NOTE - the Kona Reef complex will be in construction maintenance January, 2026 through June, 2026. The A building will have spalling work completed 2/3 though 3/31. You will not be able to use the lanai Monday through Friday during this time. Also note that the lanai furniture will be in the second bedroom, so we are renting this condo as a one bedroom with a king bed during this time. The pool will be open during maintenance but there could be some construction noise.

NOTE - CENTRAL AIR CONDITIONING is being installed March, 2026. Complete kitchen renovation November, 2024. New King mattress August, 2025.

This oceanfront condominium has nani (beautiful) views from every room. The kitchen is NEWLY RENOVATED and fully appointed with stainless steel appliances and quartz counters. The floors are newly finished and the living room furniture and mattresses are all new. Both bathrooms are tiled throughout with new showers, sinks and vanities. The entire condo is appointed with Hawaiian comforts. Nani! Ho’onanea (relax). Make this your Hawaiian kauhale (home).

Everything was great. Host was excellent communicator and very helpful. The property was amazing. One of the highlights of our trip was just sitting on the balcony looking at and listening to the waves, surfers and boats going by. The condo was very well equipped and was super convenient to town. Not sure how it could have been better.

Not the most welcoming. Kitchen was nice. Bathrooms were worn. The sliders were hard to open and the handles were covered with sea salt corrosion. The cockroaches were not a welcome sight. When we entered we were assaulted with a very mildewy odor. It dissipated as the week went on. We will not stay here in the future.

Communication with the owners was helpful and quick. Cannot beat the location. 30 second walk to pool, parking, and ocean front. Restaurants and shopping within walking distance. Awesome view from the deck which is about 50 feet from waters edge. Well supplied condo was great for our 1 week stay. Wish we could have stayed longer. Site description is very accurate, but note there is not AC. Bathrooms, kitchen, flooring, and appliances seem somewhat new. It’s a small and quiet complex that is very well maintained.

Amazing views and great location but everything is damp and corroded. If there was A/C then maybe things would dry out. Couch cushions, kitchen chair cushions all damp and have mildew, inside ring of the washing machine is completely moldy. Towels never dry and so start smelling. All metal items (light fixtures, knives etc) are rusty and corroded. Soft patches on wall etc. We kept the fans on at all times. Overall the place needs a refresh. I know it’s hard to keep things dry this close to the ocean but we had stayed several nights at another place oceanfront and because they had A/C this was not a problem. Loved the location, pool was nice, walking distance to town, but in order to charge this much it really needs to be updated and cleaned up.

Great location

We stayed here at the end of June with 2 kids. The place is clean and in a really great location in Kailua-Kona. The owners are really responsive. We appreciate having the space with littles and the ocean view. The unit is located next to the pool so it can get loud or you are looking into other units. Not a huge issue as long as you're not looking for that extra bit of privacy. It is clearly stated there is no AC, and there are a couple of extra fans but some days were rough with the heat and humidity. Even with the windows open, the furniture felt damp at times. Again, not a huge issue but if you're traveling with kids who are still napping or go to bed early, just something to consider.The unit is easy access to a small beach, ocean front stroll in the grass, parking is convenient, ands you can walk to the little downtown area.

Great location, dated unit

The location and proximity to the ocean five star!! The unit was dated, uncomfortable beds, corrosion everywhere and NO AC. Other units have AC in the complex. To remain competitive, our unit must make some upgrades.

Beautiful Views at Kona Condo

Beautiful views from the condo. Very Clean and host is extremely responsive. Only issue was when we entered the property the condo was very hot inside. I did not read when I booked the condo that it did not have AC. I reached out to the host, who responded within minutes. He was able to get us fans the next morning. Once we got the fans it cooled the place down with the windows open. It also had a wonderful breeze, that kept us cool. Highly recommend outside of summer months.

As advertised...Very nice stay.

The only complaint I had was how loud the ocean is when the slider is open.....that is how close you are to the ocean!!! Fantastic spot. We enjoyed watching surfers from the lanai every morning and evening. Walking into town daily is a breeze. Great location to adventure from. Well stocked kitchen with nice appliances. We hope to be back again soon!!

The best time

We had an incredible time at this condo right in Kailua-Kona. The condo was in excellent condition, clean, and fully stocked with all kinds of extra’s. The view from the lanai was spectacular! I shot sunset photos from there every night and didn’t even have to Go down to the main beach area. Also the microwave stopped heating so I contacted the owner of the unit and she had it replaced within an hour! I’d definitely rent this unit again.

Last minute 2/20-28 vacation

Recommend this excellent 2 bedroom 2 bathroom oceanfront. Turtles, dolphins and whales from lanai plus cruise ships, rowers, fishing boats and surfers.Has lots of what you need to cook but oddly no salt or pepper. Pool was clean. One window in kitchen doesn’t open but the ceiling fans kept us comfortable.Could use king mattress replacement as it sagged at top corner. Microwave made intermitent noise and had a bad electrical smell that needs maintenance Super happy to find something like this last minute!.

