Whether you’re a large family ready for some beach time or a group of friends coming for Playacar’s famous golf, you’ll find plenty of space to spread out and relax at this villa.



The bright, airy villa features:

- Living room with large sofa

- Open kitchen-dining room w/ 6-burner range and all the large and small appliances you need to cook a gourmet meal + dining table for 8

- Bedroom 1: king bed, full en-suite, access to the back patio

- Bedroom 2: king bed, full en-suite, and huge windows

- Bedroom 3: 2 double beds, sofa bed (can only fit 1 guest), full en-suite, large balcony

- Extra ½ bath, for a total of 3.5 bathrooms

- Patio with sunbeds and a private pool surrounded by lush tropical greenery- what’s better than relaxing with a cool drink in your own private space?



Parking space, washer & dryer, AC, Satellite TV, WiFi, and all towels & linens provided for your convenience.



Guest Access:

You’ll have exclusive access to the villa and its exterior spaces (balcony, patio, and pool) during your stay.

The Neighborhood:

Playacar is a beautiful private gated development just south of Playa del Carmen.



The villa is located within Phase 2 of Playacar, which contains:

-resorts, condos and luxury villas

-a small shopping center

-an aviary & small Mayan ruin site

-golf course just 2 min away from the condo

Downtown Playa del Carmen is easily accessible by car (10-minute drive), where you’ll find the famous FIFTH AVENUE and endless shopping, dining, bars, cafes, live music and other great options.



Getting Around:

The villa is a 55-minute drive from Cancun’s International Airport. Driving times vary depending on the time of day. If you'd like to pre-arrange transportation, we'd b happy to help organize private transportation for you!



Renting a car? There are many choices for car rentals and there is parking at the villa. Take a short drive to downtown Playa, the Mayan archaeological sites, or the theme parks of Xcaret and Xplor.



Don’t feel like driving? Taxis are plentiful.



Other Things to Note:

Security Deposit : A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.



Guests will be requested to sign a Rental Agreement upon booking confirmation.



House Rules

- Travelers must be at least 21 years of age or older to book.

- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.

- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.

- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.

- Renters agree to cover any charge related to damages occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.

- Renters may be required to provide a government ID on the day of checking in or during your stay.

- Please avoid from moving furniture

- Pets are not allowed unless there is prior authorization and an extra fee may apply if such is given.

- Please avoid hanging towels or clothes on the balcony/terrace railings.

- It is requested to use the Safety Deposit Box for all your valuables. We will not be held responsible for any loss or theft.

- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. Glasses, glass bottles, food or coolers are not allowed in the pool, the use of disposable or plastic glasses are allowed.



Security Deposit:

A security deposit of $400.00 is required upon your arrival and the amount will be returned to you before you check out, provided there’s no damage or anything requiring repair due to an incident during your stay.



For long-term stays (28 nights and more) Electricity is not included. Upon arrival at the condo and during check-in, a picture of the electricity meter will be taken and upon departure, at check-out, another picture will be taken to verify the consumption during the stay. The guests will then pay accordingly for the usage.



This unit includes 50Kw of electricity consumption per night, if exceeded an extra fee applies. On arrival and departure a meter reading will be recorded and any additional consumption will be charged accordingly. The current rate is 6mxn / Kw for additional consumption.



Please note that there is a mandatory cleaning service every from 21 nights on & every 21 days, at a charge of $50 USD. If your stay is between 21 and 42 nights, you'll be charged an additional $50; for stays between 42 and 63 nights, two cleaning fees ($100 total) will apply, and for every additional 21 nights thereafter, $50 will be charged.



- Additional Services -

We are happy to assist you with other arrangements for a worry-free vacation, such as airport transfers, house keeping, tour information and booking, car rental, plus many more services. All of these services can be booked prior to your arrival. We are here to help you relax during your vacation.



We do supply some bath essentials to get you started, like some toilet paper, and soap. These items are not replenished each time you run out.- if you would like to arrange grocery delivery, just let us know!



