We at BnB Host Management understand that during this time of a Major Disruptive World Event, travel and petrol are an uncertainty.

This also comes under Extenuating Circumstances.

I can promise you that in the circumstance that you are unable to travel due to petrol shortages or Airport closures, I will override any cancellation policy and will organise a refund for you.

There would be only two considerations for you:

1) When a guest is entitled to a refund, we reserve the right to pass on any credit card transaction fees to the primary booking guest, relating to their reservation.

2) We would just require any kind of documentation of proof, to confirm your cancellation request falls within the `Extenuating Circumstances`.

`We had such a wonderful stay at Robyn and Dave`s property! We loved the luxurious feel of the house, and especially appreciated all of the small touches - no detail was overlooked.
It was amazing to be so close to both the beach and the shops, our toddler was so excited to have an ice cream just a few minutes walk down the road. It meant that our trip had a true `holiday feel`, even though we were so close to Melbourne.
Robyn and Dave were very responsive and helpful, and provided detailed information including a great guide for the house. Would definitely recommend this property to friends and family and we will be back for some more R&R.`

*You will find Seaford Luxe Beach House to be elegantly styled, whilst still providing the reassuring comforts and functionality of home.

*This Luxurious home has a convenient work space suitable for work/business stays and is close to public transport links (Seaford Station).

*Perfect for large families with a fully epuipped kitchen offering everything you need to cook meals.

*Spacious laundry with brand new washing machine & Dryer

*Extra Bonus: Head straight through the garage to the Outdoor shower in the private back yard.
Perfect for washing sand off the kids after a fun day at our secluded Seaford beach right across the road from the property.

*A handy Entrance Lobby to leave sandy footwear, so you`re not having to constantly clean up sand spread throughout the house.

*We pride ourselve on being Children & Infant `Friendly` and provide a Highchair (Found in the laundry) and a Portable Cot (Stored in bedroom 3 wardrobe).
** IMPORTANT: Please bring your own cot linen and bedding.

*Portable Cot can fit in bedroom 3 when fully opened but fits much better in bedroom 2, if that is your preferrence.

*Main bathroom has a large bath tub as well as a shower, with a Private toilet is in it`s own separate room.

*Master bedroom has an ensuite and walk-in wardrobe.

*Sofa in the `Den` pulls out to a Queen sized bed. Guests can make the sofa bed themselves when required.
Linen and bedding for the sofa bed can be found on the top shelf of the Master bedroom walk-in wardrobe.

*Enjoy the outdoor breakfast Bar and outdoor dining on our spacious deck in the private backyard.

*Please leave the linen and bedding on the top shelf of the Master bedroom wardrobe for Guests requiring the Sofa bed in the `Den` to access.

*The Wardrobe in the `Den` is private, locked and not accessible to guests.

*One of the cupboards in the ensuite is private, locked and not accessible to guests.

*One of the kitchen cupboards is private, locked and not accessible to guests.

*A portion of the laundry cupboard is private, locked and accessible only to the cleaners.

Walking distance to the shopping centre.
Close proximity to Frankston including the Frankston Hospital, Bay side Shopping Centre and the many other facilities Frankston has to offer.
Gateway to the Mornington Peninsula.

Walking distance to Seaford Train Station.
Walking distance to bus stop. The Buses regularly go both directions, north and South.

*Cleaners may have placed the outdoor cushions into the garage, due to poor weather conditions.
*If the weather turns bad during your stay, please put the outdoor cushions into the garaged. Many thanks.
*LONG STAYS
All bookings of 21 nights must have a mid-stay cleaning service. You will have the option of a Refresh $200 or a Thorough turnover Clean and restock at $350.
** Guests must vacate the premises while cleaning is being carried out.
Cleaning services for longer term bookings will be negotiated to allow for our team to periodically clean, maintain and inspect the property.

*Please be aware that Requests for Additional Services will come with Additional Fees
*All bookings are *NOT* confirmed until the Hosts IDV Form process has been completed by the Primary booking guest. This is compulsory.
*FULLY REFUNDABLE DAMAGE SECURITY BOND: $600 will be activated 1 day before your arrival date. Please ensure you have sufficient fund in your chosen payment method.
*As this is in a residential area, Quiet hours are from 11pm - 7am
*Primary Guest will fill out our ID Verification form
*We do not accept groups of guests under the age of 25 years.
*No Schoolies
*Please treat this home with respect as if it were your own.
*If you use the BBQ, please use the provided BBQ cleaning equipment to leave the BBQ clean for the next guest. If the cleaners have to clean the BBQ after you, there will be an extra $45 fee added onto the cleaning fee.
*The cleaning fee covers a standard clean only. If cleaners are forced to stay longer, due to guests lack of care, then BnB Host Management reserve the right to pass those extra costs onto the guest.
*There will be a minimum fine of $200 as a consequence for smoking, partying or bringing in animals.
*Please DO NOT REMOVE the large bottles of Shampoo, Conditioner & Body Wash in the bathroom/s, Dishwashing Liquid, Rinse Aid & Disinfectant Wipes in the kitchen. These amenities are the property of BnB Host Management and are regularly refilled for guest convenience. Additional fees may apply if items are removed.

Great Place

It was just all very easy to check in and out. Great place to stay. I can recommend this place and I will be back again.

Superb location

Despite reams of instructions, we found the house easily, and from there everything went smoothly. The info in the house file is excellent. The location is excellent - walking distance to shops, restaurants and the train station. And across the highway is the beach! Highly recommend

This Property is located directly opposite beautiful Seaford Beach.
You will feel at home immediately. There is an open plan
living/lounge, a dining room & fully equipped modern
kitchen. There are 3 bedrooms, a Den (Bedroom 4), 2
bathrooms and a large back decking.
The house has central ducted air-conditioning (heating &
cooling) throughout with outlets in every room.
There is also an outdoor shower with hot & cold water in
the backyard to wash sand off feet when returning from the
beach. You can access this outdoor shower by opening the
garage with your remote and accessing the backyard via a
back door in the garage.
