Three Rivers house description

The River Villa is a three bedroom, two bathroom A-Frame house with a huge upstairs loft on 14.5 acres straddling both sides of the main fork of the Kaweah River. The River Villa is riverfront and has incredible Kaweah River whitewater views as well as stunning mountain views of the High Sierra including Moro Rock, Alta Peak and Eagle's Nest. The River Villa is located approximately one mile from from the main entrance to Sequoia National Park. The River Villa is also located less than 1/4 mile from Mineral King Road which leads into the Mineral King entrance to Sequoia National Park (10 miles).

The River Villa comfortably sleeps 15 people and has numerous amenities including a fully stocked kitchen, a dining room and a living room with 32 inch HD LCD TV with Dish Network, Sirius Music channels and wireless high speed internet. Outside are a covered patio, two picnic tables for dining riverside, various chairs for relaxing, and horseshoes. The River Villa overlooks an island for much of the year (depending on the water level) and the Kaweah River whitewater rapid known as Bumper. You can swim, fish, hike and explore along our vast stretch of the Kaweah River. Due to its seclusion and location, the stargazing at night is nothing short of spectacular.

As of 2012, the River Villa has a new Maytag Bravos washer and dryer set, a new Kenmore ultra quiet dishwasher, high speed wifi and telephone with free local and long distance calling within the United States. Each bedroom has a queen bed, overhead ceiling fan and large exterior window (slider with screen). The loft has numerous twin beds and one full (double) bed with three overhead fans.

The River Villa was built as an A-Frame vacation home in 1971 and has never been occupied as other than a vacation home.

The River Villa is an A Frame with a block wall exterior and much woodwork in the living room and an exterior covered patio. The River Villa is a bit Retro but has new carpeting in the downstairs bedrooms, hallway, living and dining room areas. The bathrooms and kitchen also have new tile and laminate wood flooring. The River Villa is not luxurious but is meant to be a relaxing and comfortable home on the river.

The River Villa is accessed via a private paved and gated drive off of Sierra Drive and the home sits away from the road and is private and secluded with no highway or road noise (just the sound of the Kaweah River).

We loved this location! River access was amazing, unexpected snow just miles away and only met the nicest people! The house was perfect! We met the nicest people in town during First Saturday and the kids even got to make an art project! We will go back! We did quite a bit of fishing, but did not catch any fish.

I had rented out the River Villa with a few friends for my girlfriends birthday, not knowing what to expect besides a few really nice photos and the access to the river and of course the park. But once we arrive we are greeted by a beautiful A frame lodge with a great sense of space and community, huge windows facing the river and stars, and friendly feel. Just outside is a short walk down to the river and as well a short drive to the park. The staff at Buckeye were wonderful and shared a lot of information with us about the area. The River Villa can accommodate large parties. I think up to 15 people. But it felt perfect for only 5 or 6 that were with us. There's even a fireplace which was perfect for the chilly March nights. Our two small dogs loved laying next to it all night while we played games and listened to music into the night. I can't finish this review without mentioning the amazing acoustics of the common area! So bring a stereo. Cozy up to the fireplace. And gaze at the stars. Highly recommended!

Owner response: Josh, March is a fabulous time to stay at the River Villa - you get to experience the bountiful spring colors and cool clear days, and still snuggle by the fireplace at night. It sounds like you all took full advantage of all that the property has to offer. I'm glad the six of you were comfortable, and you're right, the house can accommodate fifteen people in beds, which is great for big groups. Thank you for the compliments toward the staff, we all love what we do and hope it shows in our service to our guests. Thanks for taking the time to share your comments. Please come back and stay again soon. ~Robin~

Our group had a great time at the River Villa. The large room upstairs was perfect for all the kids to sleep in while the adults had rooms below. The house is quite spacious with a huge living room and good sized kitchen for several people to work on a big group dinner. The real highlight, and the reason we'll be back, is the river right below the cabin. None of the kids wanted to do anything other than play in the river, which we did for one entire day and portions of the others. Thanks for sharing this great spot.

We LOVED this place...the river was refreshing and delightful. We played in the water with our grandchildren and slept by the rush of the river all night. We explored; watched the deer, quail, and birds; had a delicious dinner at The Gateway; and due to the Parks being closed, we gathered glimpses of the natural beauty around. The location and function of this home more than made up for our lack of other activities. Great property!

