The home has everything one may want from a vacation home. It is located in a gated community that is just 26miles from Yosemite Park Entrance in Gold Rush historic town of Groveland. There is plenty to do all year around for outdoor enthusiasts. Go to Yosemite or many of the places around the area. Kitchen has all utensils for cooking and the home has central heat, A/C and internet connection.

Smart TV allows you to stream movies from online services like Youtube or Netflix. There are 3 queen size beds and a large sofa in the living rooms. It can comfortably sleep 6 in bedrooms + 1 in the living room. Fold out cots can be provided upon request for additional guests

We are located in a gated community and you will be sent instructions on how to enter and get to the house. At the gate you will be charged a fee to enter and get a gate pass. It`s $50 per vehicle per visit (not per day).
- No Smoking
- Please be considerate of neighbors, No excessive noise after 9PM.
- upon entering our gated community, you agree to pay $44 amenity use fee per each car, per stay. This is a rule of the home owners association that i have no control of.
- Check out time is 11AM sharp. Unless it was previously agreed upon for a later check out, there is a $20 fee for every half an hour of over staying past 11AM. We need time to get the home ready for the next arrival. Thank you for understanding.
All you have to do upon check out:
- Put all your trash in the bag/bags provided and leave those outside next to stairs.
- The dishes/pots/pans/kitchen utensils have to be clean as they were upon your arrival

There is a $50 fee that will be deducted from your deposit if kitchen plates/pans/pots/cups/utensils or any other combination of those is left not washed.
The only reason I have this in writing is because lately I have too many people coming and leaving a mess in the kitchen. This is a vacation rental, not an all-inclusive resort with room service. I want you to enjoy it and offer at a very reasonable cost. All you have to do in return is be normal :) Being normal, besides regular benefits of being normal, also helps me a lot to keep the costs of operation under control and which translates into you paying less for your vacations in the homes that I own and manage :)

I expect you to act as adults and keep the place reasonably clean = as if you are in your own house. I will take out trash bags for you, but I really don`t plan on picking up small and big things all over and around the house after some crazy party. Absolutely no smoking inside and within 20ft/6m of doors windows. Cleaning fee includes cleaning the house, kitchen and bathroom, sheets, towels etc. Doesn`t not include washing dishes or any other kitchen stuff/utensil that you used.

Wonderful home!

Our family enjoyed having a home to stay in after visiting Yosemite. The home exceeded our expectations! Plenty of space, comfortable beds, easy check in process. Parking costs are something to factor in (50) to your stay. Hope to return!

Great place close to Yosemite.

We stayed for two nights, 4 adults and 2 small dogs. The family room/dining room and kitchen are all open and great for sitting and catching up! Easy communication with the owner, easy ride to town for dinner and not too far from Yosemite. The place is in need of some small repairs and updating.

My family stayed here for a short weekend. Upon arrival it looked like it had been cleaned however there was hair in both showers, an odd smell in the living room and the rug in the living room looked like it had never been vacuumed. While the cleanliness was off putting, the comfort was worse. The couch was also not clean and the beds were broken, lopsided and extremely uncomfortable. This place needs a one time deep clean, new caulk where there is mold, and new beds/couch and it would be fine.

OK with needed maintenance.

The place was as austere as advertised, but functional -- good kitchen and peaceful area. The driveway is impossibly steep for average drivers -- we left our vehicle at the top. Many minor maintenance issues (which I will communicate to the property manager). Could have used hand towels in bath and dish towels in the kitchen. Served our purpose and I will say it was perfect as a dog-friendly place.

Nice property for the price. Quiet and lots of wildlife. Needs maintenance on the property like the yard and the inside. Especially on the smoke detectors, plumbing fixtures and air-conditioning filters.

Place lived. Up to dirty reviews We were prepared literally food under couch a quesadilla I think

Too bad space is beautiful I spent 2 hours cleaning took photos of crumbs on counter under Micro dirty fridge. Pits and pans crusted w burnt and broken No tv remote fridge did it get cool for 24 hours Shades in bedroom broken and Velcro together Barbque was gas but someone had used w charcoal so. That was another big job not to mention no one ever cleaned under barbque grease 2 inches thick on deck so gross and smelly No back handle to deck very dangerous if door shut you have no exit We called to inform and house keeper came and said owner didnā€™t care about property hair in tub sink moldy towels in dryer we just left it then he started harassing us never offering to remote so he cares about getting as much as he can But does not care about property So no tv fridge on 2 Nd day There was food and grossness under couch and in cushions we were looking for remote filthy xtra blankets dirty in pile in closet The place said up to 7 people dog friendly. We had a mix up and the owner basically shook us down. And since my phone went in lake and could not access my vrbo account we texted him thought all was well then he started harassing us He made us Venmo him money for xtra people who werenā€™t even there and a dog deposit which was my mix up then still try to double charge. For xtra fees that shouldnā€™t have to pay Then he wouldnā€™t let my daughter in gate she was the 6 person she had to drive back to town and leave car and we had to pick her up we left place cleaner and still have not received cleaning deposit back and that place has probably never been cleaner We had friends staying down block and they were lucky sad thing if he had a decent cleaner and a little maintenance towel racks door handles

