Newly renovated 2 bed, 1 bath Oceanfront Home with Private (not shared) Patio, 2 Parking Spots, and UNOBSTRUCTED VIEWS! The home includes 1 Queen, 2 Singles, and a Full-size pullout couch. This updated home has NO SHARED WALLS and comes with a Flat-screen TV, DVD, WiFi, Propane BBQ, Washer and Dryer, Linens, Beach/Bath Towels, Boogie Boards, Beach Chairs/Toys/Umbrella and 2 Surfboards.

Home professionally managed by Tower 17 Properties located in Newport Beach CA.

This property is centrally located on 17th Street between the Balboa and Newport Beach piers. You can walk or ride bikes to anywhere on the peninsula from this home. The best thing about this location is that you are a 5-15 minute walk to over 20+ restaurants, shopping, the balboa fun zone, boat rentals, all while staying at the beach.

For those of you with kids, Balboa Park is just across the street on the bay making this home an ideal location for families.

Through the garage (A), left gate, or right off the boardwalk.

IMPORTANT HOME NOTES:

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Primary guest must be 25+ years old and present throughout the entire reservation.
-Please review house rules regarding Noise, Day/Nighttime Occupancy, etc.
-High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.
- This is a Duplex Property, NO shared walls and NO Stairs
- Noise from other units, neighboring homes, and beach goers should be expected.
-Oceanfront Patio and Propane BBQ are not shared with the rear home.
- Washer and Dryer are located in the Garage, shared with the rear property, and are coin-operated.
- (2) Parking Spots Provided. (1) Garage Parking (Garage B) and (1) Tandem Parking Spot behind the garage. (Full Sized Truck or Van is permitted in the tandem spot)
- This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.

Great location, this size house worked for our small family

Loved the location, we prefer this side of the boardwalk, less busy. We loved having the grill and loved having the bikes- bonus! A couple minor issues with the WIFI but the property manager took care of right away! Great stay, we will be back! Thank you - April

Great location, cute house

We enjoyed being along the paved boardwalk and right on the beach. It was easy to walk or bike to restaurants and activities. It does get a bit noisy in the late evenings if you like the windows open for the ocean breeze but overall it wasn’t too bad.

This was a beautiful beach front property. The home was very nice and clean. Couldn't park our Tahoe in the garage but that was okay because we still had a parking spot. Would do it again!

Great Location

It was so nice to be right on the beach for the weekend. The bed was comfortable in the main bedroom and just okay in the other bedroom. We had everything we needed. The bikes in the garage are quite old and not really usable; we wanted to rent e-bikes anyways. Loved being right on the walk/bike path and next to the sand. Very close to Newport Beach Pier.

Great location

The house is in a perfect location, ocean just steps away! Nice little kitchen & great shower water pressure. Construction is going on next door & it starts right at 7:00 am for those who are trying to sleep in ;) no biggie - we have a little baby so we were up early anyways. I would recommend them getting rid of the rugs in the house - you walk in & instantly can see they are filthy, pointless to have because their floors are super nice. BBQ outside works good & the kitchen had all necessary utensils. The refundable deposit is a bit of a downfall ( it has been 8 days since checking out & we still haven’t received it back) but all in all it was a nice place.

Perfect location

I struggled between giving this place a 3 star of 4 star review, but based on the price, I settled on 3 stars. The location is great, right in the beach. It was very convenient to have access to 4 bicycles (though one had a chain that kept coming off), beach chairs, and beach towels. The property manager was wonderful. Instantly responsive to all of my concerns. But the property itself had a layer of grime that was unappealing. The house was filled with flies, which the property manager tried to address for us, but still made time spent in the unit uncomfortable. The bathroom rug was tattered, the shower walls coated in soap film. The kitchen was adequate, though many of the dishes had been put away unclean. Our vacation was for a family reunion, with each household renting different beachfront properties close by, so we had the opportunity to see several other rental units. Ours was overpriced for what we got. With a freshening up and better cleaning, this house could easily improve its rating.

The ocean is your front yard

If you like walking on the sand, swimming in the ocean, then this is a good place to stay. If you like cooking or staying in and having a meal with more than 2 people, this is a tight squeeze. Weekends make for a very busy, noisy boardwalk, weekdays are very quiet. Could have been cleaner, and could have dobe with a better set of cookware. No tea kettle. No dry measure cups. SOOO much layered dust behind the bed on bed frame!! Not good for asthma sufferers. There was a TV screen, but, no way to watch anything but static. Take your own Roku, fire stick, ect. It promised satalite. Nope. Holes in the window screens, at least three need repair. Dining chairs are so flimsy and uncomfortable. Need replacing. Not great communication prior to check-in, And I mean right up until check in time for house rules. Not staying again.

