The main level features an open floor plan with windows galore, providing lake views from every inch of the huge living area, dining area and kitchen. A full bathroom and one of the four bedrooms (w/ queen-sized bed) round out the main level. Brand new tile floor installed in the spring of 2019.

The country kitchen is filled with natural light from its 2 skylights and windows overlooking Cayuga Lake from 3 directions. You can prepare meals while watching your kids and/or significant other catch fish from the dock or play in the yard near the water. And there is loads of counter space, including a large island/breakfast bar.

The dining area features a rustic 10-foot long dining room table with seating for 12, handmade by a skilled local craftsman, and overlooks the lake through wall-to-wall windows.

The living area features a 55” flat screen Smart TV with Roku, including 70 HD channels of Time Warner Cable and embedded Netflix, Amazon Instant Video, Hulu, Spotify, Pandora, etc., as well as a Blu Ray player and 2 full-length couches (one of which is a queen size memory foam sleeper sofa).

Upstairs you’ll find 3 more bedrooms and another full bathroom. Two of the upstairs bedrooms (1 king and 1 queen) face the lake, allowing you to wake up to our beautiful Cayuga Lake sunrises. The 3rd upstairs bedroom is the “Bunk Room”, and is perfect for kids of all ages, but can also accommodate adults/couples as well on a full mattress Bunk beds twin/full and an another twin bed. All the upstairs bedrooms have 32” flat screen Smart TVs and Blu Ray players, and the Bunk Room also features a Twin Memory Foam Sleeper Sofa (feel free to bring your kids’ game console and plug it in).

The screened-in Three Season Room overlooking the lake is accessible from the kitchen or back yard and is the perfect place to enjoy a glass of local wine with your friends at night or when the weather isn’t perfect. Walk out the back door of the Three Season Room onto a path leading straight out onto an elevated deck that sits atop our boathouse adjacent to the lake. The trees above this deck provide a natural canopy. Or take a left onto the main deck and fire up the grill or take a dip in the 8-person Jacuzzi (room for 4 adults only please). Head down the stairs in the back yard to the lakeside lawn and cook up some S’mores in the fire pit with the whole family.

Walk out the dock over the water to a 20’ x 8’ fishing/lounging platform with Adirondack chairs, etc. Go for a swim, go fishing or take a ride on one of our 2 kayaks. If you have your own boat, we also have a 4500lb boat lift (ask us about availability).

You’re also in the heart of wine country (not to mention breweries and distilleries which are cropping up all over as well) and not far from beautiful waterfalls (including the tallest in NY State - Taughannock Falls). Historic downtown Seneca Falls is just 8 miles away and was the inspiration for “Bedford Falls” in Frank Capra’s “It’s a Wonderful Life”, starring Jimmy Stewart.

Del Lago Casino is just 14 miles away in Tyre, NY, adding to the already robust local attractions. Waterloo Premium Outlets is only 17 miles away. Seneca Falls Country Club is 5 miles away.
