Villa with Private Pool And Garden, nestled in the Tuscan landscape
"THE VILLA"
Villa Granchiaia is a recently renovated property, by following a long dirt track drive of 500 meters you arrive at our stunning mid level position overlooking the valley.
The Villa is located in the municipality of Montopoli in Valdarno (province of Pisa) and was built in the second half of the 18th century as a farmer’s house, then restored in the 20th century and reshaped as it looks now in 2004.
The countryside around the Villa is typical of the lower valley of the Arno river (which crosses Florence and Pisa and flows a few kilometers far from here). Here you may see that the surrounding hills (covered with woods, or with olive tree cultivation) slope gently down to the plain where corn, barley, maize, sunflower, etc. are grown.
The main establishment consists of 5 bedrooms and 4 bathrooms all ensuite.
Villa Granchiaia is made up of three major elements: the MAIN FARMHOUSE construction, which was renovated in order to render our guest’s stay as enjoyable and comfortable as possible; the BARN, where the crops were once stored and has now has become a play area, and finally, the SWIMMING-POOL.
a) The main Farm House building is simple in it's square construction, with spaces divided on two floors. The ground floor a very large space, which once housed the stable, and has maintained its original size. Now a part of it constitutes the LIVING ROOM another part the DINING ROOM. They were not separated in order to maintain unaltered the original breadth of the room and the atmosphere given by a solid rustic arch dividing it in two.
It is accessible through two entrances (one from the swimming pool side and the other from the parking side). This large space is adjacent to the KITCHEN, a DOUBLE BEDROOM with ensuite shower room, and a stair case leading to the upper floor. At the top of the stair case, on your right, you'll find ANOTHER DOUBLE BEDROOM with ensuite shower room. On the left, a third DOUBLE BEDROOM communicating with a ROOM WITH TWO BUNK BEDS which share a bathroom. Further the stair case will lead you to a small sitting room provided with a rustic fireplace and furnished with a sofa in order to allow a pleasant rest. This room is adjacent to the final TWIN BED ROOM with ensuite shower room.
b) The Barn, once used as a hay and straw shelter, was modified and equipped in a such way to create a wide and suitable place where our guests could have fun, play and relax. A ping-pong table and gaming equipment is present, as well as comfortable lounging seats that been drawn from existing structures. The area adjacent to the side closest to the house is covered by a pergola and is suitable as an OUTDOOR DINING area to have pleasant meals in the open air.
c) The SWIMMING POOL was built on the side of the Granchiaia area where the slope of the hill rendered it possible to fit the natural shape of the land. Its surface measures 14m long and 3.5m wide and it is framed by peculiar stones of the region. Externally, a rustic wooden base surrounds the pool where the bathers may lie on adequate cushions or deck-chairs. Pool towels are provided.
"HISTORICAL INFORMATION"
It may be interesting to share some historical insights drawn from the family archives. The house has always belonged to the Florentine Baldovinetti family and its descendants. The presence of the Baldovinetti family in Marti, the small village visible from Villa Granchiaia, has been documented since the early 15th century. This is linked to Florence’s conquest of Pisa during that period, as well as several other towns allied with Pisa, including Marti, which was then an important fortress. These events led to the complete loss of Pisa’s political independence, as it was thereafter governed by Florentine officials. Consequently, many prominent Florentine families—such as the Medicis, the Capponis, and the Baldovinettis—expanded their influence into the Pisa region.
Over the following centuries, the Baldovinetti family acquired extensive properties around Marti, primarily engaging in agriculture. The land was managed under the metayage system, in which tenant farmers and their families lived on the estates they cultivated in exchange for a 50/50 share of the crops. The metayage system remained in place until the late 1960s when industrialization in Italy triggered a rural exodus, drawing the workforce toward industrial cities. As a result, agriculture entered a deep crisis that lasted for at least two decades.
New opportunities emerged with the growth of the tourism market. Many former farmhouses that once accommodated tenant farmers were later converted into charming guest accommodations.
The name of the house derives from the Rio Granchiaia, a stream that flows through the small valley near the Chiecina River, a tributary of the Arno River. The stream's name reflects the purity of its waters, which once supported an abundance of freshwater crabs (in Italian, granchi).
The surrounding valley is also renowned for archaeological discoveries, primarily of Etruscan origin, which have been collected, cataloged, and are now on display at the Montopoli Museum, just a few kilometers away.

Marti itself is worth visiting, particularly for the Church of Santa Maria Novella, which features remarkable early 18th-century frescoes.
Villa Granchiaia's location allows easy access to Tuscany's most important cultural and artistic cities:

In addition to visiting museums, guests can enjoy specialized art exhibitions, classical and modern art showcases, concerts, operas, and guided sightseeing tours.

The nearest beaches, located near Pisa and Livorno, are about 40 km away. For more exclusive and upscale beaches, we recommend Versilia, from Viareggio to Massa Carrara (approximately 80-90 km). One of the most beautiful coastal spots is Golfo di Baratti, a protected natural bay, about 1 hour and 15 minutes away. The island of Elba can be reached by driving 1.5 hours to Piombino, followed by a 1-hour ferry ride.

