One of the best kept secrets in the Poipu Beach Resort area, Waikomo Stream Villas is a lush garden resort with 60 Kauai condos located on the sunny side of Kauai. Centrally located and across the road from Kauai’s premier retail destination – Kukui`ula Village, the most exciting Kauai shopping and dining destination in Poipu.

PARRISH PROFESSIONAL CLEAN – Built Upon the Vacation Rental Management Association (VRMA) “Safe Home” cleaning program, we further expanded our existing high standard of housekeeping at our properties where hospital-grade cleaning products and protocols were already in use. Our goal by layering on the recommended new steps is to provide our guests assurance and peace of mind that when they stay at any Parrish Kauai property that every effort was made to ensure a high level of cleanliness, sanitation and disinfection.

The location was excellent; 5 minutes from Poipu beach, and across the street from one shopping center and a short drive to another. Both shopping centers were open-air and provided many restaurant options. The unit was clean, comfortable and spacious, and the grounds well-kept with lush landscaping. Street noise was minimal, and there was a sense of privacy on the balcony.

The location of the property was ideal for getting to just about anywhere on the south end of Kauai. The host communicated immediately whenever we had a question. I have to say though, that I didn’t realize there was no air conditioning. We did ok as it was temperate most nights, and there were lots of fans provided, but it was a warm sleep some nights. The place was very clean and quiet. We enjoyed our stay!

While we do have regular professional pest control and thorough cleanings, the tropical environment can sometimes lead to unwanted visitors, especially if any food is left out. We wish we had known during your stay so we could’ve addressed it right away.

Great space for two couples, thanks for a well equipped kitchen! Very responsive to a maintenance request. We enjoyed access to the Athletic Club. Great location for our activities on the south end of the island.

Nice, quiet condo

Our family of four enjoyed our stay here. Good location, quiet, lush garden surroundings, spacious unit. We took advantage of the Poipu Athletic Beach Club pass that comes with the rental, which was really nice as well. Kauai is beautiful!

Overall the apartment was fine. AC would have been welcomed. The kitchen was meagerly stocked and the knives were pathetically dull. I prefer my own cooking over eating out so that was a bit of a challenge. The place had a bit of a run-down feel to it, but the beds were very comfortable. Loved the geckos, flowers, and birds

This complex does not have air conditioning, which was never mentioned anywhere I could see. We would not have booked here if we had known that and it was HOT in the unit in December. We had to buy box fans bc ceiling fans were weak or did not work. We had to have windows opened all the time, so the place had a lot of flying bugs all over. The sheets were grossly soiled when we checked in & nobody got back to us until the next day. The bathroom sinks & showers did not drain. It did have plenty of beach supplies, which was helpful. And the location is close to a lot of great beaches for snorkeling.

As noted in the rental agreement you signed prior to your stay, not all of our units have air conditioning, and guests are encouraged to review the specific amenities for their unit. We do provide standing fans and ceiling fans in each room to help with airflow. We apologize that the fans didn't meet your expectations and that you experienced issues with the sheets and drainage- we wish you had let our team know so we could have addressed these issues and remedied them during your stay. Pros: - Nice spacious condo in a good location. - Well equipped kitchen.Cons:- Lots of tiny bugs in the house. Was an issue for me at night.- Lots of auto generated text messages to me, but when texting the number they asked to communicate with them I never got a response.- The beds in the master bedroom were strange. You couldn't comfortably sleep two people in the bed.- They had there own portal for info, agreements and communication. I much prefer using the VRBO app vs. having to use both tools.

Regarding the small bugs, they can appear quickly in Hawaii if any food is left out, as they’re able to enter through tiny cracks and even through screens. Weather conditions can also influence how many are seen at any given time. We do our best to stay ahead of this with regular pest-control treatments. We did not receive any reports of concerns during your stay, so we weren’t aware that assistance was needed, but we would have been happy to help. We also like to reach out to guests directly to ensure they know we’re available, as our system provides more detailed communication than VRBO’s. We apologize if the additional messages felt overwhelming—that was never our intention. As for the bedding, comfort can vary from guest to guest, and we understand the setup may not have been ideal for your needs. We appreciate your feedback and will keep it in mind moving forward.

Wonderful property in the perfect location

We had a fantastic time at the Waikomo Stream Villas. It's a lovely property, with beautiful landscaping on the grounds - feels very secluded, even in the midst of other complexes and shopping in the area. Easy drive to the airport in Lihue, out west to Waimea, and of course all the attractions in the Poipu area. This particular unit is really nice, as well. Very spacious and comfortable, and tastefully decorated with art that reminds you of what a special place it is you're visiting. It is a bit of a hike up the stairs, but I loved the vaulted ceilings the upper floor position affords. Highly recommended for a couple or family visiting Kauai!

