As you step inside, you'll be greeted by a charming sitting area on your left. Bathed in natural light from the large windows, this cozy space features two comfortable chairs and a sofa.

Adjacent to the sitting area, you'll find a stylish dining table that comfortably accommodates six people. Situated conveniently next to the dining area is the modern white kitchen, equipped with a gas and electric stovetop, oven, microwave, dishwasher, and a handy Keurig machine. The cabinets are fully stocked with all the essentials, ensuring you have everything you need to prepare delicious meals during your stay.

Towards the back of the home, you'll discover the inviting living room. This relaxing space boasts a ceiling fan, a plush sofa, an accent chair with a footstool, and a smart TV for your entertainment. A convenient wet bar is also available, perfect for mixing up your favorite drinks. Additionally, tucked away in the living closet with shelves, you'll find a washer and dryer, providing utmost convenience for your laundry needs.

On the main floor, you'll find the first three bedrooms, each thoughtfully designed for comfort and relaxation. The first bedroom offers a luxurious king-sized bed, a TV, and a cozy sofa facing a smart TV. This bedroom features an ensuite full bathroom with a pristine white marble shower, adding a touch of elegance to your morning routine. The second bedroom also features a king-sized bed, a closet, and a TV, ensuring a restful night's sleep. The third bedroom offers a comfortable queen-sized bed, a closet, and a TV as well, providing a peaceful sanctuary for your stay. Additionally, a second full bathroom with a double vanity sink and a tub shower combo is conveniently located in the hallway, adjacent to the bedrooms.

Accessible via stairs near the main entrance, the basement presents a cozy setup with two sofas, a desk complete with a monitor, and a spacious king-sized bed. Outside, the front exterior of the home showcases a spacious lot and a carport capable of accommodating up to five cars. šŸ”¹ Quiet time is from 10pm - 8am
šŸ”¹ No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000
šŸ”¹ This property is dog-friendly with an additional fee of $150, per pet. While staying with us, you are responsible for the actions of your pet. Please keep your dog(s) off the furniture and pick up all waste. All waste should be bagged and disposed of in the outside trash bin. Failure to comply with our Pet Policy will result in an additional $100 fee. Please let us know if you will be bringing your dog (only dogs are permitted, sorry).

Mail:

Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.

Cleanliness:

This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it.

We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.

If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.

Late Checkout:

Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed.

If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.

Same-Day Bookings:

Same-day bookings with no past Airbnb reviews are subject to additional scrutiny and require approval from Newman Hospitality. We will ask you to provide information on your group and the purpose of your stay.

If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your Airbnb account or we will not be able to honor your reservation.

Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.

Internet/Cable:

Newman Hospitality is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.

The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.

Copyright Infringement:

Absolutely no illegal downloads. We will charge $50 if discovered.

Privacy:

This property is equipped with security cameras on the outside of the property. These cameras are using during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside any property.

Pest Control:

Please note we have rigorous pest control on all of our properties. Due to the beautiful tropical climate Florida has, it sometimes brings bugs. To find some is not uncommon and is something every south Florida home deals with. If you see a large amount any of our native ā€œfriendsā€, please take a picture or give us a call

Starter Supplies

We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items.

- Please ensure that the grill is covered when not in use. This helps to maintain the grill's condition for future guests. Failure to comply may result in a cleaning or maintenance fee.

We knocked the boubon trail off my husband's bucket list last week, shared with 2 other couples. The house was in a good location for us for our multiple day trips. 18-20 mins to downtown Louisville, an hour and a few mins to Frankfurt and Bardstown. The kitchen was well stocked, all teported the beds were comfortable and we each had our own bathrooms. My only negative remarks are (1) there is a king sized bed and full bathroom in the basement, which is where my husband and I slept. However, there is no closet in that area and we had nowhere to hang out clothes. We had to use a closet upstairs in the bedroom that was not being used, which wasn't horrible, but just not convenient. I think the addition of an armoire or even a rolling clothes rack would remedy that problem. (2) The bathrooms were clean, but only 1 bath towel was provided for each guest. Thankfully, there is a washer and dryer, so we had to wash the towels frequently. The personnel at Newman Hospitality were amazing with communicating. Any questions/ concerns I had prior to or during our stay, I messaged the team and responses were received within 30 mins and sometimes almost instantly! Overall, we had a great stay, went to 13 disrilleries, ate at some wonderful restaurants, wenr to Rebecca Ruth's candy factory, Louisville Cream for some delicious homemade icecream. You can't go wrong with bourbon, chicolates, and icecream!

