At the same time, every popular destination on the Newport/Balboa Peninsula is just a block or more away, including the best swim & surf beach in town, great restaurants, shops, excursions & groceries. Walking and biking are the best modes of transportation to all the favorite local places that draw visitors from around the world, and this location is a perfect headquarters for all points in Newport! Leave the car in the garage for your entire stay. Here's what you'll find:
LIVING/DINING AREA:
- Upholstered queen pullout sofa bed
- Side chair
- Cable TV
- Dining table w/ seating for 6
- Wall A/C unit (note: this unit will adequately cool the living room and kitchen area, but may not cool all bedrooms. Ceiling fans and/or tower fans are provided for the bedrooms)
KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All large appliances; small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
- Rear door access to private back patio
BEDROOMS:
- Bedroom #1: Queen bed; streaming TV; walk-thru door to Jack n Jill bathroom
- Bedroom #2: Full/Twin bunk bed set; walk-thru door to Jack n Jill bathroom
BATHROOMS:
- Bathroom #1: Jack n Jill set-up between both bedrooms; step-in shower; closet
- Bathroom #2: Step-in shower; located at rear of kitchen
LINENS:
- All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
OUTDOOR LIVING:
- Small front "see-and-be-seen" patio w/ 2 chairs
- Rear private patio w/ dining table for 6; market umbrella; propane gas BBQ grill
- Locked gate to side walkways and rear garage

- 4 low-profile beach chairs
- hair dryer; iron/ironing board
- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner)
DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.
PARKING:
One designated parking space (left side) in shared double garage for small/midsize vehicles only. Garage dimensions: 82" H by double wide. Rear alley access
LAUNDRY:
Shared coin-operated laundry facilities are located in rear garage. Bring your own supplies and quarters.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds and much more! Contact us for more information.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
