This modern, bright apartment is a stone's throw away from Princes Street and all of Edinburgh’s main sightseeing area as well as many fabulous shops, restaurants, cafes, theatres and conference centres. It is a one bedroom property, sleeping 2 adults and 2 children under 10 total. It is ideal for guests who are working here, with high speed WIFI and a comfortable desk to work from.
The Edinburgh Address Ltd manages bookings on behalf of the Property Owner. The property owner provides the accommodation.
-Booking Requirements- One member of the booking party must be over 25 years. We require names and ages of all guests, as well as proof of address and ID of the lead guest. This is required within 2 days of booking. We will require the lead guest to sign a copy of our terms and conditions. We reserve the right to vet any booking.
This property is protected by Truvi (previously known as SuperHog), the digital trust platform that enables Hosts, Operators and Guests to confidently transact in the short-term rentals space. Please note that once you have booked, you will be contacted by Truvi directly to verify yourself and process a £250 deposit or £17.5 damage waiver. The damage deposit pre-authorisation will incur a £5 fee. This Truvi verification must be completed two weeks prior to check-in.

Layout
The apartment has a contemporary décor, with a leather sofa. The kitchen is fully fitted and equipped, perfect for cooking breakfast in the morning or a relaxing dinner in the evening. There are two flat screen TVs, one in the living room and one in the bedroom. The delightful open plan living area boasts full-length windows and almost sound-proof glazing.
The bright master bedroom has a large double bed, plentiful storage, and views over Shandwick Place. A modern family bathroom with bath and separate shower cubicle completes this lovely home from home.

Exterior
The apartment is located in the bustling and well connected West End, with its many bars, restaurants, chemist, coffee shops and supermarkets. The tranquil Princes Street Gardens and the Edinburgh International Conference Centre are a short walk away. Edinburgh Castle and The Royal Mile are within walking distance, while Edinburgh Zoo is a short bus drive away. Haymarket and Waverley train stations are ten minutes away, while both tram and bus stops are at your door, taking you from Edinburgh Airport to just outside the apartment.

Local Area
Within 5 minutes you can walk along Edinburgh's famous Princes Street with its spectacular castle views, beautiful gardens and many shops. Alternatively you can walk along George Street with it's many designer shops during the day (including Harvey Nichols Department Store) and at night its wide variety of stylish bars and restaurants. George Street is also partly closed to traffic in August to make way for The Famous Spiegeltent at Edinburgh International Festival. The venue will be erected as part of a pedestrianised terrace in front of the newly refurbished Assembly Rooms.
Haymarket Train Station is within 10 minutes walk, and Waverley Train Station is within 20 minutes walk. The apartment has many bus stops near by with access out to Edinburgh Airport, Edinburgh Zoo, The Ocean Terminal and Royal Yacht Britannia and most of the Edinburgh Festival venues. There is even a Sainsbury's local supermarket on the ground floor open until 11 every night.

However you choose to arrive please do make sure that you have spoken to the property manager to arrange a time to meet you at the property on arrival as there is no reception area or onsite staff to assist you if you arrive without notice.

Quite central and easy to find. It was right at the end of Princes Street. transport links were good. Shops and restaurants were close by. Spacious, clean and comfortable stay. Shame there was no welcome pack to help us settle in, eg local Scottish treats etc, but thats only a minor gripe

We enjoyed this fabulous location with easy access to the castle and shopping for launching our daughter at University in Scotland. A perfect place to experience both old and new Edinburgh
Property location was amazing - in the heart of new city near the Train station and a very short walk to Old City. Flat was roomy and was in great shape and exactly how it was advertised.

First of all, I would say I would stay here again. There are several outstanding features. The rental agent was very helpful. First, the location. We stayed a month and wanted convenience, which we got. The flat is very close to several bus lines to get anywhere in the city. It is a 10-minute walk to Haymarket train station. Also, despite Shandwick Pl being busy, it was surprisingly quiet in our flat. We cooked at least one meal a day in the flat, and it was convenient to have a grocery next door. Now to the flat itself. It was very roomy. The shower was wonderful; the WiFi was without problem. The appliances worked (even though when we got there, the microwave didn't; but it was replaced quickly). There were a few quirks and trivial issues, but these were more apparent being there for a month. For shorter stays, I would think that they would not be issues. (As in most other short-term lets where I have stayed, the cooking knives were amazingly dull, but this was more amusing than problematic). One rack in the bathroom needed repair. Not all the shades worked to be pulled up or down; but these were in no way deal breakers. Overall, it was an excellent place to stay for our month.

Lovely apartment in the perfect location
This one-bedroom apartment was ideal for the two of us and its location was perfect: there is a grocery store steps away, great access to bus-lines, walkable to almost every where we wanted to go. Highly recommend.

