**Welcome to Our Fabulous Home in the Heart of Henderson! Free heated pool in December is your book a minimum of 3 nights to include Friday & Saturday. The cover needs to be put back on when not in use or daily fees will be charged

Just 5 minutes from the Las Vegas border and a quick 20-minute drive from the south end of The Famous Las Vegas Strip, this prime location offers the best of both worlds. Whether you're here for the nightlife, the natural beauty of Lake Mead and Hoover Dam, or the excitement of nearby casinos, our home is the perfect base for your stay.

Our property has even hosted NBA superstar Kyle Lowry and his friends, who loved their stay—so you know you're in for an amazing experience!

**Highlights:**

**Check-in & Check-out:** Standard check-in is 4 pm, but we offer free early check-in if the house is ready. Late check-out is also available at no charge if no one is checking in that day. Just ask!

**Prime Location:** Close to grocery stores, gas stations, freeways, and local casinos that rival those on the Strip. Raider practice stadium, the airport, Fremont Street, Lake Mead, and Hoover Dam are all within easy reach.

**Bedrooms:**
- Primary bedroom: 2 queen beds
- Two other rooms: 1 queen bed
each
- Large room with 2 triple bunk beds and 1 queen bed (This is considered two bedrooms but is one large space)

- Comfortable couch, love seat, recliner and a 65-inch TV overlooking the pool
- Fully equipped kitchen with modern appliances
- TV’s in each bedroom and four TVs in the living area with the pool table

**Pool & Spa Details:**

- **Pool Heating:** The pool can be heated (86 degrees)

-November, December, January & February $175 a day

March, April, May $125 a day

September, October, 150 a day

June, July & August - no heat needed

Please note it is very expensive to heat a pool. We start heating it 1-2 days before you arrive. The pool is heated for all of your stay and we don’t turn it off and on.

It is important the cover is kept on the pool when it is not in use or you will be charged extra fees.

-Spa heating is free, but please turn it off when not in use. It only takes it about 15 minutes to heat up.

- **Pool Cover:** This is only there when the pool is being heated. Leaving the pool uncovered for more than an hour when it's not being used will result in additional charges. cameras are checked at 9:45 pm nightly to make sure no one is in the pool or spa and that the pool is covered.

**Safety Measures:**
- Alarm on backdoor and windows leading to the pool
- Smoke alarms, carbon monoxide detectors, and cameras & noise detectors as per local ordinance and state law
- Professionally maintained pool and landscaping
- Linens are washed between each visit
- Self-check-in with an exclusive code
- Licensed and legal vacation rental – no worries about last-minute shutdowns

**Getting Around:**
While public transportation is limited, Uber and Lyft are readily available. You can also walk to nearby Walgreens, restaurants, bars, and more.

**House Rules & Consequences:**
To ensure a pleasant stay for everyone, please adhere to the following rules:
- Quiet hours outside: 10 pm – 7 am (please turn off party lights by 10 pm) - City Ordinance
-Pool & Spa hours are 10 am - 10 pm and posted as they are a city ordinance.
- Maximum occupancy: 12 people (children included)
- Replacement charges: Lost remotes ($35 for TV, $350 for spa remote)
- No smoking inside the house
- Registered guests ONLY, no party buses or limos
- A/C cannot be set lower than 73°F
- ID required for all guests 18 and older
- No drinks on the pool table
- No glass by the pool or spa
- Tampering with pool equipment or cameras is strictly prohibited and will result in immediate eviction.
- A minimum $500 fine will be charged to the guest if a neighbor calls the city with a noise or occupancy complain, that is valid. Please help us maintain our license by following the city's rules.
