The Space:
This 1,830 sq ft (170 sqm) two-story condo has 3 bedrooms and 3 full bathrooms and is perfect for a tranquil getaway to the Riviera Maya. The home is located in a beautiful residential development called Lagunas de Mayakoba, located in one of the most preferred locations in the Playa del Carmen area. The community is surrounded by lush jungle and is a great place to reconnect with nature and observe local exotic wildlife. It truly is a little slice of paradise! Stroll outdoors through jungle walkways and jogging paths, experience warm tropical breezes and capture spectacular sunrises and sunsets from the rooftop terrace. Take an afternoon swim at the community’s infinity pool and enjoy dinner on your private terrace afterwards. This place truly has it all and is an epic choice for a nature-enriching and peaceful vacation getaway. It's also very close to Mayakoba’s home of the PGA Tour, El Chameleon Golf Course, if golf is on your agenda!

This gated community sits inside Ciudad Mayakoba with a magnificent waterfall entry and beautifully landscaped grounds surrounded by lush jungle and plenty of nature. Guests will enjoy a relaxed and peaceful stay in a privileged place close to one of the most beautiful beaches in the Riviera Maya, Xcalacoco Beach just 3.3 km/2 miles from your door.

On top of all this, the condo is near two great golf courses, one of which is home to the PGA Tour each year, the El Chameleon Golf Course. And there are so many different things to see and do around Playa del Carmen -- everything from the beach and beach clubs, water sports like snorkeling, scuba, paddleboarding, and boating, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private boat/yacht and fishing tours, and much much more!

The Neighborhood:
The home is located in the gated community of the Ciudad Mayakoba in the subdivision called Lagunas de Mayakoba, a beautiful development immersed in the jungle of the Riviera Maya.

Getting Around:
The home is about 49 km or 30 miles from the Cancun International Airport (CUN) and is located in a gated residential area called Lagunas de Mayakoba.

Please take note: Although the Mayakoba area is a beautiful place to stay, it must be mentioned that it is a bit far from the famous Fifth Avenue tourist zone, as Mayakoba sits off the main freeway. You’ll need a car to move around freely or find a means of public transportation. Also, there is no nearby beach access in this area. You again would need to drive or take a taxi to the beach. The nearest public beach is Playa Xcalacoco.

There are also 2 ADO bus stations to get you to nearby Yucatan destinations or other Mexican states:
- 5th Avenue and Benito Juarez
- 20 Avenida Norte and Calle 12

In the event you're driving around town, please note there are PARKING METERS IN PLAYA DEL CARMEN! There is one digital park meter per street, so you have to look for it. Parking meter hours of operation are Monday to Sunday 10 am to 10 pm, maximum 6 hours.

PARKING LOTS/GARAGES IN DOWNTOWN Playa del Carmen:
- Under Quinta Alegría Mall. The entrance is on Constituyentes Avenue between 10th Avenue and 5th Avenue.
- Tendenza Parking is on 10th Avenue between 14th Street and 14 Bis Street
- Plaza Pelícanos - 10th Avenue between 8th and 10th Street
- 34th Street and 10th Avenue. 24hr car park (not underground)

Other Things to Note:
Wi-Fi, satellite TV, bed linens, towels, and kayaks for the community lagoon are provided free for all guests during your stay.

There is an assigned parking space at the property.

Please note that you need to make a reservation at the building administration to use the pool, gym and community lagoon in order to comply with COVID restrictions.

A daily allowance of 20Kw/Day of electricity is included for short term rentals. Additional consumption will be charged at 3.85 mxn / kw. Electricity is not included for bookings of 28 days or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check out for any additional consumption. Help us save energy by using the AC only when needed, avoid leaving it on if you are not in the property and close all windows and doors when you use it.

For long-term stays (21 nights or more) there is a fee of $50 USD for a mid-stay cleaning service.

There is no daily housekeeping service but the unit will be thoroughly cleaned prior to check-in. Mid-stay cleaning services can be requested for an additional fee.

The home is located in a community that provides 24/7 gated security.

We do supply some bath essentials to get you started, like some toilet paper, and soap. These items are not replenished each time you run out.

Security Deposit : A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

House Rules:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during your stay.
- Please avoid moving furniture.
- Pets are not allowed.
- Gym schedule is from 6 am to 11 am and from 12 pm to 10 pm.
- Kayaks are available from 9 am to 5 pm. The guests need to go to Tower “I” and provide an ID to receive the paddles.
- Pools are open from 8 am to 10 pm.
- Jacuzzis are available with prior reservation at Tower “I” and are available from 9 am to 5 pm. Each party is able to use the jacuzzi for 4 hours. A cash security deposit of $2,500 MXN is required for any possible damages and a deduction of $200 MXN for jacuzzi cleaning. If there are no damages, the remaining $2,300 MXN will be returned after jacuzzi use.
- Your parking hang tag should remain visible in your vehicle at all times. There's a $15 USD charge for lost parking tags.

Security Deposit:
A security deposit of $300.00 is required upon your arrival and the amount will be returned to you before you check out, provided there’s no damage or anything requiring repair due to an incident during your stay.

Interaction with Guests:
You can check yourself in using the keypad.
