Your Host relinquishes control of the property the moment you arrive and cannot possibly check or keep track of this legal requirement when away. This is a legal requirement by the Government of Ontario as of September 22, 2021.

Outstanding host and property

Our host couldn’t have been more friendly, helpful and reachable. Home and property are beautiful. Cleanliness is top notch. I would highly recommend this rental.

2 perfect weeks at birch point villa

Dealing with Karim was an absolute pleasure from start to finish The property was as advertised if not better and extremely well equipped Karim went out of his way to accommodate my little grandchildren who had the equivalent of their own playground facilities I would most certainly book this property again

Great place - great host

Karim was awesome to deal with. The place was very large - much larger than expected - and had everything we needed. Nice property/waterfront. Zero complaints about this experience. I’d rent it again for sure! Worked perfectly for our group of 8.

Amazing Cottage!!

My Review with the place: Cottage was pretty amazing, Very big in fact we didn't use half of it. We all love the upstairs. Well equipped cottage. The Disco lights were A+ when playing your music. The pictures on the website does not even cut it. You have to come to see the place. Review Owner: Owner was very helpful and responsive. Thought us everything we needed at the cottage. Very nice.. Definitely, we will go back.

Pre-wedding getaway

Overall a great stay! Had a pre-wedding getaway with our bridal party. The house is gigantic and comfortable with lots of seating and a great waterfront. We were unable to find a baking sheet which made cooking a bit difficult and the coffee maker is slooooooooooow (like 30 minutes for a pot slow) so maybe bring instant coffee! The owner also stayed about 30 minutes after our check in time and showed up an hour before our check out time doing errands around the house and yard which made us feel unable to settle in immediately and rushed out of the place. I would recommend a welcome package rather than an in-person check in. Otherwise a very comfortable stay.

Great Property for Big Group

We had a group of 11 here stay for two nights during a long weekend. This house is bigger than the pictures make them seem with lots of large, open common areas. There's also a great field across from the house that can be used for games. One tip - we were short on large pots/pans and enough cutlery. Recommend bringing your own if you have a large group. Otherwise, really recommended!

Amazing open space

This cottage was perfect for our group. There were several open spaces indoors and outdoors to accommodate everything we needed. Karim was very helpful and responsive. Would highly recommend. .

Family Weekend Getaway

Karim was a excellent host. Karim was very friendly and informative with things to do in the area. He took the time to explain all the intricate details of the cottage. The cottage was bigger than expected, lots of room for a family of 13. We had small kids in our group and there was lots of toys and games for them to play with. Karim left firewood, lifejackets for adults and children, extra towels, extra bedding. We had everything that we needed for a relaxing family weekend getaway. Thanks Karim for making our getaway from the city a overall great experience. The South African Canadian Family

Excellent location

My family and relatives loved this cottage. Our experience with the owner was great and the property is beautiful. The cottage is very big and clean and everything necessary was provided to us. Highly recommend for a getaway for big families.

Rest and relax

My friends and I stayed at Karims beautiful cottage and it was everything we expected and more. Karim was very accommodating and responsive. He made sure to provide things like firewood and other kind gestures that made the experience better. We had a great time!

Wonderful get away!

The home is huge with tons of room for everyone. The beds, linens and towels were clean and available. The location is perfect - right on the water, 5km from Bobcaygeon, with quiet streets for walking. The lake is super clean with lots of activity on it. Definitely bring water shoes as it is rocky in front of the house. There are lots of chairs both inside and out for sitting, and with extra tables available if needed it is easy to have dinner seating for everyone. I would highly recommend this property. Karim was so responsive, helpful, and really wonderful to deal with. You will not be disappointed!

Great family vacation spot.

Birch Point Villa has everything you need for a great cottage vacation. The owner, Karim, is pleasant and very accommodating and provides many small useful items in addition to the comprehensive amenities listed on the VRBO site. Little things like firewood to go with the metal firepit, many toys and games for children, a complete 2nd kitchen, cots and bedding for at least 8 more people in addition to the bedrooms, soap and shampoo in the showers, or even stacks of napkins in the kitchen, all made it possible for our family of 6 adults and 7 small children to have a great time.

University Reunion

A bunch of buddies wanted to do a guys weekend and I was fortunate to fall upon Karims Cottage. From the moment I inquired until checkout Karim has been available to answer questions and help us out. This cottage is beautiful, and spacious for large groups with plenty of sleeping areas throughout. The direct water access was amazing, my only recommendation would be to bring some swim shoes as it is a little difficult to walk in with the sharp rocks. Overall, such an amazing experience and a place that we will most likely rent again in the future.

Amazing long weekend with friends

What a spot. A perfect yard and waterfront area, on a beautiful lake. The cottage itself was incredible with all kinds of amenities to make for a great time. We loved the large sunroom for some fun when the weather wasn't great, and the fire and stone dock when we were taking in the sun. Karim was very helpful, kind, and clearly wanted us to have a great time while we enjoyed his property. That we did!

Pictures don’t do justice to this place! It’s is beautiful, huge , very well equipped and clean.

This is the best cottage we have ever been to. It is very spacious , with a beautiful view of the lake , has everything you would need during your stay and is very clean. We where very impressed when we arrived as it’s looks way better and is way bigger than it looks from the pictures. We booked it for the New Years weekend and had an amazing time. The owner even decorated the place for the occasion , which the kids loved. Karim was very nice and helpful. He welcomed us at his property and gave us very useful information. I called him a couple of times during our stay and he responded right away. We will definitely be back to this beautiful cottage.

Beautiful lakefront, spacious house. Great room with incredible view of lake. Lovely owner.

We had a fantastic stay at Birch Point Villa. We had 4 generations of family and there was space for the game players and those who would rather curl up with a book. As other reviewers have mentioned, the inside space is huge. The great room has large windows that look directly onto the yard and lake. So many places to watch the sunset. The lawn has room for Bocce, ladderball, croquet (we brought these). Perhaps most impressive, the owner was helpful, gracious, and immediately responsive to questions throughout the week. 4km bike ride or drive to a darling town with small shops, locally famous ice cream, pharmacy, groceries, water sport rentals. We highly recommend this property.

I love it!! It's really a fantastic trip!
