Luxury Air Conditioned + Heated Pool 4 bed 4 bath Village House in the Dordogne

Les Arbres is a high quality, renovated, well presented large village house and garden set in the small, attractive village of Serres et Montguyard in the Dordogne, South West France. Whilst benefitting from all mod-cons and quality furnishings, it still retains its traditional French charm. Its generous size means it's perfect for 2 families to stay, in the knowledge that there will be plenty of room to enjoy and relax.

Just 4km away you will find the beautiful 13th century Medieval Bastide town of Eymet, with its weekly markets, shops, and excellent choice of bars and restaurants, including food from France, Italy, India and even Peru! Les Arbres is less than half an hours drive from Bergerac Airport.

Les Arbres has a large, fully enclosed garden, where children can play safely and which, as its name suggests, has many varieties of trees and shrubs. For younger children we provide a slide, sea-saw, swing and climbing rope.

A wide path leads down to the private, heated pool (11 x 5m). The pool is open from May to the end of September for the sole use of guests to enjoy. It is surrounded by a large travertine sun-terrace with sunbeds, further 'ratten' style seating in a covered relaxation area at the head of the pool and large parasols under which to relax during the heat of the day. A shallow platform in the pool, measuring 5m x 1.2m and 20cm deep, allows for younger children to play, with full width steps then leading into the pool. In line with French law, an electric safety, roller cover is provided. Please note, the pool will be cleaned mid-week as well as on arrival day, to ensure it is kept at its very best for guests' enjoyment.

Stepping out from the large lounge, you will find a substantial terrace for outside dining and relaxation. A dining table, which seats 12, along with 2 large parasols, providing shade, can be found here. On the terrace, you will find a gas BBQ/plancher and fire pit for outdoor entertaining, and a table tennis table for your use along with badminton, croquet and boules sets. In the garden for younger children, you will find a slide, swing, climbing rope and sea-saw. Off road parking is available for 3 cars under a shaded area/carport beside the house.

Les Arbres is our holiday home and we have enjoyed refurbishing it to a high standard. It provides 4 large bedrooms. Bedroom 1 and the family bedroom each have their own ensuite shower rooms, and are situated upstairs. The remaining two bedrooms are on the ground floor (one of which has A/C), provide easy access for less mobile guests. The ensuite shower room serving these bedrooms has a 'Jack and Jill' arrangement. A fourth bathroom, with bath and shower attachment, basin and WC, is at the rear of the house, being more convenient for the garden and pool area. The property is centrally heated in cooler months. The first floor bedrooms have reversible air-conditioning along with one of the downstairs bedrooms. The other ground floor bedroom has a Dyson (A/C) fan and portable cooling fan unit.

First Floor:

Bedroom 1 with ensuite and A/C - has a king size bed plus single bed. A large, tastefully decorated, air-conditioned room with beams, offering wardrobe, chest of drawers, armchair and dressing table. TV and DVD player. 2 Velux windows with blackout blinds. A door leads through to the very large, beamed ensuite, providing rainfall shower, WC, heated towel rail and large basin and vanity unit with illuminated mirror, shaving point and hairdryer.

Family Bedroom with ensuite and A/C - has a double bed and 2 singles. This characterful, air-conditioned beamed room with feature chimney breast, offers flexible accommodation for either a family of 4 or 3/4 children. Velux windows in both the bedroom and ensuite allow for plenty of light. The walk in shower, WC, heated towel rail and vanity basin unit with mirror complete the spacious ensuite.

Ground Floor:

The ground floor is cool all summer, benefitting from tiled floors throughout.

Lounge - a large living area with corner and leather sofas, armchair, TV with DVD player and X-Box 360. There are a selection of board games in the sideboard for the enjoyment of guests, together with a selection of books and DVDs. A beautiful handmade ash staircase leads up to the first floor. An open fire makes for a homely atmosphere on autumn/winter nights. A wide door leads out onto the large terrace.

Kitchen/Diner - the fully equipped kitchen/diner is accessed from the lounge and garden and has granite worktops, an American-style fridge/freezer, dishwasher, calor gas hob, separate electric oven with grill, microwave, filter coffee machine, cafetières, toaster and kettle. A woodburner provides heat for the cooler months. From the large oak table and 10 chairs (plus high chair) there are views through the French doors onto the garden and pool beyond.

Utility Room - off the kitchen with washing machine, tumble dryer, small fridge, sink, iron/ironing board and cordless vacuum cleaner. A larger vacuum cleaner can be found in the cupboard by the front door in the kitchen.

Bedroom 3 - has a king size bed with wardrobe, tall corner cabinet, dressing table and chair, with a large window to the front. The room is kept cool in the summer by the thick stone walls and Dyson cooling fan, along with a portable cooling fan unit. The ensuite has a 'Jack and Jill' arrangement, with walk-in shower, WC, heated towel rail and vanity basin unit with mirror and hairdryer.

Bedroom 4 with A/C - has a king size bed and single bed, with wardrobe, chest of drawers and a leather armchair. A lovely light room with air conditioning. A large window looks out onto the terrace and garden.

Bathroom 4 - with its bath, shower attachment, vanity basin unit and WC, this room is useful for its proximity to the terrace and pool.

Quality bed linen, towels, pool towels and tea-towels are provided for all stays. For bookings of two weeks or more, a mid-stay/weekly clean and change of linen and towels is also included.