Wonderful Property and Location

The property was spacious and well decorated. It was a great location within walking distance from the beach and the shopping center. We loved a lot of the restaurants near the property like Keola's Paradise, Kiawe Roots and Merrimen's. Also, the shopping center has culiminary Farmer's market every Wed which was wonderful. The unit includes all your kitchen equipments and utensils. It also had numerous beach items like beach chairs, mats, beach toys, a cooler, and beach umbrella. Please note that there is no air conditioning, but it does have fans and the weather keeps the unit cool.

Center of Poipu

The Waikomo Stream Villa location was perfect! Close to the beaches, services, and dining. We had a marvelous time. Good location if stairs are okay for your party. We were on the 3rd floor of one of the condominium buildings. Good to note if staircases are a challenge for your group. The condominium was clean, and well appointed. Some members of our group wished for air conditioning, but there were fans provided, and we were very comfortable at night. Nice well appointed kitchen, everything worked great! We were very happy with information provided about the condominium, and with the response to any questions.that came up over the course of our stay, very timely. We can highly recommend staying here. Great support from the Parrish Kauai team!

exactly as it appears.

It was very positive. Clean and spacious. Beautiful grounds. The pool and deck are awesome. Close to great shops. A couple of small suggestions: an additional lamp in the loft would be helpful as it is quite dark. The condo rents for four people but only supplies three beach chairs along with a cool beach blanket. No umbrella so we bought one and left it there. None are deal breakers but would have been a nice touch to have it all. :)

Poipu Paradise

Our first time to Kauai after being to Maui about a dozen times. Kauai is truly a beautiful place and I believe you would have an incredible time staying anywhere. However, we very much enjoyed the sunny location of Poipu. Loved the access to the athletic centre proximity to beaches and everything we need. We did have a bit of a bug situation which we had to resolve probably due to. I'm getting in somehow… Below property is also near a stream so that may contribute to the bug density. Regardless we used a lot of sticky tapes, and that seem to keep them at bay. we had a couple other minor issues that we notified Parrish about, but basically we resolved most of them on our own. Some minor improvements could be made but generally we had a great stay. One of the biggest positives was how the location is if you're looking for a restful vacation this is definitely the place to come. Thank you for your hospitality.

Excellent stay at garden villa in Koloa

We had a wonderful stay at this lovely apartment in Waikomo Stream Villas. Perfect size for our family of three (two adults, plus 4 year old) and seemed like at least one more kid could fit very comfortably there. The gardens at the Villas are splendid and there is a lovely garden view from the patio of the apartment. We had breakfast there nearly every day. Clean, comfortable, nice beds. Note that the upstairs bedroom is open air (no door) and it can get a little hotter than the rest of the place, but there are several fans. Well stocked kitchen. We didn't cook much, but could have. Nice clean bathrooms. One shower had slightly slow drainage, but otherwise everything was great. Great having washer and dryer on site. The location is fabulous. Walking distance to a shopping center with several eating options as well as walking distance to the beach. And a very short drive into Koloa Town and to many beaches. Also very central to island activities. We were also really happy to be able to use the Poipu Beach Athletic Club facilities (great gym/workout area, classes, as well as an awesome pool for kiddos and cafe on site). We loved this and would absolutely stay here again!

Lovely stay

Everything was as described. The place was very roomy and had everything we needed. I would definitely stay at this condo or at the complex again. Our kids loved the heated pool!

my take

furniture by pool was filthy dirty. Very disappointed pool was so cold. No a/c in room. At times was too warm. 1 of 2 beds was to small for 2 people. Very old mattresses. Don't think I would stay here again.

Aloha, Alexander. We are sorry you are disappointed with your stay at Waikomo Stream Villas. We will pass on the comment about the pool furniture to the on-site resort manager as I know they always want to keep things in top form. Had you told us during your stay, they most certainly would have address any deficiencies. We apologize on the pool being too cold for you. Many resort pools are not heated but for future reference, we can let you know those that are. We totally understand this can be a necessity during the winter months, especially when the weather was like it was when you were here. AC is also not a standard amenity in older properties, but again, we have many units with AC (even some at Waikomo have recently added it) so we can help find the right unit next time. The mattresses in 423 are not “old”, but we do understand perceptions of comfort vary by mattress type. We agree that sleeping well during your stay is important and we can try to guide you to the best unit…or add a topper if too hard or support if too soft. Again, just let us know during your stay (or prior to arrival) so we can adjust accordingly. We look forward to hosting you again, albeit in a different unit and/or property. Aloha.

Perfect basecamp for island exploration!

We really enjoyed this little corner of Kauai paradise! Great location walking distance near the ocean, shops, and restaurants. The unit we rented was much bigger than expected – the photos don't do it justice. There were lots of nice touches throughout the place, and the full kitchen will all sorts of cooking gadgets and tools was a real treat. Even the simple touch of day bags we could use was an unexpectedly useful surprise. We would definitely stay here again if (when!) we come back to Kauai!
