Rent direct from the owner, no property managers with hidden cost! My cozy apartment is at the ground floor and has a little private court in the green. It has a small living room with a sofa bed (two singles), a separated kitchen, a big double room and a bathroom with shower. It is a well decorated and quiet apartment out of the touristic bustle but near the center. Saint Mark square, considered to be the very center of the town, is at only 10 minutes walking distance. While on the other direction, still very close to the house, there is the via Garibaldi, a colorful street, vibrant with restaurants and café bars, where venetians love to stroll or have a spritz. You can find here atms, pharmacies and food shops, a supermarket open until 9:00 pm (good and cheap local gastronomy). Also at walking distance two parks, Giardini and Sant’Elena, offer a relaxing pause in the shade and nice playgrounds for your children. This side of the city opens up to the lagoon, and offers amazing views and romantic sunsets. In addition, with three waterbus stops you can reach the Lido with its sandy beaches and many restaurants and pizzerias. All these features make the Arsenale district the preferred choice by tourists who already know Venice and are interested both in contemporary art (as the Biennale Expo takes place here) and in the charm of sharing habits and rituals with friendly venetians. In many years a host my greatest satisfaction is to receive reservations from guests who come back for a second and sometimes even fourth time! Another plus of my house is that it is easy to reach, a big advantage in a city that is like a maze and without cars. The waterbus stop "Arsenale" is at few minutes from the house and there is only one bridge to cross with your luggage! At the same stop there is also the "Alilaguna" direct link to Marco Polo airport. Waterbus tickets are quite expensive in Venice, but from the house you can reach on foot most of the main touristic sites. We have set a minimum interval of 24 hours between a departure and a new arrival, during which the apartment will be thoroughly cleaned with disinfectants and areated.

We loved the location. The 5-minute walk to Arsenal water taxi stop made getting from and to the airport easy. The apartment was comfortable and had everything we needed. Very quiet at night but only 15-20 minutes away from the chaos of San Marco. We would stay again should we visit Venice in the future.
Very comfortable safe and well positioned appartment. Mosquitos were a bit of an issue as not all windows had screens. Host extremely helpful and eazy to communicate with. Thank you for sharing Corte de la Tana
This place was clean, had all you needed for a cooking kitchen, was close to the water in a quieter region but walking/ferry distance from everything we wanted to see. We’d stay here again. Yvonna was amazing and meet us at 11pm and was a great communicator.
Courteous and prompt service from contact person. Perfect for those coming back to Venice to explore lesser known but fascinating areas. Easy walking to both San Marco and San Pietro
We came for the Biennale, the location is great. The place is clean and nice . Has all necessary amenities.
the only problem was a lot of mosquitoes. May be the problem not in the apartment but in the area. the house agent - Egidio was very cooperative.
This is a great apartment if you are going to the Arte Biennale venues. It is convenient to the Giardini and right across from the Arsenale venue entrance. A five minute walk to Via Garibaldi for shops and restaurants, 5 minute walk to the Arsenale vaporetto and Alilaguna stop. I appreciated the well-equipped kitchen,and the screens on the window and door in the bedroom. Everything worked very well and I felt very secure.

Pretty little apartment in Arsenale
Lovely little apartment in Arsenale with small but pretty courtyard garden perfect for breakfast. The apartment is well appointed with everything needed for a holiday in Venice. It was spotlessly clean ( this has not always been our experience with rental apartments) Its in a good location and close to shops on Via Garibaldi. The owner Cristina responded very quickly to our queries when booking and sent us all the information we needed when arriving in Venice. We would recommend this apartment to couples looking for somewhere quiet and a good base for exploring the city.
Our host, Cristina was fantastic to work with. Her Manager Met us on time at the apartment and walked us through everything we needed to know. Our location so close to the Arsenale Vaporetto was perfect and the Alliguna line from the airport also stopped at Arsenale. We purchased the return ticket making it very convenient for our early morning departure. The location is very very quiet and the apartment has everything you need. If we could have asked for anything it would have been warmer sunnier weather. It was unusually cold for this time of year. Hard to complain when you are spending two weeks in Venice. Book this charming apartment if you can get it and if staying a few days make the short trip over to Lido, it was a wonderful surprise for us and maybe you. Ciao!

A small thing but left a bad taste
We enjoyed our stay in Venice and this unit allowed that to happen. We'd never been to Venice before so this may be a universal problem, and if so, this comment can be disregarded, but the place smelled musty pretty much all of the time. There was also an issue at check-in. We were asked about our flight time and given instructions on where to go to catch the water bus but when we got in, we were informed that there would be a 30 euro late-fee which we'd never been told about and we had to pay 30 euros for a visitors' tax. We understand there is a visitors' tax but we were never given a receipt indicating we'd paid. And the late-fee just felt like it was added arbitrarily. And we had to come up with the 60 euros in cash before we could unpack our bags. It left a bad taste in our mouths in what was, otherwise, a great trip.

