Children's outdoor furnitures and playhouse are provided at this property.

Guest Access:
The following area or spaces can not be used by the guest:
- The walk-in closet of the master bedroom
- All of the locked up cabinets and spaces inside and outside of the property
- Shed/Garage in the backyard

Getting Around:
Living in this area, you will be close to almost everything within walking distance. The Felixstow Reserve picnic area allows you to have BBQ and walk along the Linear Park trail.

- 11 mins walking distance to the Felixstow Reserve
- 12 mins walking distance to the Riverside Playground and Payneham Lions Pionner Park
- 17 mins walking distance to the Klemzig Interchange

The public bus stop (Stop 15 on Payneham Road) to the city is a 2 minute walk from my place. It is also a Go Zone bus stop!

A Go Zone is a zone that offers convenient bus services approximately every 15 minutes between 7:30am and 6:30pm Monday to Friday and every 30 minutes at night, Saturday, Sunday and public holidays until 10pm.

Other Things to Note:
The following area or spaces can not be used by the guest:
- The walk-in closet of the master bedroom
- All of the locked-up cabinets and spaces inside and outside of the property
- Shed/Garage in the backyard

##IMPORTANT##
Children must be supervised at ALL times when playing outside of the house.
This is a single level home however there are few stairs to split the floor plan.

1. If you are not 100% satisfied with the cleanliness of the apartment upon arrival, we will arrange for a cleaner to address your concerns within 6 hours.

*Any issues with cleanliness must be brought up to the host within 6 hours of check-in and must allow for remediation. No refunds will be allowed if remediation is not permitted.

2. The Apartment is professionally cleaned each stay, and the guest is requested to return the apartment neatly on check out - any damages, or excess cleaning will be charged to the guest.

3. We work hard to make sure every guest is happy and enjoys the stay, so please ensure the total number of guests is accurate at booking.

4. We could provide a Single air mattress and extra linen for you. However, you will be charged $50 per guest per stay.
4.1. $50 per stay will be charged if the sofa bed is required to use.

5. Cot, highchair and baby bath could be provided upon request with a charge of $20 per item. Please let us know when you make a booking:)
## IMPORTANT ##
Please kindly notice that we only have limited stocks of Cot, highchairs, and baby baths. We might not BE able to provide any cots, high chairs, and baby baths if we are out of stock.

6. Luggage Storage
For weekdays 9.30 am-5.30 pm, if you need to temperately store your luggage, please come to our office at 239 Wright St Adelaide SA 5000, you can leave it in our office for free.
Another option is lockers at Adelaide Central Bus Station, which operates from 6:00 am to 9:30 pm, seven days a week.

7. Lost and found property
We only keep ‘lost and found property’ for up to two weeks. If guests approach us for the ‘lost and found property’, please provide your current residential address and we are happy to post it for you. However, guests are responsible for all postage fees.

Additional rules
1. Smoking is not permitted and a minimum of $600 penalty shall apply.
Please refrain from any other activities that could cause a fire in your room or anywhere in the building.

2. Please refrain from doing any activity which is likely to cause a fire and use the cooking appliances and irons wisely.

3. Please remember to carry your key with you any time when you leave your accommodation. If your keys are left behind in the accommodation, a call-out fee will be applied.

4. Please make sure your door is locked when you leave your accommodation. If the door is found unlocked after check-out, a minimum of a $300 penalty shall apply.
***4.1 Please make sure all lights, Air conditioning, water taps and kitchen appliances must be turned off when you leave your accommodation.
$200 per item is left on.
Any damage caused by not following the instructions stated will result in a minimum of a $600 penalty.

5. Please ensure the only purpose of using this accommodation is lodging.

6. You will be charged for any damage or loss of the accommodation’s facilities, equipment and items caused by you or your guests. The current market price for replacement and repair shall apply.

***6.1 Please kindly look after the keys/cards, forb, and remotes that are provided to you.
The loss or damage of keys/cards will result in $120 per copy per key/card.
The loss or damage of remotes will result in $200 per remote.
The loss or damage of the fob will result in $200 per copy per forb.

7. If extra cleaning is needed, cleaning fees will be applied.
***7.1 If you left the property extremely dirty/untidy and the regular cleaning fee won’t cover the cleaning cost, you will be charged for the additional cleaning cost.

8. Personal belongings left by guests in the room upon leaving shall be sent to the address indicated by the guest at their expense.

9. Please kindly notice that our standard check-in time is 2 pm and check-out time is 10 am and our cleaner will be there on time.

If you wish to check out later than the standard check-out time you must obtain approval from the host at least 12 hours before your scheduled check-out time. The property manager may approve a request for late check-out at their absolute discretion.

Late check-out without notification given to the host will incur the following additional charges applied to your Airbnb account:
10:00 am to 11:00 am - $30.00
11:00 am to 11:59 am - $80.00
11:59 am and later – One-day rental fee (nightly rate) shall apply.


10. Pets are not allowed. If the guests keep the pets on the property, a minimum of $600 penalty shall apply.

11. Parties not allowed. If the guests have a party on the property, a minimum of $600 penalty shall apply.

12. After making a reservation, you might be requested to provide identification. This important measure is in place to maintain a secure environment and ensure that all guests meet our age verification requirements. As part of our policy, we cannot rent our rooms to individuals below a certain age or to someone using a different name
