You will still be required by my Insurance Company to fill out and sign my rental agreement even if you make a reservation thru VRBO. Failure to fill out and sign my Rental Agreement within 24 hours from the time you make your reservation will result in the Cancellation of your reservation, the fee for this cancellation is $250 and will be deducted from your refund. I WILL CALL AND TALK WITH EVERY VACATIONER WHO MAKES A RESERVATION FOR jackscabin THRU VRBO TO VERIFY THE VACATIONER'S INFORMATION SUPPLIED TO VRBO BY THE VACATIONER. IF YOU WON'T TALK WITH ME YOUR CANCELLATION WILL BE CANCELLED. I, JACK WOLF, RESERVE THE RIGHT TO CANCEL ANY RESERVATION IF FALSE INFORMATION IS GIVEN TO VRBO FROM THE VACATIONER. The rate quote you receive from VRBO may need to be edited because VRBO does not list my Variable Rates, Discounts, REFUNDABLE Security Deposits, Cleaning fees, Multiple Pet fees and REFUNDABLE Pet Security deposits on the VRBO rate page.
The $255 "Average Nightly Rate" that VRBO puts in my ad IS NOT the correct nightly rate. When booking jackscabin thru VRBO rates vary from $175- $275 a night in the OFF SEASON, $195-$310 a night in the SEMI PRIME SEASON and $340-$430 a night in the SUMMER SEASON. MAJOR HOLIDAYS are $400 a night for 1-8 people. There is a 3-NIGHT MINIMUM for reservations made during the Major Holidays, The Semi Prime Season and in the Summer Months. The Summer Season is between Memorial Day and Labor Day. 2-night Summer and Semi-Prime reservations can be made if a 2-day opening occurs. Monthly rates are higher and will be quoted to you when you send an inquiry (Monthly Rates vary from $7000-$12,000 a month depending on the month you want and the size of your group). Reservations of 10 or more days will have an extra fee charged. You will be charged a $150 Cleaning Fee for 1-6 people, $175 for 7-8 people and $200 for 9-10 people. There is also a $50 Pet Fee per pet and a $100 REFUNDABLE Pet Security Deposit PER PET PER STAY and will be added to the "Administration Fee", (DOGS ONLY, NO CATS OR ANY OTHER KIND OF ANIMALS ALLOWED). My Insurance Company only allows me to have up to 3 Dogs. PETS CAN NEVER BE LEFT ALONE IN THE CABIN UNLESS THEY ARE IN A LOCKED CRATE. The "Administration Fee" is a combination of the Variable REFUNDABLE Security Deposit, the Pet Security Deposit (if applicable) and the VRBO Visa Payment Fee and may need to be adjusted depending on your group size, the amount of pets and the nightly rate. The REFUNDABLE Security Deposit is $100 for 1-4 people. $200 for 5-6 people, $250 for 7-8 people and $300 for 9-10 people. (( I will mail the Security Deposit refund the day after you after you check out and if the cleaning company reports no damage, theft or extra cleaning )). VRBO will add the VRBO fees and taxes to your quote. Property Owners have no control over the VRBO fees and taxes. I DON'T CHARGE THE NON-REFUNDABLE Damage Insurance Fee. All online reservations will require the full payment, security deposit and fees when I send you my edited quote with the correct rate. No dates will be held until the full payment is made. IF YOU CANCEL YOUR RESERVATION AT ANY TIME ONLY YOUR SECURITY DEPOSIT AND CLEANING FEE ARE REFUNDABLE. IF I AM ABLE TO REBOOK THE THE DATES YOU RESERVED AND CANCELLED I WILL REFUND WHAT YOU PAID FOR THE NIGHTS YOU RENTED AND CANCELLED UNLESS I AM ONLY ABLE TO REBOOK YOUR CANCELLED DATES FOR A LOWER RATE OR IF I AM ONLY ABLE TO REBOOK SOME OF THE DATES YOU CANCELLED, IF THAT IS THE CASE I WILL ONLY REFUND THE AMOUNT I RECEIVE FROM THE NEW RESERVATION TO YOU. When I send you the quote with the correct rates for jackscabin and you have agreed to sign and fill out my rental agreement your reservation can be made and paid for. I will send you my Rental Agreement after you pay VRBO for your reservation because VRBO will then give me your phone number and e-mail address. My Insurance Company forbids Weddings, Family reunions, Company Parties, Bachelor or Bachelorette Parties or any other function other than a Vacation at jackscabin. The Arizona Fire Marshall does not allow more than 10 people on the property at a time, inside and outside combined.
