Please book with the exact number of guests in your party. Occupancy will be verified to ensure compliance with house rules.

Lastly, the living and dining rooms feature Persian rugs, and the bedrooms have white carpet. To help protect them, we’ve placed plastic runners in high-traffic areas.

Although food and drinks are not permitted in the bedrooms per our house rules, the runners help prevent accidental spills and avoid unnecessary costs for both guests and hosts.

This house is amazing. The location right on the river provided gorgeous views. Deer and wild turkeys came to visit everyday. The house is huge and would accommodate a family gathering. We really enjoyed our stay here.

Great time in Valley Springs

The family and I really enjoyed our stay here. The property was conveniently located to our destinations, and kept us entertained while at the house. Will definitely stay again in the future.

beautiful outdoor space

plenty of room, well stocked kitchen, outdoor space is the most incredible feature. Pool is great, pavillion with shade makes it perfect. The view is a wow!

Great property!

We enjoyed our time here. Great backyard! As noted that a room is locked, u can't get to the pool from the room that is closed off, which would be so nice to not have to go to the backyd, from the front door, but the river is right there and u can hear it, which is even better. We had to drive to fish, because of grandkids are a lil young to hike that route but it was overall great!

Private, great for a relaxing getaway for large families

Would love to come back during the summer and use the pool... Great BBQ area, great for families to come together and relax in a quiet and peaceful atmosphere where tv and internet isn't really a thing to do

Riverfront Vacation Retreat

This property is a retreat, you feel like you are away from it all. The location is gorgeous, the house is beautiful and had something for everyone within our group. The owner is one of the best, couldn't be more helpful or kind. Was definitely the best trip we have had and can hardly wait to return.

Beautiful views

The pool was great. Hanging outside when it was not over 90 degrees was great. I loved hearing the river. Kids did not want to get out of the pool.

We had an amazing time! The house was very spacious and clean. We loved having our private pool overlooking the river. The gazebo was awesome for afternoon cookout by the pool. We highly recommend this property. JP the owner was very helpful and responded in a timely fashion!

These were great guests! Pleasant and easy going from the start. They were respectful and appreciative of the place, both of which make the hosts happy and appreciative in return. They left the home in a nice and orderly manner. We appreciated this too. We hope they come and stay at the home again.

Great place to stay with family and friends

The place was great. It surprised us with the view and location. The only challenge was that pool was cold even though it was sunny. I wish they had a headted pool or I would not recommend the place if you are going for the pool. We had barbeque and some amazing time with friends / family - its a nice get away not too far from the bay and the location is nice. We all enjoyed the stay and would recommend the place.

Nice getaway from the city

The house was nice and pretty much isolated. Pool was nice too but unfortunately it did rain on one of the days we were here. This place would be perfect for the summer especially with it having a pool. Outdoor deck is a nice area to relax and enjoy the scenery. Even had deers walk by the back while we were bbqing. Just a few mosquitoes, other than that we enjoyed out stay.

Thank you, Ben. It was good hosting you and your party this weekend. Glad you enjoyed the grand view of the mountains and river and our friendly deer. The mosquitos are a seasonal affair, mostly just in May, and then only when you stay out of doors at night, which probably was your experience. We left you an insect repellent on the entrance table.

River view

We stayed for 3 nights & we only left to eat out once. What a view of the river! The whole family spent the whole time in the pool & enjoying the view. If you bring enough food & drinks you won't need to leave at all. Even my daughter noticed how relaxing the sound of the river is. She wouldn't normally notice these things. Great house & overall great experience.

Gorgeous view off pool deck.

I rented this home for the family of my new son-in-law during the weekend of the wedding. We checked out the home when we dropped off welcome bags. Home is definitely not handicapped accessible and had a bit of an odd smell, but was plenty spacious inside for several couples. The pool in the back of the house had a gorgeous view of the river down below. A bit pricey for a winter stay, but well worth the cost if you will have time to spend outside in the pool with the view!

Thank you Debbie for your gracious comments. This is actually spring, not winter. Our high season starts in May and the weekend your guests stayed is the county's annual fair and the home is usually in big demand at this time. Sorry your guests couldn't stay longer and enjoy it. We wish we could have done more for you. The "odd smell" is the first. The master bathroom was just remodeled. Your guests were the first to use it. Perhaps you smelled the fresh paint that came from there.

View and pool that will blow your mind!