I am sorry for your disappointment. We really care for our guests, and would like them to return home with a good memory of their experience.
Let me clarify a few things, also to other future travellers who read here, as a bad review might have a negative impact on our job.
Your words sound incorrect, as the extra cost are clearly indicated in the ad (under “house rules”).
The tourist tax is money that we turn to the State, and as a rule is paid in cash to all hosts all over Italy. A receipt is issued under request, and it just happened that you didn’t ask for it.
As for late check in, this extra is also indicated. I acknowledge that tourists often don’t understand how Venice is a peculiar city. A city with no cars, where the majority of workers don’t live, due to high cost of housing. In many cases, for a delayed check in, the person in charge to wait for the guests has then to come back home by train, to the inland city of Mestre. For this reason, all hosts in Venice charge an extra for late check ins, considering also that after 8:00 pm waterbuses and trains pass less frequently. That said, I will be glad to host you again, and to make a discount for your future reservation.

Bel accueil par Egidio l’appartement est très bien situé, près de l’arrêt Arsenal pour le transport sur l’eau, près de Garibaldi pour comodités et restaurants, endroit très calme.Équipement de l’appartement parfait, seul petit bémol pour nous, divan au salon, peu confortable pour relaxer, regarder tv ou prendre l’apéro.

L'emplacement est fabuleux mais la petite terrasse très sale
L'emplacement de l'appartement est idéal pour visiter la Biennale, ce qui était notre objectif. L'appartement est agréable et bien équipé pour y vivre confortablement. Cependant, j'ai passé plus d'une heure à nettoyer la terrasse, qui était dans un état déplorable. Des excréments de pigeons couvraient les chaises, la table et le sol. Cela ne semblait pas être récent, car j'ai dû m'agenouiller pour tout frotter. Ce n'est pas très hygiénique, surtout lorsque l'on souhaite profiter de la terrasse pour nos repas. Personne ne voudrait manger à côté de cela !
De plus, nous avons été très déçus par le manque de communication de la part du propriétaire. Nous n'avons reçu qu'un message nous demandant de "laisser les clés sur la table", sans aucun mot de remerciement ou d'aurevoir. Nous ne sommes pas seulement des distributeurs d'argent, mais des personnes qui méritent un peu de politesse et de considération.
À part ces désagréments, notre séjour s'est bien déroulé. Je vous remercie et vous adresse mes salutations distinguées.
Logement très bien situé, à l’écart des touristes mais à proximité d’une rue animée et du Vaporetto Arsenale
Très bon accueil de Cristina qui, en français, nous a régulièrement donné des conseils d’activités pendant notre séjour

Appartement très propre, de bonne taille pour un court séjour à Venise, très bien équipé. Situé dans un quartier calme (appréciable après une journée de visites) mais très proche (5 à 10 minutes à pied) de la station Vaporetto Arsenale, de la place San Marco et de la Via Garibaldi pour ses commerces "alimentaires", bars et restaurants.
Précieuses indications de Christina et très bon accueil d'Oxanna à l'arrivée.
Des moustiques évidemment mais un bon spray, la clim et les moustiquaires aux fenêtres ont vite fait de les calmer !

Formidable! Fabuloso!
Très bon séjour à Venise! Nous recommandons l'appartement de Cristina: très bien équipé ainsi que pour bébé, confortable, chaleureux et bien situé. Le quartier Castello est calme et magnifique avec ses jardins. L appartement est à proximité de la lagune, des commerces et restaurants... Le plus: le contact avec la propriétaire Cristina qui nous apporte de précieux conseils sur l appartement et Venise, ce qui permet de bien organiser son voyage. Et le très bon accueil d 'Oxanna à l arrivée qui est sympathique et disponible.

Parfait !
Appartement idéal pour 1 couple et 1 enfant de 7 ans.
Très bien situé à 5 / 10 min de la place San Marco. Proche du Vaporetto Arsenale.
Commerçants pas loin pour faire les courses alimentaires.
Appartement petit mais fonctionnel. Il correspondait tout à fait à nos attentes.
Nous conseillerons l'appartement et si nous devions revenir à VENISE, nous ne manquerons pas de contacter Cristina.

Alloggio molto accogliente e carino
alloggio molto accogliente e soprattutto pulito, a 15 min a piedi da piazza San Marco e a 3 min dalla fermata Arsenale del vaporetto. Comodo per visitare Venezia
