A Must-Stay Beach Getaway – One of the Closest Beach Houses in SWR!

Welcome to Mandy’s Cottage, a charming three-bedroom beach house just 200 metres from both Main Beach and Horseshoe Bay—making it one of the closest freestanding homes to the beach in South West Rocks. While most nearby accommodations are units or apartments, this private cottage offers the space and comfort of a standalone home, perfect for families and couples alike.

Step out your front door and you’re moments from the sand, scenic bike paths, and the newly upgraded park with fantastic play equipment for the kids. A short stroll brings you to local cafes, restaurants, and boutique shops—everything you need for a relaxing coastal escape is right here.

Inside, you’ll find a bright and breezy open-plan living area with modern décor, a ceiling fan, LCD TV, DVD player, and Foxtel for your entertainment. The well-equipped kitchen (with dishwasher) flows onto a spacious deck, ideal for relaxed BBQs while the kids or pups play in the fully fenced backyard.

Mandy’s Cottage welcomes your furry family members too! Pets are allowed outdoors, and there’s plenty of room to park a boat or trailer.

While we ensure that all beds are equipped with mattress protectors, pillows, pillowcases, quilts, and quilt covers, we kindly ask guests to bring their own sheets, towels, bath mats, and tea towels. Reviewer Comments: I will be coming back to this cottage again.Close to the beach, very short walk.You can hear the ocean at night when it's quiet .Sit outside the front verandah with your friends or family.Closed to all shops and clubs and pubs ,Cafe too many to choose from.Walk along horseshoe bay and have swim while you are on the beach. Definitely coming back to this cottage.

Sand all around the back patio area when arriving. House needs air conditioning, was very humid during our stay.

Loved our stay at Mandy’s

Overall, I recommend this vacation rental. Reviewer Comments: Fantastic little coastal house in a top location minutes walking distance to the cafe’s, restaurants and beach. Nice and airy with fans in every room and clean on arrival. Beds and couches were comfy and has a huge backyard for the kiddos or your pet doggo. We loved going to Malt & Honey cafe for breakfast which was only a 5 minute walk and a couple of times had Chinese at the restaurant next door to Mandy’s which is very popular. Mandy’s has a lovely deck to sit out the front and relax with a drink. I never wanted my holiday to end and was sad to leave. I would definitely stay here again in the future.

The Bad# I want to rate this 5 stars and possibly will in future but for this stay- several windows didn't have locks, They simply slid open which is a worry for belongings and overall safety. Secondly the parking was a pain due to the public blocking the driveway due to poor council signage and no painted markings on the rd. The owner should be approaching council for a solution as we cancelled two outings due to not being able to drive anywhere. Positive# Location was tops, The older style property was very satisfactory and clean and neat. The options for your pet was fantastic and I would recommend it.

Reviewer Comments: Very good aspect you can walk everywhere from 7 Memorial Avenue.Excellent backyard for off street parking.Kitchen and cookware new and clean.Second toilet a bonus.Front verandah great for morning breakfast and back verandah lovely for afternoon nibbles/tea.We managed to put up extra tables in the lounge room for our hobby and still had room to move around.A few spider webs in 2nd bedroom up on the ceiling.

Overall, I do not recommend this vacation rental. Reviewer Comments: We stayed at this house because of its location which is perfect within walking distance from beach and town center. Unfortunately, the house needs some updating and TLC. The real-estate agent was helpful but couldn't fix all the issues there and then. Hopefully in the near future the issues will be solved, and we will be happy to return after that but not in the current condition.

Convent to everything, my only downside was no internet, in this day and age we must have internet. Also I would hate to be in that place without air conditioning in summer, does need some updating.

Great location, walking distance to beach and shops. Outside floorboards need resanding (splinters), window blinds need replacing.
