A state of the art luxury holiday villa with high standards and great host Marios Yioukkas the owner gives personal touch with his clients and ready to help 24 hours if needed .

It is a brand new villa with 2 bedrooms accommodating up to six guests.

The ground floor luxury Villa Yioukkas was completed in 2021. Built on a total area of ​​170 sqm with stone decorated with new furniture and exhibits modern style. The villa is located in a quiet and green area on the outskirts of Geroskipou, between rural and residential areas, in the province of Paphos.

With 170 sqm covered areas and a large 32 (8X 4) sqm swimming pool, large outdoor areas, terraces, gardens, plastic lawn and pool shower is ready to offer its tenants all of the comfort they need. The fence and the back of the swimming pool are enriched with wild stones and rocks from the mountain and the sea. There is an excellent road connection and within 150 meters there is a bus stop connecting the area with the city of Paphos and the wider tourist area.

Owner Marios Yioukkas, maintains a 5000 sqm garden just outside the villa, with dozens of fruit and vegetable species available to tenants of the villa for harvest at the time.

Please note that the 3 air-conditioning units (6 + 6 + 8 Euros) can be used upon a daily charge of 20 Euros. This amount is paid in cash upon arrival.

Excellent holiday home

The villa has everything that one needs to have a comfortable holiday. The location is excellent, just a couple of minutes drive from Paphos and the sea. The host, Marios, is very hospitable and helpful. We will certainly come back!

Wonderful stay at this villa. Marios and his wife were lovely and answered any questions we had within a few minutes. The villa is only really accessible by car so I would suggest hiring one. The pool was warm and so clean. The air con worked well and was needed with temps that felt like 46c. We will definitely be back

Stayed for work and the host was attentive in preparation and ensuring all good. House is clean and great and everything close to where you need it. Highly recommend place but you need car to visit but once at villa all is good.

Magical 2 week stay

We booked this villa as we came to Cyprus for our wedding. The villa is beautiful and spacious, the pool is a super size and was surprisingly warm at all times of day. Marios, his wife and daughter came to meet us for check in and went through everything with us. I'd highly recommend and we will 100% book again.

Outstanding Villa

The friendly hosts met us on arrival to show us around the Villa. This is a very well built property in a quiet area of Yeroskipou with only a short drive to the shops or the beach. Internally the villa is immaculate and finished to a very high standard. Would not hesitate to return, all in all a great holiday in a fantastic villa.

Amazing Property

Mario and his lovely family met us for check in and gave us a thorough review of the facilities. Mario had given us the basics to get started - bread, butter, milk and eggs. This is a very well maintained and clean property and we would recommend to anyone. I would strongly advise that you hire a car, although the villa is not far from facilities it is a not near enough to carry shopping etc.

What an amazing Villa

The villa is high end and very clean and has everything you need. The pool, well its the best weve ever had. Clear, clean and self cleaning with a unique overflow filtration system. Thanks again. Stunning Villa

What a fantastic villa with everything you could need. Mario met us on arrival to show us around and had even stocked up on the basics (milk, bread, butter, bacon, cheese, fresh orange juice and fruit) which was very thoughtful and the villa has drinking water from the tap so no need to buy bottles. The pool is crystal clear and a great size for the family. It's in a lovely and peaceful spot but you do need a car to get around. The nearest supermarket is only a 5 minute drive and the harbour/town center with all the restaurants are just a 10 minute drive. We've stayed in a lot of villas over the years and this is one of the best, we'd definitely book again.

Amazing Villa 10/10

The Villa is simply amazing … no other words required… We stayed as family of 4 for 2 weeks and I can’t fault anything. The Villa is very impressive with a large outdoor area including the best private villa pool I have ever used. It was so clean and had a full self cleaning pool system which I thought was brilliant. The air con was ice cold in both bedrooms and the main living space, in Aug you will need it ! The location is lovely and private , and just a 15 min walk or 2min drive into the local village which has everything. The beach was 5 mins , and Paphos harbour and old town just a 10 min drive. A special mention and thank you to our host Marios who was so welcoming and helpful. A real character my wife and children thought he was hilarious! If you’re looking for , privacy , luxury, and a relaxing space you won’t be disappointed. Thanks Marios ! Carl and Family

Ein wunderbares Haus in ruhiger Lage ganz in der Nähe von Paphos. Die Küche ist gut ausgestattet, die Betten sind bequem und der Pool ist super. Die Kommunikation mit dem Vermieter Marios verlief einwandfrei. Zur Begrüßung gab es alles für ein ordentliches Frühstück und eine Flasche Wein.....DANKE! Wir kommen sehr gerne wieder.

What a fantastic property. The villa is stunning, greeted by owners who were very friendly and extremely helpful. The villa is immaculate, beds comfy, and has EVERYTHING you will need. The extras left over like shampoo, cleaning products, sun tan lotions and some basic food stuffs mean that if you do forget anything there’s no need to worry. The pool is spotless and a perfect size, the garden is large and the veranda is perfect to sit on in the evenings. Neighbourhood is quiet but only a short trip into paphos. Local shops is geroskipou are easy to get to aswell. We will be back!

High quality villa

Excellent villa kept to a very high standard. The villa and pool were very clean and well maintained. You have everything you need at the property. The villa is 15 mins walk to Geroskipou where there are some bars, restaurants and a good bakery. The main restaurants though are in Paphos 40mins walk. The location is quiet, you are best to have a car to get around. Water park is 20mins walk away. Marios was always helpful during our stay, anything you need he will help with.
