The Space:

Boasting four large bedrooms, this property provides ample space for families or groups to unwind in comfort. Each bedroom is elegantly furnished with plush bedding, ensuring a restful night’s sleep during the cooler months. The master suite features a king-sized bed, an en-suite bathroom with a deep soaking tub—perfect for winter relaxation—and private balcony access with breathtaking, moody coastal views.



Entertainers Delight:

| Spectacular Panoramic Views: Immerse yourself in sweeping 270-degree vistas of the Mornington Peninsula, made even more atmospheric in winter, through expansive floor-to-ceiling windows that bring the outdoors in while keeping you warm.

| Gourmet Open-Plan Kitchen: Fully equipped with high-end appliances, ideal for preparing hearty meals and gathering with loved ones on cooler evenings.

| Luxurious Living Spaces: Unwind in the plush lounge area with ambient warmth or gather around the spacious dining table for long, cozy meals.

| Private Outdoor Retreat: Step outside to explore the beautifully landscaped gardens, enjoy crisp coastal air on the large entertaining deck, or relax in the fully heated pool & jacuzzi.

If desired, pool gas heating is available for an additional $250 per day, ensuring a warm and comfortable swim in all seasons. Daily cost is $395 in Winter (June to August).

Pool heating requests and payments need to be made no later than 48 hours prior to your arrival date, otherwise we unfortunately will not be able to offer this service during your stay.

Gas-heated Pool Info:

**The pool can heat up to 32 degrees (approx.) with gas heating - note, this is not spa temperature and should not be expected to feel like a spa. It will feel more like a comfortable warm bath not 'hot'. The pool is otherwise solar-heated, which may be limited in warmth during overcast or cloudy winter days. Pool heating requests and payments must be made no later than 48 hours prior to arrival to ensure availability during your stay.



All bookings are subject to approval pending Guest verification process - Local council restrictions are in place for this property and compliance is mandatory. Failure to complete the guest verification process within 24 hours of booking will result in automatic cancellation.

For a smooth stay and to respect our neighbours and the council, please follow the guidelines below:



1.⁠ ⁠Every group must sign a booking agreement provided by Lively Properties.

2.⁠ ⁠The maximum number of guests allowed on the property strictly at any time during the day or night is 8.

3.⁠ ⁠According to local laws, all outdoor areas, including decks, balconies, basketball courts, spas, and pools, are off-limits after 10 PM on weekdays and 11 PM on weekends.

4.⁠ ⁠No parties or unapproved gatherings are allowed at any time.

5.⁠ ⁠Loud music or activities that disturb neighbours are prohibited at all times; the property has noise alarms.

6.⁠ ⁠Strictly no "schoolies", hens or buck's bookings.

7.⁠ ⁠No bookings from groups under the age of 28.

8.⁠ ⁠Smoking and vaping are prohibited both inside and outside the property.

9.⁠ ⁠No pets.

10.⁠ ⁠Parking is only permitted in designated areas on the property; no street or nature strip parking.

11.⁠ ⁠The pool and spa equipment area is off limits. Tampering can cause damage and repair costs may be charged to the guests.

12.⁠ ⁠A security deposit via credit card pre-authorisation is required for non-Airbnb bookings, released 3 days post-checkout.

13. For security and guest safety, exterior cameras are installed on the property. These are only in outdoor areas and do not record inside the house or any private spaces.