Wonderful Stay
It was a nice surprise that the apartment is actually larger than the pictures portrayed. It’s very spacious. The bed and pillows were very comfortable! It was great to have a grocery store right next door. The property manager, Karen, was quick to respond and very pleasant.

Nice property in a good location. Bright and very spacious. Had everything we could need. Was comfortable, and the host was great and made check in easy. Would stay again when in Edinburgh. Only note is on a busy street with the tram system, however the noise was not bad from our perspective.

The apartment is exactly as advertised, spacious, bright, very comfortable and in an excellent location. It's relatively close, about a 10 minute walk, to Edinburgh Castle and the Royal Mile. There is a grocery store very close by and many dining and pub options close by. City transit and the tram to the airport have stops right outside the front door. Communication with the property manager was prompt and friendly. I would definitely stay here again on a future trip to Edinburgh.

Outstanding Property in Edinburgh
Well-apointed and equipmed flat that was perfect for 2-week stay in Edinburgh.
Location is short walk from Haymarket Station and central to every neighborhood that can be explored in Edinburgh (West End, Stockbridge, Dean Village, New Town, Old Town, Royal Mile, Tynecastle Park, Leith, etc.). Mere metres from grocery, coffe, pharmacy and pub too and 1 minute walk to nearest restaurants.
Professionally managed property (they manage others too), outstanding communication and exceptional service.
No hesitation in recommending this property and would defintely return.

Fabulous stay but!
Fabulous property and location but had some issues, and was not as polished as the price demanded! Bedroom carpet was stained, poor quality ironing board, broken glass and chair and TV picture not available as Ariel not connected. Damage on fridge door front. On the positive side a Dishwasher and Washer Dryer. Couldn’t find details of heating.Location is perfect for an Edinburgh trip, trams and buss on your doorstep.

Great Location!
A great location! Supermarket right next door to pick up our breakfast food and snacks. We did not rent a vehicle as we could walk to many of the popular areas of Edinburgh. The trams and buses were easily accessible for places not within walking distance. The bed was very comfortable too. The kitchen was equipped with everything we needed.
The only thing I would suggest is to bring toilet paper. I wasn’t aware I needed to supply my own and for what was charged I would have expected it to be supplied. Overall a nice stay.

Spacious flat in prime location
This is a well equipped and spacious flat in a prime location at the west end of Edinburgh spoiled only by a few niggling problems- the street entrance is a disgrace and badly needs to be cleaned up- one of the bedside lights wasn't working and despite reporting this on more than one occasion we had to live without it for the whole week- normally I would expect the password for the internet to be displayed boldly in the flat, I had to contact the manager to find it- the hot water system was dangerously hot - particularly for childrenOtherwise, despite some signs of tiredness, it was a very comfortable flat in an ideal position

I'm very sorry to hear about the issues you experienced during your stay, especially regarding the bedside light. I understand our property manager did visit to check it and found it working at the time, but I appreciate that it may have been inconsistent. The property owner has now been informed and is arranging for the lights to be replaced to avoid any further inconvenience.
Your feedback about the entrance, Wi-Fi details and hot water temperature is also noted and appreciated. These are all things we take seriously to ensure improvements are made where needed.

West End stay
Great location with bus and tram stops in front of the flat. The travel hub office to get bus passes is across the street. Grocery store, Boots and a pub are on the ground floor. Only two cons: We paid for the executive car transfer from the airport to the flat. We got a black cab taxi driver who could find the flat. Also had to walk a long way in the rain to his car with no offer of umbrella. Meter showed about 35GBP which is way less than we paid.
The second con was that the chain on one of the shades in the living area broke on our second day. We notified the host immediately but the shade was not repaired during the remaining 9 days of our stay. These are the tall windows featured in the listing.

Nice property and the location is ideal. A very walkable City. Buses and trams available next to the property if wanted or needed. Have a Grocery store next door. Nice pub next to property, nice staff and good food. Lots of places to Shop, dinning, and entertainment all close by. The property had a few issues. One of the shades in the living area chain is broken, Carpet needs to be cleaned in the bedroom, Stained. Ironing board needs pad to be replaced. Also, better communications would be nice with Property Manager. We were told she would reach out to us 14 days before arrival. It took us a few times to reach out to her before she responded day before our flight. Had an issue with the bathroom flushing valve one day before leaving. Reached out to update her and ask for assistance to fix the issue, no reply back. Need better communication on how to open the windows or if they open for fresh air. A fan was available for use we were very thankful. We had a great time in Edinburgh for our 9 day stay. Recommend using Rabbies Tours. They were amazing.

Stunning apartment, clean and well equipped. Very comfortable. No noise from neighbours. The ladies at The Edinburgh Address are great - professional, friendly and organised. There is a bit of admin to do prior to visit but it doesn't take long.