The bathtubs were dirty (dirt and human hair). The guest bathroom floor was unfinished (missing tiles). The guest bath sink faucet was very loose. The towel racks in both bathrooms were broken/missing. The stove burners did not work well. One burner did not adjust and another burner released too much gas before igniting and when it did ignite it momentarily lit up the entire stove top. There was a used sawsall blade sitting in the kitchen window. There were no blinds on the kitchen & living room windows. One of the towels in the guest bath had paint on it and was shredded on the end. The air intake vent was full of dust/dirt. There were lots of cobwebs in the windows. The window sills and base boards were dirty. What was nice was the new floors, counter tops and kitchen table. Overall the house was not worth what we paid for it and we will not stay here again.

1) Lots of spider webs , dead insects in the corners , around the windows 2) Bath tubs & sink were stocked by water after you using them , 3) The location is not so closed to route 120 , It will take about 1 hr to the west entrance of the Yosemite . ( it is easier misleading by the advertising) 4) There is no towel holder bar to put the towels 5) The manager removed the old bad smell trash can one day after our complaint ! 6) I think it will be the great spot to take vacation if the manager taking good care of the maintenance & cleaning in the future !

Great Community with many amenities/26miles to Yosemite Entrance

3 adult couples: we had fun. BBQ worked good. Weather was PERFECT! Home is spacious; but the cleaning crew needs to do a better job. Owner was made aware already. The lake is fantastic, the Mexican restaurant in town is great. Yosemite is breathtaking. Our vacation was not spoiled by anything. Just be aware: Kitchen: fridge/stove were very dirty on the outside. Bedrooms: No hangers anywhere, no shelves, no tables, nothing to lay yr clothes/cell/watch on. Dish towel and bath towels: in the dryer still wet from earlier days and not a pretty smell:( No dishwasher, No toaster: FYI If spider webs don't bother you; you'll be fine. They are all around the house outside and on the top windows inside. (again: cleaning crew) Owner is nice and will take care of the issues; I was told.

I am very disappointed with this reservation. the person who is in charge of taking care of it definitely doesn't care about this place. There is not even the strict minimum, no table stand, not enough towels for the number of guest, no gaz for the BBQ, no toaster...shall I add that some linen were still in the dryer.. forgotten by probably the last guest or maid. I got the instructions to check in via text, The host tells me that I have to take a special itinerary to get in the gate community, that I will have to buy a pass of 35$ to be allowed to stay. (for basically 12hrs stay in the neighborhood...) Arrived there I check my email with the wifi I see that the host also sent me the instruction to check in via email.. except that the content is different... On that message he tells me I can also take another road so I don't have to pay 35$... THANK YOU FOR THE INFO! I would laike to add that the place weren't clean, the showers were full of hairs and the pans in the kitchen all needed to be washed again... I do not recommend that rental at all

Week day get away

This house was great for our week day get away for a wedding. Very clean which I appreciated and the beds were very comfy. All around cleanliness was great, would love to stay here again. I didnā€™t think to bring paper towels and other kitchen items, would be great if there was a little bit more verity of kitchen essentials. Cookie sheet, dish soap, paper towels. All and all this house was awesome and I highly recommended.

We had a great time, the house really nice. Very clean. We cooked alot of meals and would recommend the following items for the owner. Hot pad holders, cooking spray, baking sheet, whisk, and a toaster. Other than that, the kitchen has everything you need. We loved the location and loved the home!!

I rented Alekseyā€™s home for the Thanksgiving holiday and my overall experience was very well. The home is spacious and clean. Very minimalistic style, but has all the essentials. Loved the dining table and kitchen setup, great for gathering & entertaining. The location is great. Home sits in a beautiful community with a lovely lake at walking distance. Neighbors were very friendly and quiet. A few things Iā€™d recommend the host to improve to make the stay even better: 1. Add a few more furniture items (i.e. coffee table in living area & maybe an area rug since itā€™s all tile floors, dressers in rooms, closet hangers/pole, & ice trays) 2. TV & Internet: Wi-Fi was very slow, a faster internet would make wonders. Include at least basic cable to get the local channels. 3. Donā€™t forget to clean cobwebs at the ceiling corners. Had to clean a few up ourselves because we saw some spiders. Also, the vacuum needs a good cleaning. Overall we enjoyed our stay & would definitely recommend Alekseyā€™s place. Good price, quality home. Thanks again for the hospitality!

Clean, convenient, and quiet!