Interaction with Guests:

You can check yourself in using the lockbox, and you’ll have complete privacy during your stay.

This property is awesome, although the pool area and patio is due for power washing

You won’t be disappointed although you’ll need to bring or purchase all supplies and condiments.

Average in Playacar

This is an overall decent property with some pros and some cons. The location is both good an bad. Good that it is on a main road and easy to go places if you have a car. Bad because it is on a main road so there is a lot of traffic noise from busses/cars/cycles who slow down for the tope (speedbump in front of the house) then speed back up after. Also a lot of foot traffic walks by and can see into the kitchen (if privacy is an issue). It is also quite a long walk to the beach 10-15 min, and 5th ave is also about 10-15 min walk. The kitchen is nice and large and does have an oven and stove, beware there is no dishwasher. And let me tell you about the ants! So many of those tiny little ants that are tough to see on the dark counter tops, but they are everywhere. Do not leave any food (even in plastic bags) out or it will be covered with ants in 3 minutes. I know this is a common problem in the tropics, but be aware. Even after washing dishes in the sink, putting the clean dishes in the drying rack, the ants will be all over the fresh dishes. In the small building next door, they have a washer and dryer. The pool is nice and refreshing, and was taken care of almost daily by the pool cleaner. We never used the downstairs bedroom, and only ran the A/C at night in the bedrooms and occasionally in the living room while we were at home (not more than a couple hours per day) but still a charge for Electricity. So if you think you can live without A/C you just might be able to keep it under the allotted 50Kwh per day. Be aware if you are a larger group using all 3 bedroooms, the additional electricity charge will probably be in the $200-400 USD range (estimate). Also when purchasing your supplies (chedraui, Soriana are very close driving) make sure to buy extra paper towels and toilet paper, garbage bags and some disinfectant spray like lysol or similar.

Modern and Spacious Home in Playacar!

My husband, daughter, other extended family, and I stayed here for our first ever trip to Playacar and it had all that we needed. Property owners were in constant contact throughout our stay and just a message away if needed with quick response times. The house had a huge, open floor plan with very high ceilings. There were sufficient bedrooms and bathrooms that were of nice size. The kitchen was fully stocked with appliances, utensils, and dishes. Basic cleaning supplies and toiletries were provided. Walmart is a short taxi ride away so that we at least had breakfast to cook daily prior to our excursions. The operation of lights, fans, and A/C can take a minute to get used to, but most are labeled to assist in making it easier. There were plenty of beds and couches for everyone to sleep comfortably. Pool area was clean and very convenient to use after being out in the scorching Playa heat. We made use of it at least once a day. Laundry room also came in handy when we needed to wash swimsuits and dry wet items. The only complaints mentioned by family members were that the upstairs bed could have been more comfortable and the water level in the pool would get lower with each use. Definitely not deal breakers, but worth mentioning for any improvements that need to be made. Overall, we were sad to leave our house near paradise. It made our stay much more private and enjoyable than had we stayed on a resort. If ever in Playacar in the future, we plan to rent this house again!

Great Accommodation to Explore Playa del Carmen

This was a lovely and clean villa to stay when exploring Playa del Carmen. The host, Angel, had great communication for check in and departure. As with many of the bedrooms in Mexico/Caribbean, there weren’t blankets on the bed but only sheets so a down comforter would be a lovely addition. Also, the hot water could be bit particular at times so make sure you contact maintenance if you have any problems. However, there was a nice welcome basket and everything was clean and spacious. We loved our time here and would absolutely stay here again.

Best Rental Experience

The location, the home and the trip was amazing. The over the top factor was the personal service we received from the host, Isabella. She was always available and facilitated all of our requests quickly and easily from securing taxis to having food delivered. Will certainly book with VRBO again. Farhat

Absolutely wonderful

The villa is very specious, loads of living space, beautiful garden and private pool. Most of all are the host and management who are friendly and helpful with amazing quick respond trying to make the entire process and stay a pleasure. We stayed at the villa for 16 nights - highly recommended.