Half august '19 met onze 3 kinderen met partners en 2 kleinkinderen ( totaal 10 personen ) een week in dit prachtige en rustig gelegen huis doorgebracht. Ruimte genoeg voor iedereen en van alle gemakken voorzien; extra kinderbedje: geen probleem, geen zin om te koken? Genka regelt een kok. Winkels en buitenshuis eten ook prima te bereiken <10 auto-minuten. Toppers waren het zwembad en het heerlijke buiten eten naast de 'sport-hal' waar je je kunt uitleven met de ping-pong-tafel.
Klein dingetje om rekening mee te houden is de belastbaarheid van het electriciteitsnet: Niet te veel 'grote stroom-vragers' tegelijk aanzetten dan is er geen enkel probleem.
Al met al een heerlijke week gehad en zeer aanbevelenswaardig.
Une superbe maison, située agréablement à l'ombre de la forêt. Nous avons profité de la superbe piscine.
Nous étions 11 et avions largement chacun de la place.
Bon à savoir, nous n'avions pas de réception téléphonique et le wifi est très limité mais nous avons apprécié de passer une semaine de détox digitale

Peaceful place provides all you need for a holiday
We stayed the end of June in this house. We were eleven all together, four grandparents, two families (four and three members. House provided us all we needed. The kitchen was big and equipped well for us to make the breakfast and the dinners. We ate outside because the weather was fine all the time and the wooden table outside was both functional and also nice looking. Only one breakfast we ate inside due to the rainy night, and there was also room for all around the table in the dining room. The house itself provided us all privacy and it was spacy. The swimming pool is a little gem which refreshed us on the warm days. We had all kind of plans for our stay, but we ended mostly to stay at the house. Little inconveniences we experienced with the showers, the water was a pit cool in the mornings, and once we lost the electricity and we couldn’t find the main switch but with the help of Genka we got things working again. That is one thing that would be good to inform on arrival, the main switch was quite far from the house. All in all, the house fulfilled our expectations and we really enjoyed our visit, Genka and his wife were very friendly and helpful if we needed something, otherwise we had our own privacy. On behalf of us all I can recommend Genka's house for everybody, who wants to spend their holiday in peaceful surroundings. Place is also near for many sights to see, even though we preferred the quiet life in the countryside.

Zeer goed en rustig gelegen, ruime villa
De ligging was zeer rustig en toch niet te afgelegen. Bij vragen of problemen stond Genka onmiddellijk klaar. Op enkele minuten rijden zijn er verschillende restaurants, supermarkten etc. Perfecte ligging om steden zoals Firenze, Lucca, Pisa te bezoeken. Het huis was zeer ruim en relatief koel gezien de hoge temperaturen buiten.

Gorgeous pool, excellent location
We stayed in this property in July 2015 for a week with two families. It was in the middle of a heatwave so we had hours of use of the fantastic pool. It is a lovely rustic Tuscan property very much as described.
Pros:
The pool - it is huge and clean, with beautiful views over the valley, lots of chairs to relax in and large sun umbrellas.
The space - there are 5 big bedrooms, easily enough for our two families, plus a very large living space.
The barn - the kids had loads of fun playing table tennis when we could drag them out of the pool.
The location - it is under an hours drive to Lucca, Florence, Pisa, Volterra and St Gimignano, so lots of opportunities for sightseeing. Not so much to do locally, but there is a cute town down the road - Palaia.
Cons
A couple of the upstairs bedrooms got very hot, but it was 36 deg. There are fans to help cool things down. I'd recommend taking plug in insect repellers to keep the bugs out when the windows are open.
Overall we had a lovely relaxing holiday here.

Es war ein sehr schöner und erholsamer Urlaub!
Das einzige was wir vermisst haben, waren für die Sonnenliegen die weichen Auflagen.... ansonsten ist dieses Haus für eine große Familie perfekt!!

Our Family Week At Villa Granchiaia
This is the most beautiful property for a family vacation in Tuscany...loved everything about it. One minor suggestion...how about a bigger coffee pot! :-)

Very Nice house, warm welcome from the owner!
Well kept house, clean and tastefull rooms. Nice big pool, bbq and a lot of privacy. The owner is very helpfull and reacts immediatly in case of minor issues.
We were there with two familiies including 5 Kids who enjoyed the pool very much
Perfect location to visit Firenze,Pisa , Volterra etc.
We have visited more locations in Tuscanny, but this one we surely recommend.

A perfect Tuscan retreat
We spent a wonderful week in Villa Granchiaia.
We first met up with Genka who drove us to the villa. It is located on top a hill, in between two mountains, with no neighbors anywhere close by!
We were 2 families, one from France, the other from Canada; 2 couples with 3 kids total. Everyone got to have their individual room and bathroom! The pictures presented on the site are representative of the reality but don't describe the actual layout. On the main floor, you have a bedroom with a complete bathroom, the living room, dinning room and kitchen. On the second floor, the master bedroom is huge even with the king bed and has a walk in shower and water cabinet. Another room has a queen bed and is adjacent to a room with bunk beds and a complete bathroom. The fireplace is on the second floor and is a den area. It is adjacent to another room with 2 single beds and bathroom with shower.
The house and garden are very well maintained, as well as the salt water infinity pool. We enjoyed long breakfasts in the outside dinning area and everyone enjoyed the benefits of the pool.
During the week, we made daily trips to different Tuscan cities: Pisa, Siena, San Giminiano, Firenze, Cinque Terre, Lucca, Vinci, to name a few. We would usually sleep in until 9h or 10h, have a long breakfast, enjoy the pool and leave for our daily city choice mid-afternoon. By doing so, we would avoid the mid-day maximum heat and get into cities just when the tour buses and cruisers leave the sites, therefore being less crowded. For photographers, the light is also much better in the later afternoon.
There are very good restaurants near by as well as supermarkets. There a also 2 villages you can drive to.
Given the villa is located in a wooded area, there are a lot of bugs; spiders, mosquitos, etc... You will also see lizards and bats. Therefore, it you don't want nightly visitors, I recommend closing the windows but it does get really hot during the day. We didn't mind it though, it was part of the rustic Tuscan experience.
I would definitely rent this villa again as it gave us the peace and quiet we needed. I therefore highly recommend it and the owner, Genka, is a gentleman very attentive to guest comments.