Great memories

This was a fantastic vacation and the place and location was fabulous. The kitchen was excellent and had all the things you needed. The coffee pot that was drip which was a challenge for me but worked great. The lanai was fabulous with the best view ever and we were able to see whales and dolphins and a turtle it was all just amazing so this is a great place. Great memories I would absolutely go back loved it.

Great base for Ironman week

A super base for Ironman. 20 min walk to the pier. Most amazing views of the ocean from the Lanai and regular visits from the Dolphins. Fran was a really helpful host and great communication throughout. Thanks

Kona Reef A17

We love the Kona Reef. We have stayed there several times. This is the first time in this particular unit. We usually stay on the top floor because I don’t want to hear people above me but this second floor condo was perfectly quiet and peaceful. The initial supplies left were the perfect amount for a 10 day stay. The unit was clean and comfortable. The host was very responsive to issues that were actually my own doing;)

Beautiful Views and Location

We had a rough start, but an amazing rest of the week. I was notified before our arrival that the unit had experienced some recent water damage. We found mold covering all box spring/mattress covers. It was later in the evening (8pm) when we arrived and we were told that no one could be sent out until the next day. We took off the covers, vacuumed and washed some bedding. The next day, super nice folks came out, removed all bedding/sheets and remade the beds with new linens. I did ask for compensation for the night, considering we had to do some work when we arrived, which is the last thing someone wants to do after 19 hours of travel. We did not get any compensation, but were offered a full refund if we wanted to leave. We were hopeful that the issue would be fixed and it was. The furniture is a bit older and some of the dressers smelled musty - but again, the unit is right on the water, so we hung all our clothes. Once we got windows open and fans on, the air circulated very well. The pool is great, the location is amazing, and the unit had everything we needed. The views were just stunning and you can see boogie boarders from Honl's beach, right next door. The free/on site parking was also wonderful and easy to access. We felt safe at the complex and everyone was so nice. We did not mind the lack of A/C and hearing waves crash EVERY night was amazing. Best natural sound machine! The pool has quiet time, so that was also a nonissue for us. Great washer/dryer too!

Love this place!

The lanai with the waves crashing and the sunset views can’t be beat. Also pleasantly surprised by the beautiful pool. Beds were comfortable and kitchen easy to use. Perfect stay!

Property manager was awful, lots of problems

We live on the island and this was a 5 night combo work and staycation. We could not connect to the wifi on arrival. The network and password listed in the info book was different from the one in the emails we had received. Neither were correct. I contacted Sandy the property manager who was abrupt and rude and told me “bear in mind you’re in Hawaii”. Nevermind I live here but that has nothing to do with the incorrect information. Finally I figured out that the listed password contained capital letters when it was supposed to all be lowercase. The bathroom flooded. Workers were in and out repeatedly. The unit below us flooded which it turned out after many maintenance people in and out drilling into walls and getting mud and water all over the unit, was the result of the water heater that needed to be swapped out. Sandy called us once to yell at us about how it was an emergency and we had to let in the maintenance people in right away, but they had already come and gone repeatedly. We were out of hot water for 24 hours. Sandy was again rude but offered what we had paid for two nights to move us to a hotel. There was no way we were going to get two oceanfront rooms last minute at a decent hotel for what we were paying plus moving would be a huge hassle. The furniture, mattresses, linens, all cheap and uncomfortable. We left behind a couple of things which they refused to even look for because ‘there are guests in the condo’ for weeks. Do not recommend.

Wonderful property, Great unit, Excellent Value

No better unit at Kona Reef -- overlooking the pool and being oceanfront can't be beat. Close enough to town to walk to shops and restaurants which makes this property extra special and unique. We had no trouble with interior temperatures in May and did not miss A/C. Owner was super responsive and accommodating. Would definitely stay again and recommend highly to others.

Always a fun stay

Great location! We love staying here. The residents give you the full Hawaiian experience with a nightly conch shell ceremony. Easy walk into downtown. Kitchen well equipped for basic cooking and grilling. Having the door and windows open keeps the condo super comfortable plus you get the ocean sound. This was our second stay and we would definitely come back.

Fabulous Condo! Superb Location!

This condo had everything anyone could ever want! The condo was immaculate and well stocked with dishes, spices, cookware, etc. There were even beach chairs for us to take for our beach days. The beds were comfortable and we enjoyed sleeping with windows open listening to the crash of the ocean waves. Sitting on the lanai overlooking the ocean and watching the surfers was an added bonus.

Location & View is A+

My husband & I were island hopping for our birthdays. This was the only condo we rented & it definitely had the best view! Exactly as pictured. A lot of great extras for our use. We only used 1 of the 2 bedrooms. Parking was simple every day. The grounds keeper is dedicated. He has his daily routine & does a great job at keeping the pool & pool area very clean!
