Everything was great except the Arcade not working and a couple of tv’s that the remotes didn’t work to. But we didn’t really need them so it wasn’t a big issue.

The location and beach view and access are outstanding! The house is most definitely ready for a solid refresh. Appliances, especially the oven are ready to be replaced. Pots and pans and kitchen utensils are still workable, but at the end of their life. No pot holders so had to improvise with dish towels. Not a huge deal. Being a large gathering rental and battering weather takes a toll. Top deck could use some chairs in addition to the rickety picnic table. But it still worked. That being said, the price was fine for what we got. And the location and view were spectacular!!

Great house for a large group. Only issue is that we were unable to use the pool since it can’t be cleaned until May 1st, but other than that everything was very clean, and check in was easy.

Thank you for your 5-Star review. Yes, it is a little cold for swimming pool usage in March. Our pool season is May 1st through the 2nd week of October. Otherwise, it is too chilly. We are glad you enjoyed your stay! Please come back again soon.

Overall, we really enjoyed our stay. Couple of areas for improvement:1) Several bathrooms had issues related to the leak at the connection, not flushing properly, and flush not coming to a stop. We appreciate the prompt response in sending the Maintenance Person to the property who fixed the leak.2) Basement leftmost bedroom smelled stuffy. That may be due to the fact that it never sees the sunlight,

Check-in was smooth, everyone was comfortable, loved the pool, hot tub, and ease to the beach. We definitely recommend doing the canopy/chair set up service that a lot of rental places offer. Small notes of concern for the owner/ property manager: 1) There was a lot of confusion about taking the trash to the curb on Sunday night -- the bins have signs that contradict the instructions we were given. We followed the instructions we were sent. Someone banged loudly on the door around 5 am Monday morning and then left. We assumed it was the trash people because the truck was outside. Did we not do it correctly? 2) The address provided didn't work for Waze/ Google/Apple GPS programs - that address takes you to a building that is about 5 or so houses from the correct location. Not a big deal but something that might be easily remedied with a different address or a note of instruction. 3) A few things didn't work (ceiling fans, wine fridge, lights) but nothing that was worth calling someone out to fix on a weekend. The only thing we were really disappointed about was the arcade game didn't work :(

It needs work and is getting old. Stove handle and door was broken, other appliance on fritz, hose left on overflowed the pool and flooded outside back door. Broken or missing items in bathroom for towels and TP holders. A bit grimy and dirty overall. When called, responsive to an extent but made to do things ourselves and not exactly on the spot to fix and no offer to adjust or make right. Basically told to deal with it. But then on check out as we packed the car and walked down stairs was called and harrassed to leave premises right away. It was 10:04 am and family was in driveway. Made to feel like we did something wrong as we emptied all garbage, cleaned up and were leaving. Just not best experience...all this while being solicited for next time from a new rental company because the house literally sold the day or 2 before we arrived. So new owners already trying to sell to exisiting customer

The property was definitely worn and quite honestly a little dirty. The handrails on the stairs had so much grime built up that they were sticky. The property definitely needed a deep clean. It looked as if the pool wasn’t closed at all for the season and had sand and dead crabs and beer cans. The kiddy pool was dark green and had a lounge chair pillow floating in it. The most concerning though was the safety concerns. The worst being the last step from the boardwalk to the beach. The last step down was half ripped off with shreds of wood hanging and the second step down had a nail sticking out that was half hidden by the sand . Don’t get me wrong the property served my family well and we had a great trip I just felt like more care should have been taken before we arrived.

Overall great experience

Only complaint was it appeared the cleaning crew did not wash the bottom most bed sheet. The rest of the sheets were clean, along with the rest of the house. Everything else ran smooth including pool and hot tub. Location is great and easy access to beach.

Andrew, Thank you for your feedback. Just to clarify, the cleaning staff does not wash the sheets in the property. The sheets are commercially washed each week and delivered to the property in a sealed container. We regret you thought the one bed sheet was not washed, but that was not the case. Glad you had such a great stay.

Had a great time.

Check in was easy. Overall the property including the pools was clean when we arrived. So close to the ocean that everybody enjoyed. Adults enjoy the big pool and small children had a blast in the small pool. Replies to questions were so fast. After couple of days, technician came to clean pools and hot tub of sand again. Accesibility to other recreational activities ( go cart, mini golf, fishing, surging)and grocery were excellent.

Great house!

Our family group of 17 had a wonderful time in the Nags Head area. The house was spacious and the children especially enjoyed the pool and the smaller pool/spa. It was so nice to walk out the back of the house to the beach! We also appreciated how many restaurants were nearby that could accommodate a group our size. On a different note, the owner responded within hours when we called that the alarm on the door to the pool area needed to be replaced or have batteries changed. What a relief! We had a great experience!

All Seasons Mini Vacay

We had a great time for our first time visit. The house is beautiful and accommodates many. It is located next to the life guard station, which gives you a flatter walking path to the beach. We will visit Nags Head again sometime. We did have a couple of issues. One was an unpleasant experience with a Maintenance Guy. The other was a hot tub that did not work but for a couple of hours in our 5 night stay. This was an amenity that attracted us to pick this house.