8 of us (4 adults and 4 kids) just stayed at the River Villa for 5 days. We had an absolute blast of a time weather was great, river water was refreshing and fishing was not too bad either. Kids floated on the river from sun up to sun down we had to drag them out of the water every day. The house was nice and comfortable with lots of windows and great star viewing at night. Horseshoe pit and ping pong table need to be retired or replaced but other than that we have no complaints! Entrance to the Sequoia park is less than 5 minutes and is a must see!

The eight of us, four adults and four kids, stayed at the River Villa and had every expectation exceeded. The home is even neater and more attractive in person than in pictures. Huge windows allow massive amounts of indirect light and wonderful views of mountains and trees. The river is wonderfully clean and accessible, with the swimming hole very near the stairs. The stairs are steep but very sturdy with handrails on each side near enough for the kids to hold onto both rails while walking. All of us were able to enjoy the river, even my wife, who is mildly physically disabled (her first time EVER in a river) and my niece, who is severely autistic. The weather was hot, nights too, but the air conditioning kept the home comfortable. The home is very near the entrance gate to Sequoia National Park. Dennis, the owner, is a pleasure to work with and a great guy to talk with.

All of us spent a full week here. It is everything as listed and more..unfortunately we hit the heat wave of 100 and above. We spent a lot of time in the river and the home was sufficiently cooled with AC and fans. The teenagers enjoyed the ping pong table but think a new one is needed, also the horseshoe pegs seems to be missing or set up? I would highly recommend it. We enjoyed the privacy, the views and especially the river access. We are already planning a spring trip to see the green grasses and wildflowers. Thank you for sharing this special home. Carol from Roseville, CA.

I apologize for a couple of the amenities needing repair or replacement and hope that didn't detract too much from the kids' experience. Glad to hear they took advantage of the swimming holes on the property. See you soon...hopefully in the spring! ~Robin~

We spent Memorial Day weekend at this house last week and our stay couldn't have been more relaxing and enjoyable. The house appears to be almost new with kitchen and appliances so cleaned everywhere you look. Having young kids, we spent most of our days at the river which was a few steps outside the downstairs front door. While the kids enjoyed playing in the large yard around the house, the adults sipped red wine, had dinner party at the picnic tables overlooking river, mountain and took-in the breathtaking scenery. It was so wonderful to be removed from reality in such a beautiful location in an immaculate home. Highly recommended! -BenSongMay-

We, as the BSM group , sincerely thanked to the Villa Riverfront Home. It's a home sweet home with all the ammenities as stated in the listing .. On the loft is r?omy with 8 beds including a full size and pull away bed .. The stream and the river and the mountain are stunning view and great sceneries ...We had 3 relaxing days of playing and walking along the stream , swiming and spending time together ..Our kids from 4 yrs to teenagers enjoyed it .. Thanks to the friendly owner who offer to show the pigs to the kids ..

Recommended for: Families with teenagers, girls getaway, families with young children, sightseeing, romantic getaway, adventure seekers.

Owner response: Lindsie, Your large group was a perfect fit for the River Villa. The loft can entertain a lot of children, in addition to providing beds for 9 people. It was absolutely Dennis' pleasure meeting you all and introducing the kids to the pigs. We hope you can come again when you can stay a little longer. Thanks for the great review! ~Robin~

                          Owner info

                          Year Purchased: 2011

About the owner: My family originally moved to Three Rivers in 1972. I left to go to school and work in San Diego and returned in 2005 with my soon-to-be-wife Stacie. We now have 2 kids (Anna and Maverick) growing up in Three Rivers and the same Sierra Nevada mountains I came to know and love as a kid. I own and manage two hotel properties in Three Rivers, practice law part time, serve as a volunteer Tulare County firefighter/EMT and run trail races and triathlons when not spending time with family or working. We were fortunate to be able to purchase the River Villa - it is a comfortable house with a fantastic 14 acres right on the bend of the Kaweah River. We hope you love it as much as we do.

Why the Owner Chose Three Rivers:
Location! Location! Location! Few river properties are riverfront with large tracts of land and views of the surrounding peaks. This property has it all and is also only one mile from the Sequoia Park entrance. It sits away from the highway on a private, gated driveway so it is peaceful, quiet and safe.
