Three good sized premium double rooms perfect for couples. Twin beds can be arranged on request in advance.

There are 2 bathroom facilities with toilets. One has a bathtub and the other has a shower cubicle. These facilities are located outside the guest rooms and for all guests to share. We thrive to keep our facilities clean which is reflected by many excellent reviews and returning guests.

Guests can also enjoy the use of kitchen (with oven, microwave, toaster, washer dryer) and garden, both locate in the basement outside the guest rooms.


Guest rooms and amenities
There are five guest rooms and two modern bathrooms. There are locks in all bedrooms and bathrooms. All rooms have Wi-Fi, 32' Smart TV with local channels and free Netflix and tea and coffee making facilities. Guests have access to the lounge and kitchen with cooking facilities and washing machine with dryer. Twin beds, group booking and long stay are available on request in advance subject to availability.

Parking
There is a paid council run long-term parking (Austin Fields Coach Park PE30 9DS), 2-minute walk to the property (cost: 2.80 pounds per day).
There is off street parking on Norfolk Street (PE30 1AD, free from 6pm to 8am and ALL day on Sunday)

Location
We are 2-minute walk from the Kings Lynn train station. Located at the town centre, it is close to the Queen Elizabeth Hospital (15 minutes by bus, 8 minutes by car), 30 minutes to the Norfolk Coast Area of outstanding natural beauty (accessible by bus), and the Royal Sandringham Estate. Bakery in Lidl round the corner off Norfolk street sells fresh pastries in the morning.

Layout
Guest rooms are located over 3 floors accessed by stairs. Bathrooms are on the first floor and in the basement.

Access to the basement kitchen, bathroom and lounge may be limited or not possible for some guests due to low ceiling height in the basement as it was a historical conversion.
