect. just a quick bus ride to the disco/party area. Supermarkets right accross the street or down the block, great restaurants in walking distance. Unit - very nice and clean. The unit is very big and has a beautiful view of the ocean. The housekeeper Lety came and cleaned the unit every few days and even did out laundry. Pools are very clean and very nice. The ocean is right outside. The waves were big so you can't swim in the ocean but the lifeguard will tell you if you are in too deep. We used the Canada Transfers per Scott's recommendation for our airport/hotel/airport transportations and they were great and on time. I would recommend booking them in advance. Will definitely be back!

Just as described. Very nice, homey, clean, comfortable.

The property was perfect. The location is so convenient. Walking distance of shops, restaurants, and easy bus ride to anywhere else. The pools are magnificent. The beach is nice. We would definitely stay here again.

Location, Location, Location

This condo is in a great location. It is close to many restaurants and shops. It is right on the beach with 3 pools. The condo itself is OK...mainly because it can use some updating. The A/C works great and there is plenty of hot water. The condo owner is responsive if you run into any issues. If you want to be on the ocean and close to everything and not wanting a fully updated space this is the place for you.

Amazing beach

Thank you for a wonderful place to enjoy the beach. Scott was great to get back to us with any information we requested and allowed us to leave our luggage passed our check out time so we could enjoy the beach. Leddy the house keeper was amazing and very helpful. The condo instructions contained very helpful information including some local restaurants. Location is great with a mall just across the street with a supermarket for supplies. We used the bus for travel and found security helpful as well.

Perfect location

Scott is a very responsive host and the condo location is perfect for us. close to shops, bus, and lots of restaurants. The condo is well equipped with essentials. View from the balcony is amazing. Public area is clean and not too crowded. would definitely recommend

Exceptional Cancun Getaway

We loved our stay in the condo, the pools, the beach, swimming with dolphins, releasing baby sea turtles to the ocean...just perfect. The color of the ocean and the soft powdery sand are like no other. Leddy was wonderful as well who came to tidy up twice during the week. We hope to stay again sometime soon. Cannot beat the location. Walking distance to La Isla shopping, beachfront, and groceries. Swam in ocean and pool every single day. Family friendly resort. Four bedrooms was perfect for our family reunion with 5 adults and 2 children. Wifi and smart TV, laundry and full kitchen made the stay very pleasant for all of us. Thank you! Eric M. Kofoed

This was a sales reward trip for my staff. They state that there were problems with the hot water, Took a long time to warm up and then when in the shower it would go super hot or super cold. The dryer was not working and the housekeeper was supposed to be having it fixed, they saw her at check-in and as they were leaving but not during the stay. Not bad but just a little disappointing.

Great condo and close to everything.

We had a great experience overall. Easy access to the beach and extremely close to a bus stop and hang out spot for taxi drivers should you need to get around quickly. Condo was clean and spacious .

Amazing Location with Stunning Views!

This condo has amazing views right on the ocean. Directly across the street (2 Minute Walk) is a mall that has everything you would need including a full grocery story and even a pharmacy. The house is in need of a little TLC but since you don't spend much time inside other to sleep its easy to look past. There is 24 hour security and the location is very safe as my family walked to dinner many nights and sits right on the Hotel zone. The ocean is also safe to play in and has lifeguards everywhere that would inform swimmers when they needed to move. This condo is very spacious and has 4 bedrooms and can easily handle large families. The owner Scott was great to deal with and the pictures in the ad are very accurate. We would definitely stay here again without a doubt! Wonderful Vacation, Thank You Scott!!

Great Location!

The location of the condo is perfect! Plenty of room for a large family! The condo is across the street from a shopping center-everything and anything you may need is there! The view of the bright blue turquoise water from condo is priceless! Scott was easy to work with and Leddy was great! Can't wait to come back!

Great location for a family vacation

The resort was exactly as advertised. The location is near shopping, groceries, restaurants, taxis and more. The condo is large and we had everything we needed. I would stay at this condo again when my travels bring me to Cancun again.

great location, perfect for families

We were looking for a large (3+ bedrooms) condo to stay in the hotel zone and this condo was perfect. Its located in Villas Marlin, an older residential complex centrally located in the hotel zone, right on the beach. The complex is not a five star (or four for that matter) resort, but it seems to have been recently renovated and feels very safe. The description and photos are accurate. The location can't be beat. It was a 20-25 minute ride from the airport, right across the street from a nice mall with a big super market that has everything you need if you want to cook full meals or just buy snacks/drinks. The unit has a full kitchen and we cooked all of our meals. You are also a short walk from another big shopping area (La Isla). The unit has a smart TV with Netflix and we watched movies at night. There is no cable service, but that didn't bother us because there is WiFi and Netflix. The beach out front is nice, but can be a little rough but we were able to get in and enjoy it. The pools are also nice and there were plenty of chairs to use. Basically, if you want a lot of space or have a large group (family vacation or multiple families) this place is perfect and I wouldn't hesitate to stay here again.

Ideal location!

We just got home from a 9 night stay. There were 5 in our group; 2 adults, a teenager and 2 younger kids. The location at Villas Marlin is just perfect. It's in a quieter area of the Hotel Zone which suited us (hardly anyone walking the beach selling souvenirs). We loved the main pool (didn't try the other 2 pools) and the beach. We swam in the ocean every day, and saw dolphins (and beautiful sunrises) from our balcony in the early morning. We snorkeled a bit in front of Villas Marlin, and saw a starfish, a few needlefish and large schools of small fish. We went to the Soriana grocery store across the street several times, and found everything we needed. Soriana even sells beach umbrellas and boogie boards. We usually went out for supper. There were inexpensive restaurants a short walk from the condo (we liked Fish Fritanga), and also an easy bus ride away (our favourites were Blue Gecko to the South, and Surfin' Burrito to the North). The buses were very frequent on Kulkucan (just a block from the condo); I think we waited a couple of minutes for a bus one time, and every other time there was a bus waiting for us. There's also a taxi stand and bank machine right on the corner. We did a few excursions, one to Xel-ha (via Canada Transfers), one with Total Snorkel (the reef/turtle/shipwreck tour was great), and a group surf lesson with 360 Surf (highly recommended). We also visited La Isla mall (just a few blocks North) and did some shopping. A highlight was going to the Barcelo hotel (2 resorts South of Villas Marlin) in the morning to see a nest of baby turtles being dug up, then returning that evening at 8pm to help release the babies into the ocean. Back to the condo - it was clean and spacious. The air conditioning and fans kept us comfortable, and the housekeeper came regularly to do the dishes, general cleaning, and even our laundry. The wifi was reliable and we appreciated the phone plan too. We will definitely be back.

Beautiful Condo, Perfect Location

We loved staying at this 4 bedroom Condo. We have stayed at the Villas Marlin Condos before and the location couldn't be better. We love being right on the beach, and within walking distance of 2 shopping areas and many restaurants. The condo was clean and the staff at the Villas Marlin were friendly and helpful. We had a wonderful relaxing vacation. And, I would stay there again.

We chose this property because we are just steps away from the beautiful beach! We also love the space this condo offers ... we rented at Villas Marlin before we purchased and this condo is one of the largest.

We enjoy the easy going nature of the complex. Our building has three pools and we are just steps to the beach. Groceries, restaurants and shopping are within walking distance of the condo. Our condo has three bedrooms and three bathrooms, making this a convenient spot for families to stay while enjoying time at the beach.