Great Location

This is a good property in a great location. The house w as clean but needs some love. We had an issue with the dryer not heating, they came and "fixed It " but it took the actual repairman to come out and do something I told the 1st guy to do. ( Clean out the lint) . The inground hot tub has a ton of sand and water it it. Just drain it and put flowers or fill it in. There was sand piled up on the back porch, around the outdoor toliet. The floor in the game room bathroom is falling in, the kitchen tile is chipped in alot of places, the counter tops are all messed up and cracked. I would rent another place 3 doors down that was clean out side.

Rosemary, We apologize "All Seasons" did not make for a relaxing vacation for you. This property owner has invested a great deal on upgrading the property and many guests have enjoyed their stay. We regret you had crummy weather with rain and wind which no doubt exacerbated some of the issues. As you may be aware the dryer vent hose became unattached to the machine and our technician reconnected it to get the dryer working.. We hope you have a better experience next time.

Peaceful place for big family gathering!

Pros: Beds comfortable, soft cotton sheets, well supplied kitchen, roomy, nice big dining table, living room cozy and great for big gatherings, washer and dryer, 3 refrigerators. Bathrooms clean. No mold. Kid safety latches on gates and alarm on basement door. Quiet and peaceful area. Cons: no oven mitts or trivets, no fly swatter. Funky odor down stairs. Bath mats were dirty or stained. Outdoor water turned off so we couldn’t wash sandy feet or use for grill flares. Lots of sand spurs in carpet. Only 1 towel per customer. Portable ice maker dirty. 1 of the outside trash cans were full. Rusty nails and wood chards on walk to beach.

Thanks for your review. We are glad you had a good stay and regret you were not aware of how we normally provision the house. As you stated we do provide one bath towel and one wash cloth per advertised occupant in addition to making all the beds in the property and provide a starter supply of toilet paper, paper towels, dishwashing detergent and soap. There should have been silicone hand grippers in place of hot pads and we regret you did not find those.

bad experience

WiFi didn't work (I fixed it), NO hot water first 2 days, then numerous interruptions to repair, a woman from OBB just walked in on us first night claiming we called about a service issue, dishwasher didn't work (there was two, though), no supplies at all, not even trash bags, the house was absolutely nasty and the house is extremely run down, we wouldn't get in the hot tub because it was nasty I am done with you people.

Sandy Business

When we arrived, there had been a weekend storm that had left the pool full of sand and the beach access walkway impassable. We called the rental office Monday morning but were told the pool is technically closed for the season and as such someone may or may not show up to clean it. We were also informed the walkways being cleaned would be up to the homeowner. We understand weather events happen and didn’t expect miracles but during our entire weeks stay no one even visited or inspected the conditions of the property. It was marginally unsafe and certainly not what we expected. The hot tub was also full of sand. Overall, the property is in need of repairs and the lack of basic action to insure inhabitability was alarming. We were in OBX during hurricane Matthew and we saw what a responsive homeowner/property management team were about. This was a minor wind/rain event and not a sign that anyone cared about the quality of our stay.

Hi Keith, All Season is a great vacation rental and one of our top performers, which is a testament to how much people love it. Hurricane Dorian had landed right before your stay, which moved the dune over the pool area. We didn't think this would be an issue since the pool was advertised an closed and unavailable. This didn't hinder the use of the property or anything being advertised as usable. Property was inspected prior to your arrival by professionals who are working with the town of Nags Head (because there are laws about dunes) to get this fixed. It was be fixed fully before the pools open back up in the spring. Thanks again for staying with Outer Banks Blue and we hope you come again to see the changes.

Perfect location for a great getaway

We booked this rental to have a family get together to attend my son's graduation from ATTC in Elizabeth City. The property was in a great location, within 2 hours of Norfolk airport, and close enough to drive to Hatteras, Roanoke Island, and Kitty Hawk.The management team was extremely responsive to every question or concern. It was beyond excellent customer service. We had a couple of issues with the K cup brewer, and within one hour of my inquiry, a brand new one was delivered and installed! The power supply for the electric griddle was MIA, so, guess what, a brand new one was dropped off for our use.The check in-check out was effortless, and they even offered to extend our stay because we arrived late, but our plans didn't allow us to take advantage of the offer.The property is updated, and in good shape. It could use a little TLC, but so does everyone's personal property. The house showed signs of great times and lasting memories, and we were glad that we made some there as well. Everything we needed for our stay was there, and if you need more than 3 refrigerator/freezers, a wine cooler, and a countertop ice maker, I'd like to get an invite!We visited in the off season (March 2025) and the weather was a bit cooler than normal, so the pool table, board games, and arcade got a good work out! The hot tub was a nice addition on the cooler evenings.I would love to have another reason to visit the OBX, because this property would be #1 on my list!

Tony, We will be sure to tell future guests that you are willing to come back and share space with them! Lol. We are glad you had such a great time and congratulations on your son's graduation from Aviation Technical Training Center for the Coast Guard.