This property is truly one of a kind. The house is large and easily accommodates multiple families. It is an older home, so don't expect a ton of bells and whistles. But it is clean and large. The property is absolutely stunning! The view in the back of the home over the river valley looks like a computer background and the pool area was THE highlight of our trip. The property manager, Maria, is great to work with and very available throughout the process. Overall, a 5-star property, and we will be back!

Good property for 5 friends

Property manager had mixed up the date of arrival and the house wasn’t ready when we arrived. Took a couple of hours to clean while we waited by the pool. The living room furniture wasn’t conducive to watching TV comfortably but we didn’t really want to watch much TV. The pool area was very nice. Some of the kitchen cookery/dishes weren’t very clean and we ended up washing most things before use. The owner was pleasant.

We apologized for the scheduling mix-up. The house was ready for the most part. The beds were made and the bathrooms were cleaned. The dishes were already cleaned and put away before they came. Not sure why they had to clean them by hand, other than as general precautions against the virus. We thoroughly wash and sanitize after guests leave. Between the property manager and the housekeeper, they quickly vacuumed the rugs and mopped the floors. Our guests had wanted to arrive 1-1/2 hours before the normal check-in time and we had granted their request. By the time the last guest arrived, the home was ready for them. For their inconvenience, the manager left them a nice bottle of red wine. Regarding the mix-up, our sincere apologies again.

Fun in the Pool

We had a great week in this house. We spend hours and hours swimming, playing and floating in the pool. We grilled outside most nights, but usually ate in because of pesky bees (that were only around when we were trying to eat dinner). Lots of great places to sit outside. We loved the view from the yard and the balconies. Hearing the river all the time just added to the ambiance! When we weren’t swimming in the backyard we went fishing and kayaking (with our own kayaks) on New Hogan Lake. We also went to Lake Alpine for the day which was lovely although crowded. We recommend going early. The kitchen had everything we needed. Overall, the house met all our needs.

Family Fun

This was the perfect size for our family of ten. My husband and I stayed at our home next door, and our children and their spouses stayed at the VRBO. The living room was big enough for all of us to be able to sit and talk. There were two tables, which fit all ten of us inside, and there were tables outside, which also accommodated ten. There were plenty of plates, silverware, pans, cooking utensils, glasses and knives. The outside area was spacious and offered shade, if needed. The pool was large enough for everyone, and pool toys and beach towels were provided. The view was gorgeous, and plenty of lounge chairs offered a chance to enjoy it. We shalll definitely return!

A Happy 18th Birthday

We loved this property so much! We celebrated our son's 18th birthday here. The house has a great pool and there was lots of room -- a huge deck and shaded gazebo and lots of little nooks and crannies hidden about to retreat. The sound of the river and the gorgeous views were stunning. And the stars at night -- Wow! My son and his friends slept outside one night just to take it all in. They had a fox sighting! The house and kitchen was plentifully stocked -- no need to bring any of your own cooking equipment at all. The bedrooms are spacious and comfortable. The property has many, many stairs! It was good exercise for us, but something to know if you need single floor property. ABOVE and BEYOND: Our arrangement was a bit complicated and it required a lot of communication with JP and Rosa. They were incredibly helpful and got back to us right away with every question we asked. They went above and beyond to work with us to make our stay pleasant and fun for our son's birthday. Thank you so much!

Great house, not so great professionalism

We had a small group of friends come to stay at this beautiful property over a late-July weekend. We had an amazing time in the pool, enjoyed the gorgeous view, and lounged around in the gazebo. The house itself was wonderful & we have no complaints about our stay there! What we do have issue with is the fact that it took the owner well over the 21 days to return our deposit. Time was of utmost importance in getting the money to him when we wanted to reserve the house, and so we expected the same courtesy would be given in refunding the deposit. We had to contact him several times in regards to getting the money sent back, which we found very unprofessional. We would love to say that we would stay here again, because the house was amazing, but we are sure we could find something similar with a little less hassle in getting refunded on a deposit we made sure was to the owner in a timely manner.

We had an incomplete address on their application and had to contact them to correct it. It took a couple of days before we heard from them. And we sent their deposit promtly once we received their corrected address. We had some issues with these otherwise nice guests though. The fans in the bedrooms and the AC were left running, all the outside lights were left on, we found stain damages in the carpet in the master bedroom and miscellaneous trash was left on the premises. We have a checklist on the table by they entrance for our guests to remind them of these things. They probably were either in hurry or didn't pay attention to it. Of course, we welcome them to visit again. We just ask that they be a little more attentive to the things mentioned next time.