The property was not clean. Overgrown flower beds. Poison ivy growing over front entrance. Carport was full of leaves and broken glass. When i contacted managment, it took two day for them to come and clean carport and spray the poison ivy. Coffee maker did not work. Floors were so dirty, when we were barefooted the bottoms of our feet turned black. Had to call to have light bulds changed. They were flashing like a strobe light.

Bourbon Trip

We had a great long weekend stay! The house is beautiful. It was comfortable for 6 adults and nice that each couple could have their own bathroom. Having covered parking was great especially since we had rain on check in and check out days. It was a quiet neighborhood and tucked back from the main roads, but also still close to grocery and food options.

Nice Property

Overall the property was nice. The outside area definitely needed attention. We had to wade through leaves to get to all the exterior doors. We had dogs with us and picked up our dog poop but had to pick up poop from previous dogs which was annoying. The basement area did have a funky smell so bring a candle. It is also cold down in the basement. The inside could have been a bit cleaner but I'm a stickler on this issue. I would stay here again if we were in the area.

Lovely house

This was a wonderful place for our family of five to stay! The beds were comfortable, the house was clean, and the kitchen was well stocked, so we could cook a large breakfast for all of us. The neighborhood was quiet, and it was a nice place for us to walk our dogs. I would highly recommend it, and we plan to stay there again when we’re back in Louisville.

Perfect Stay

We really enjoyed the house and it was comfortable for 5 adults. The location is very convienient to Louisville and to "hit" the Bourbon Trail. There are several nice restaurants and stores near the home which was very nice. We would stay again.

Fall break vacation

Our stay was overall comfortable and enjoyable. Easy check in and check out. There were a few small things broken when we arrived but nothing that affected our stay. The host even offered to fix them during our stay. Beds were comfortable. House had all the day to day items needed. The basement was a bit spooky.but our teen slept there with no complaints. Overall good stay.

Great little home away from home

Exactly what I expected. Nice quiet location. Host was easy to get ahold off and fixed all issues promptly, even asked permission for the handyman do enter the property to fix an issue we had with the toilet in main bathroom. Exactly as advertised. I would stay here again.

Absolutely Terrible

This property was very disappointing and unacceptable. The condition of the property is not good. The floors were filthy! While walking on the floor, your bare feet were black, socks covered in black. The basement area was like a dark dungeon, grandchildren thought it was creepy, no way close to what was represented in the pictures. We had problems with Internet (this may have been a provider issue and you did try to resolve) Had internet issues during entire stay Dryer did not work Broken patio chair (we almost had an injury) Broken dining room chair (arm stuck on to make it look ok) Broken kitchen chair (several more downstairs) Pictures show a grill, actually a Blackstone which was too rusty to use. Ripped sofa in area. Neighborhood is very rundown, nothing you can do but if potential visitors are aware, I think you will have booking issues. Broken closet doors (upstairs and basement Ceiling fan and light did not work, which made us uncomfortable with electrical, along with dryer issue (Maintenance person said dryer breaker was not the one marked) (I have photos of the neighborhood and condition of the property if you would like to receive) We would like for you to consider a refund on our stay

First time visiting this area. What we wanted to see was close to this house. Bedroom’s were great for 3 family’s 3 king’s 1 queen. Liked the 2setting areas. Had a flat stone grill which we cooked every meal on. Carport was great to get our vehicles out of the sun on the hot days

Great spaces & location!

This property had all the right spaces we needed to enjoy our quick trip to visit family in the area! Our group of 8, ages 18-74, really enjoyed the layout and openness of the nicely updated house with plenty of seating and space in the main living and kitchen areas and a nice separation for the sleeping areas. The yard is huge, which was great for privacy, yet located in a nice neighborhood where we enjoyed morning walks. The large covered parking/car port outside was super convenient for our rainy departure as well as we easily loaded up our 3 vehicles all at the same time. We drove into Louisville several times with ease, within 15 minutes.
