Istria Nuova’s Villa’s are set in 11,000m2 of land in the Istrian village of Režanci, a municipality of the medieval town of Svetvinčenat.
Whether your retreat is Istria Nuova’s luxury Villa Sole, Villa Terra or Villa Aqua, you and those close to you will find the time and space to enjoy your time together.

The space
Nestled in a corner of the property, Villa Sole features a large private heated pool, with terraces and verandas overlooking a vineyard to inspire your culinary and wine tasting adventures in Istria. This villa blends Italian minimalist style with modern luxury.

The villa is set on a 2000m2 plot, landscaped with Mediterranean plants.
The originally designed, minimalist interior with beamed ceilings comfortably accommodates 10 persons.
A meeting room or game room is situated on the villa's first floor.
The master bedroom has access to a large veranda that overlooks the vineyard and surrounding forest.
The open plan, fully equipped (modern) Chef’s kitchen makes cooking in the villa a joyful experience.
The dining room and kitchen open on to a traditional Istrian covered dining terrace, facing the pool. The terrace's wood-burning stove and dining table for 12 are ideal for outdoor dining.

SLEEPING ARRANGEMENTS
Bedroom 1, the Villa’s upstairs master bedroom, has an Euro king size bed and an ensuite bathroom with shower. This bedroom has its own large veranda.
Bedroom 2, has an Euro king size bed and an ensuite bathroom with a shower.
Bedroom 3, has an Euro king size bed and an ensuite bathroom with a shower.
Bedroom 4, the main floor master bedroom, has an Euro king size bed overlooking the vineyard and a large ensuite bathroom with shower and separate toilet.
Bedroom 5, located on the main floor, has an Euro king size bed and an ensuite bathroom with shower.

EACH BEDROOM'S SUPER KING SIZE BED IS SEPARABLE INTO TWO EURO TWIN BEDS, TO BETTER ACCOMMODATE YOUR GROUP.

The glittering blue (heated) 48m2 pool is just steps away from the terrace. The 150m2 pool area overlooks the surrounding vineyards.

Covered terraces from each main floor room directly access the pool.

SURROUNDINGS
Located on a 2000m2 secluded plot, the villa is set in a vineyard and overlooks a forest.
The property’s private forest area of 5000 m2 includes walking trails, hammocks, and benches for relaxing.