All about the Location

I'd describe the property as the old beach house that your Grandpa owned for 50 years. Amazing location but the inside is slightly below average. I think this place could be amazing with some new beds, fixtures, and a deep clean. We were okay with the family beach house vibe and loved walking 5 feet to the beach which was our sole intention for coming to NB for the weekend. Price wise I think this was a good deal for the location. If you want brand new you'll need to pay well over $1k. A few things that would have made the stay better would have been a taller toilet, more comfortable single beds, and a welcome package put together with coffee. I didn't see the coffee in the cupboard (not sure how I missed it) until I had gone down to the grocery store. Tons of shops and places to eat within walking distance, grocery store is a 5 minute drive, and boardwalk is right out the backdoor. There is surfing, swimming, and bodyboarding right out your backyard. Overall good weekend trip for us.

Nice ocean front property that won’t disappoint

Easy process. Love the location of the property. There is a separate condo behind this house that shares the garage but not an issue at all. Great place for a family vacation. Fits a family of 4-5 perfectly.

Wonderful Property

Property managers were extremely responsive, helpful, kind, great with all communication and genuinely wanting our vacation to be wonderful! Very pleased with our experience. The value was great. There are a lot of beachside rentals in Newport Beach but this one is way more charming, well appointed, taken care of and nice for the price. Fantastic location on the beach, with parking and beach gear. I would stay there again.

Wonderful birthday weekend

Beautiful property in an amazing location. We had everything we needed and more. Amazing sunsets right on the beach.. This place is so comfortable we just settled right in. Great people watching of people enjoying the path along the beach from the private porch area. Short, easy walk to shops and restaurants. The shower was amazing. Only thing to note is the pillows are flat. If you like plush pillow bring your own. Super responsive property management. Can’t wait to stay here again!

Amazing location

We really enjoyed this stay, the location was excellent. Having the bikes and beach chairs was so nice. Management was very clear on instructions. The only thing I would say it's that the toilet ran and you had to jiggle the handle constantly. But that was such a small thing it was a minor annoyance.

Excellent beach get away spot

This property is in a wonderful location, right on the sand. Fully equipped kitchen, very clean and comfortable. I brought my own sheets as I am picky about what I sleep on but the linens were so soft that I didn't even use them. I stayed with my 17 years old daughter and 19 year old son, both of them loved it. There is a number of restaurants, coffee shops and small stores within a few minute walk. The beach by the house is really nice and clean, less crowded and dirty than the beach areas in the 30's streets. I am a clean freak and brought my own cleaning supplies with me, but really didn't need them as the place was spotless when we arrived. Gas grill is great for grilling on the patio, the beach chairs, boogie boards and bikes are a great touch. Beach towels also and a washer and dryer if you stay longer. The property managers were excellent in communication, both prior and during the stay and on the final day for check out. Very flexible and even dropped off a blender for us when we didn't find the one that was already there. A couple of days before we arrived we got a text with all of the info we needed, which was great. I plan to stay here again, it is not cheap, but worth the experience and feels very homey. I highly recommend this spot and the management team (Brandon specifically) for being really responsive and organized.

Great location, could be cleaner

We had a great time in NB and loved being right on the beach!! Location of the condo is great…close enough to the stores and restaurants to enjoy them, but far enough away from crowds and noise. We loved the location and appreciated the beach chairs and sand toys. Our girls even tried surfing one day thanks to the condo having a surf board. However, it wasn’t as clean as we would have liked. With a few small (and 1 bigger) changes we would probably give this 5 stars. There was a dirty towel on the floor of one of the closets when we checked in. The mat in the bathroom is overdue to be replaced…dirty and not absorbent. The pillows in both bedrooms are REALLY thin (2-3 inches) and look very worn. The big one for us was the dishwasher. It appears to have black mold and possibly sand in it. We tried running it once with no dishes, but nothing came off and it smelled horrible. This made us uncomfortable using it or dishes that had possibly been washed in it. In general I would recommend a review of all the kitchen cabinets (the fly swatter was stored with dishes…eww). We washed some dishes by hand to use, but mostly used paper goods during our stay. If they can improve the cleaning and update a few items I think this is a great condo.

Perfect location

The perfect beach house for a family. Well maintained ..equipped. Loved having access to bicycles, beach gear, etc. Easy walk to everything. Property manager is great about staying in touch. Will definitely book again.

Beautiful, Cozy and right on the beach!

We really enjoyed our stay at the beach house. It was very cozy and clean, had everything we needed. Plenty of beach towels and cozy patio to sit on while sipping on the coffee and people watching. The smell of the breeze, sunsets and the sound of the waves-this all right at your feet. The host was also wonderful and super flexible and helpful. All of our requests were met in a friendly and timely manner, clear and responsive communication. We would recommend this place to anyone!
