Budock Cottage sits at the heart of Tresooth's main courtyard — a welcoming hideaway for families, friends, and four-legged companions to relax and make memories together. Once part of the original dairy barns, this charming cottage has been lovingly converted, blending rustic Cornish character with fresh coastal style that keeps guests coming back year after year.
Inside, you'll find an open-plan living, dining and kitchen area that's perfect for spending time together, whether you're cooking up a hearty breakfast, sharing stories after a day on the beach, or curling up with the dog by your side. Exposed wooden beams add a touch of farmhouse charm, while modern comforts ensure you feel right at home.

Off the hallway, the spacious master bedroom can be arranged as a superking or twin and has its own en-suite shower room. The second bedroom has a cosy double bed, and the third offers flexibility too — set it up as a superking or twin to suit your family's needs. A family bathroom with a bath and overhead shower makes bath time easy after sandy adventures.

Outside, your private patio overlooks the courtyard and has a picnic table for sunny breakfasts or evening barbecues. There's plenty of shared green space for kids to play and dogs to stretch their legs, plus convenient parking at the front of the complex.

With dog-friendly beaches, coastal walks and Cornish countryside all within easy reach, Budock Cottage is the perfect base for your whole family — wagging tails included.

We have just got back from a week at tresooth cottages. We were celebrating a big birthday so there were 20 of us. It was perfect in every way. I would 100% recommend staying here. This was our 2nd stay here and we will be coming back for sure

Pleasant stay in a lovely clean cottage

The cottage was in a good location for visiting Falmouth and other surrounding towns. Very clean, well presented and we were made to feel very welcome by the staff and they even shared their local knowledge which was great. Good facilities including the hot tub and sauna which we made use of and two designated dog walking areas. Our only gripe was that the twin beds pushed together could have done with a new mattress as was uncomfortable but we had no other issues and it was great value for money. Would definitely come here again.

Family holiday

We absolutely loved the cottage, facilities and its quiet location. Everything was tasteful and well appointed. Loved the welcome pack and all the little touches to make us at home. Just two things to make it even better. The beds were rather hard and two rooms did not have mirrors that were at the right height. Other than that just perfect.

A perfect stay in a perfect location

I have to say this stay exceeded our expectation. The cottage was fabulous, spacious, incredibly well appointed, comfortable (best bed I've ever slept in for a rental property!). Brilliant. We celebrated my sister's sixtieth birthday and had some friends around for the day, which was no problem with the admin team, sometimes places can be funny about having guests visiting who aren't staying. Nicky, who we liaised with before and during the stay was so calm and helpful, nothing too much trouble, really lovely. I just have one thought and that was perhaps to have a separate bin or receptacle in the kitchen area (next to bin) where you can store all the recycling before taking it across the carpark to the main bins. The dog friendliness was great too and a nice exercise area for them to have a little run around in. Perfect.

Ideal location for visiting Falmouth, Lizard and surrounding areas. Car needed.

What a lovely property, well decorated and kitchen fully equipped with all the mod-cons. TV with ability to sign into all the apps, washing machine, dishwasher, large fridge freezer (bit frosty, needed a defrost). Lovely spacious bathroom, well decorated, Outside communal, court-yard with picnic bench. Key box code entry. Airer, hoover, iron and board. Good storage for clothes, plenty of pillows and blankets and wood burner, plus central heating. We didn’t want for anything. I scored a 4 on the cleanliness because there was a stain on one of the carpets, that I reported and also the cushion covers on the settee could do with a clean, a few cobwebs and leaves around the front door and inside mat needed cleaning. I am very fussy!

We have spent the past 3 years upgrading the communal areas and each property, employing modern design elements that remain sympathetic to the original Cornish buildings, while ensuring an excellent level of comfort and facility to our guests.

The group of five friends that purchased Tresooth at the end of 2021 are all British, but most of us have lived abroad for many years, developing our own individual property and rental businesses in France, Spain and the USA. Tresooth gave us the opportunity to pool all our knowledge and experience together back in our home country, as we focus our efforts towards this beautiful area of the UK. We are excited to bring our collective expertise to Tresooth, and have spent the last three years upgrading all the cottages and facilities to offer guests a superior holiday experience.

Located just outside the quaint village of Mawnan Smith, Tresooth Cottages are a ten minute drive from the bustling harbour town of Falmouth. With some of the UK’s best beaches, water sports galore, a harbour and a thriving restaurant scene, the Falmouth area is one of the UK’s most sought after holiday destinations.

The Cottages themselves are situated four miles outside of Falmouth on the road towards the famous Helford River, and close to the picturesque Trebah Gardens. Excellent cycle routes, dog walks and beautiful rambling paths are on the doorstep, offering guests both convenience and tranquility; the perfect spot to enjoy this area of quintessential Cornish countryside.

With the communal areas offering a large swimming pool, two hot tubs, a sauna, a games room, children’s play area and pet friendly accommodation, the facilities are a step above many of the other holiday cottages in the area.

There are 16 individual cottages at Tresooth, ranging in size from one bedroom units sleeping two, up to a four bedroom unit sleeping eight. The majority of bedrooms have ensuite bathrooms. Seven of the cottages are situated around the pretty central stone courtyard, with the remaining eight cottages to the rear or side of the courtyard area. Each cottage has its own outdoor seating area, and some have private hot tubs.