Nice views by the pool.

Very nice location, pool/patio was nice small refrigerator out by the pool was great for snacks and drinks in 90+ weather. You cannot beat the view and sound of the river 5 stars for that. My only complaints was most of the window coverings were not functional and you could not close them. Some were also broken. There is no lock on the master bedroom door. Other great stuff is kitchen has everything you needed. Refrigerator has an ice maker which was nice. We prepared most of our food at the home and used the grill by the pool for dinners. We also loved the large table by the pool and grill to eat our dinners. Wi-Fi is not that great just for emails, and we could not watch much tv which was fine. My husband had a Teams meeting and he was able to connect using our personal hotspot. FYI there are a lot of stairs to get to the pool I think about 20, and there are 3 levels in the home. This is not a problem for most but for frail elderly or wheelchair bound this would not be a good place. There are 4 bedrooms all nice 3 on 3rd level upstairs and 1 downstairs 1st level, which my old teen enjoyed. The host were great to communicate with.

Thank you, Christine. You guys were great to host. The window shades are hefty and you sometimes need to hold the bottom as you pull the strings. A lock for the master bedroom would entrail having keys to open it with. Keys can be lost. Guests could accidentally lock themselves out. But thanks for your suggestions and will address any other issues with the blinds. Thanks again!

Home away from home

I booked this home for my husbands birthday weekend. He wanted to go fishing so I was looking for something close to the lake and accessible to water. Maria and Jp were very responsive and accommodating through my whole experience. I had many questions before I booked and they were very quick to answer back. The home was very clean, and had plenty of space for my group of 8. The house was also stocked with plenty of dishes and condiments I needed for the weekend. The view from the house is absolutely breath taking as well and made the home feel very cozy and welcoming. Even though Maria suggested the lake close by for fishing my husband was able to do most of his fishing down at the river, all 4 men caught many trout! The hike down to the river is not for the faint but it is very manageable. I really don’t have any cons to say about the house. At one point the wifi did stop working but we were having such a good time we didn’t even notice. It didn’t effect anyone and I didn’t reach out to Maria and Jp to ask to fix the problem. If I absolutely had to say this awesome house was missing something the only thing I could say would be a hot tub. Other then that everything was perfect! We had the best weekend in this beautiful house and we absolutely can’t wait to go back!

Great get away for the family that needs to slow down

We had a great stay for the 2019 Thanksgiving holiday. We had a lot of questions before we arrived about how the kitchen was stocked since we'd be cooking in unfamiliar territory. It was just a quick matter of a note to the very helpful owners to get answers. Super friendly and very clear communication. Once we arrived we enjoyed the beauty and serenity of the location. The house was well maintained and the grounds and surrounding area was clean and neat. The ability to open up the garage door really helped expedite our unloading (and later reloading) of the cars. While there, I broke a chair and when I let the owners know, it was a simple matter to resolve the issue and pay for my damages. My only complaint about the entire experience was the painfully slow internet. I wish this was disclosed before we arrived so we could have planned for it. Instead it was an unpleasant surprise. If you're expecting to do anything more than check your e-mail (one at a time) then bring your own hotspot and ensure you have cellular coverage because the internet at the house will disappoint. However, if you're looking for a place to disconnect then this is the right choice for you. ;-) We look forward to booking the property again so we can enjoy the pool and outside deck area more and now that we're aware of the bandwidth limitations, we'll bring entertainment rather than rely on being able to stream anything. Recommended!

Dear Keith Bell, Thank you so much for your gracious reviews. Sorry for the issue you had with the internet speed. Because of the home's distance from the mainline, we have relied on a WiFi modem with a data plan. With multiple users the data can be used up pretty quickly, after which the connection is just good enough for email and web surfing. In another month or two, we are told that we'll have a much faster speed when the company upgrades to 5G with unlimited data plan. You should have a much happier experience with our internet connection the next time you stay with us. . . .Thank you again.

My husband and I have been managing this property since 2016. We fell in love with it the first time we saw it and felt blessed that the former owner chose us over other competing buyers. We enjoy sharing it with our guests but we ask that they respect and treat it like their own.

We have Persian rugs in the living/dining rooms and whiter carpets in the bedrooms. We have a few plastic runners in high-traffic areas to catch any soda or coffee spills. This has happened although one of our House Rules is not to drink or eat in the bedrooms. So the runners help us and the guests from any damage issues that may ensue if we didn't have them