We wanted to visit Yosemite, and stay in comfortable digs (not stay in an old motel or Camp Curry style tent cabin). Alex's place was close to the park, close to town (so we could eat at several nice restaurants and stock at the store), clean and comfortable. Pictures are accurate, no surprises. Kitchen was big, had most everything we needed, and loved the big open feeling of the great room. I liked the firm mattress in the master bedroom. The place is a little sparse on some comforts of home (nightstands, dresser, bathroom rugs, etc). I didn't realize how wearing it would be to drive 1.25 hours each way to Yosemite Valley, but this is a function of the location not with this property. It was convenient to be in town (coffee, groceries, gas, etc). You don't think about these things until you stay somewhere that has none of these. Small nuisance to have to pay for guest pass at security checkin for development. Alex was very responsive, even when I had trouble getting message from HomeAway app for entry and checkout instructions. Easy in and out. I recommend staying, especially if you prefer a quiet place to your self, comfy beds and hot water, convenience of town, and don't mind the drive into the park.

Clean and beautiful!

This property was wonderful and sat in a beautiful area of the park real close to the lake! The dining room table is a masterpiece and a marvel to look at. The house was very up to date and the beds were really comfortable which was great after days hiking at Yosemite! Driveway was also fun to navigate but may not be for others. The owner was very responsive and polite. Would definitely come here again!

Great house with a lot of potential

This house has many great assets but the biggest one is the property manager Aleksey. He is very responsive and accommodating. He responded to all our needs in a blink of the eye. So, THANK YOU Aleksey! The house is completely remodeled from top to bottom and it feels very nice. However, there are things that made our stay much less pleasant than anticipated. 1. There is NO dishwasher in this brand new beautiful kitchen. (no garbage disposal either but it's more to the owner's concern then tenant's) 2. There are NO dressers or closet organizers in ANY of the three bedrooms - so expect your clothes to remain in your suitcases or simply on the floor. 3. There are no side tables to the beds either or no low light therefore there is nowhere to put your cup of water or your book but on the floor 4. The Wifi MUST be improved or don't expect your teenager to use his computer and try to watch a Netflix movie at the same time. 5. There are no baking trays that usually come with the the stove so expect to go and by the single use once in the store. 6. There are no graters so bring your own if you want to cook for your family more then breakfast. The kitchen could benefit from more dishes, plastic containers and other kitchen supplies. Useful for families that come to PML and don't anticipate eating out much. 7. There is a nice balcony but you can't enjoy it as there are no table or chairs there. 8. I suggest re-positioning the curtain rod in the master bathroom as it's a foot away from the bathtub therefore all water ends up on the floor when you take a shower (slippage hazard and/or tile ruined soon) situation. We had to use towels on the floor to stop the flood of water that comes out from the shower while you are there. 9. The driveway is very steep so be aware if you are not used to it. My husband was a PRO in 2 days. 10. The house should be inspected for the windows positioning as we were finding many huge bugs every night therefore we had a feeling they were getting in somehow else but the doorway when we entered. Otherwise, if you are looking for a brand new, carpet free, spacious house you may enjoy it. Thank you Aleksey once again for doing a great job with accommodations.

House was in a good location for us as we were going on a whitewater rafting trip. Beds were comfortable. Kitchen could have been better equipped as there were no cookie sheets and the can opener did not work .Over all it was a very nice house and we enjoyed our stay.

Clean and Modern with a True Great Room

The biggest endorsement that I can give this property is to state that the property is accurately represented by the pictures in its listing. Other times I have entered a rental and have been disappointed in that the rooms are much smaller than suggested by the photos. The great room of this property is mammoth! Each of the three bedroom is sufficient size for the queen size bed in it. One of the bedrooms is larger than the other two and has an ensuite bathroom. Everything was very clean throughout the rental. While there are other houses surrounding this house, when you are in the great room, you feel like you are in the wilds as you only see sky and trees through the windows. Day or night the house is very quiet. You must be aware that you cannot rely on your GPS to find this property (the owner provided instructions will get you there). It is a gated community with only one entrance point. However, when leaving the community, you are able to exit on any street that the GPS directs you. There is a large tv in the great room, but it does not offer any regular television channels. It is, however, connected to the internet and offers apps like Amazon Prime, Netflex and Youtube. I found everything about this rental excellent except for two points. When viewing the pictures, it appears that each of the bedroom windows has honeycomb shades. In reality, the windows are covered by a single sheet of material that does not function as a shade, meaning it is not possible to raise the window covering in order to look out or have the window open. The other issue is the positioning of the wifi router. It is placed on the back of the sectional couch in the great room. We were a large group and this made it impossible for anyone to be seated on that section of the couch. It would seem that the router could be positioned somewhere else other than the back of the couch. We enjoyed our stay at this property and look forward to returning!

Perfect place for our wedding stay.

What can I say! This place is gorgeous! My husband and I needed a place to stay with our friends near Yosemite to renew our wedding vows in the park. This by far was the best decision. Clean, modern rustic , comfortable and functional for all 3 couples to stay. We took the back roads into Yosemite which was a two hour drive but worth it because the view filled with spectacular rolling hills, rivers and farm life. Getting ready there for our ceremony with my girls was picture perfect too. You will not regret this place If you don't mind the drive. But even still it's a perfect lake house location too with its little town for whatever you need.
