Castle View Suite 3 is a superbly located property in The Grassmarket area of the UNESCO World Heritage Old Town of Edinburgh with breathtaking views of Edinburgh Castle only a few hundred metres away. It is owned by GLV Investments LtdThe Principle) and managed by Edinburgh SC (Self Catering) Ltd on their behalf.
The Grassmarket is a highly desirable central location for anyone wanting to make the most of their stay in the City. The majority of historic sights are within a short walk and the area abounds with Restaurants, Bars and Cafes. A short walk down the sweeping Mound or through Princes Street gardens will take you to shoppers heaven in George Street or Princes Street.
The property comprises of a spacious living room with double windows overlooking the historic Grassmarket and with spectacular views of the Castle with Freeview TV and Wifi. Dining area with seating for 4 persons. Kitchen includes 4 gas rings, oven, microwave, fridge, washing machine, toaster and kettle.
The Bedroom has 1 kingsize bed and ample wardrobe and storage. The bedroom is at the quiet rear of the building to assist with a good nights sleep.
A Shower room is in the property, please note there is no bath.

* Second floor accessed by stairs only, there is no lift. * All gas and electricity are included in the rental. GCH throughout * Linen and towels are provided. * A modest amount of complimentary tea and coffee for arrival. * Ironing facilities and a hair dryer are provided. * Street parking is available but is expensive. * The airport drop off point and main railway ( Waverley station ) are 10 minutes walk.
Please note that prior to arrival a refundable 200 pounds key/security deposit must be provided.
Restrictions
* No smoking is allowed within the apartment. * No pets * We regret that this 2nd floor flat will be unsuitable for some people with disabilities as there are only stairs. * No lift is available. * Strictly no parties - Guests must be quiet between 21:00 and 08:00 to respect neighbouring properties.
Access Arrangements
A "meet and greet" service is operated , whereby you will be met at a property at a pre-arranged time to give access. Full instructions of this procedure can be found in the secure guest area after a booking has been completed. It is very important that an approximate arrival time is provided before arrival for this process. Entry is from 14:00 onwards but if nobody has booked to depart on your day of arrival it will probably be very suitable for us to give you entry as early as possible. Departure is by 10am (a guaranteed late departure up to 20:00 can be obtained for 50% of that daily rate. Please contact us if you want to utilise this facility and a price will be calculated).
Please note that arrivals after 19:00 will incur a range of late arrival fee.
**LATE ARRIVAL: fees, 19:00 - 22:30 - 15 pounds, 22:31 - 00:00 - 30 pounds and 00:01 - 02:00 - 50 pounds. The latest access can be given is 02:00, otherwise it is given at 08:00 the next day. ESC accept no liability for any costs involved in alternative accommodation for this 6 hour period.
A deposit of 25% is payable on booking and the outstanding balance of the rental price must be received 2 months prior to your arrival date. For bookings made less than eight weeks before your arrival date the whole rental price falls payable at the time of booking. Please note that a separate 200 pounds refundable key/security deposit must be provided prior to arrival. This is rescinded 5 days after departure.
Cancellation In the event of cancellation the following terms and charges will apply - a. 6 months or more prior to arrival – full refund minus a 5% admin fee of the total booking amount with a £50 minimum. b. 42 days or more – 25% of the total booking fee. c. 41 days or less – full rental fee.
These cancellation terms DO NOT apply to any bookings made under specific "Non refundable" offers on any OTA's such as booking.com, Airbnb, VRBO .
Please consider obtaining personnel holiday insurance to cover this and other potential losses.

There are three options to get from Edinburgh airport to the city centre, all take approx 30-35 minutes. The main rail station Waverley is approx 1 km metres from the apt.
1. Edinburgh trams, approx every 8-10 mins (Sunday 12-15 mins), right outside terminal, the nearest drop off point for the apt is the Shandwick Place stop which is approx 1 km away. Cost approx 9.50 pounds for adults and approx 4.50 pounds for children for a RETURN journey.
2. Airport express bus, every 15 minutes right outside terminal building, drop off point on Waverley Bridge approx 1 km from the apt Costs approx 8.50 pounds per person for a RETURN journey.
3. Taxi, many can be found right outside the terminal building and will cost approx 35 - 50 pounds for a one way journey. However a taxi will drop you off right outside the property you have booked.

Amazing Location & Views
My sister and I stayed for 6 nights. The apartment is charming. The castle view out the living room windows never ceased to amaze. Bed was very comfortable and kitchen and bathroom small but functional and fine for our needs. A few lightbulbs burnt out in bathroom and bedroom didn't help the poor lighting for putting on make-up, but we made do. Grassmarket nightlife noise was not a problem, especially as we kept back bedroom door shut to keep out the light at night. Very sorry we never made it to Mary's Milk Bar right next door due to their limited hours and our schedule. Highly recommend Surgeon's Hall Museum Blood & Guts tour, climbing Scott Monument, Arthur's Seat (if you're fit), Calton Hill, Holyrood House, Royal Yacht, Dean Village, Auld Hundred steak pie, Real Mary King's Close tour, St. Giles Cathedral interior, Devil's Advocate dinner, Stirling Castle.
