Welcome to your Leith retreat!
This bright, contemporary flat offers everything for a comfortable, stylish Edinburgh stay. Living Area: Spacious modern lounge with comfortable sofas, Smart TV for streaming Netflix, Amazon Prime, YouTube, BBC iPlayer, and more. Large windows create a light-filled space perfect for relaxing after exploring the neighbourhood. Kitchen: Well-equipped kitchen with fridge, air fryer, oven, stove, toaster, and comprehensive cookware.
Bedrooms: Two generous double bedrooms, each with fresh hotel-quality linens, ample storage, and a peaceful atmosphere. Sleeps up to 4 guests comfortably. Bathrooms: Two full bathrooms—one with bathtub, the other with spacious walk-in shower and heated towel rack. Please note there is no hairdryer
Size: 100m² of modern, well-designed living space.

Guests will have access to the entire home! The keys will need to be picked up from a store about a 6 minute walk away. Self check-in details and access instructions will be provided before arrival.

Leith is a vibrant port district voted one of the world's coolest neighbourhoods by Time Out. Just a short walk from the legendary Shore, this is where Edinburgh's food and drink scene thrives.
Dining & Drinks: Constitution Street and the Shore are lined with exceptional restaurants, bars, and cafes. From casual lunch spots to fine dining—Leith delivers.
Local Atmosphere: Leith feels like a separate village with its own authentic identity—vibrant, genuine, and free from Old Town tourist clutter. Tree-lined streets, independent shops, art galleries, and street life give it real character.
Activities: Ocean Terminal shopping centre is nearby, home to the Royal Yacht Britannia. Leith Links park offers green space, scenic walks, and waterfront views. The Shore waterfront itself is perfect for evening strolls.
Community Feel: This is where locals live, work, and gather. You'll experience authentic Edinburgh neighbourhood living, not just tourism.
Excellently positioned with easy access to the city. Just 5-10 minutes' walk to Leith Walk and Great Junction Street where multiple bus services connect directly to the city centre (15 minutes), Princes Street, and major attractions. Everything in Leith is walkable and accessible. Leith Walk connects you to Edinburgh's wider network. The Shore and neighbourhood are best explored on foot.
A quick note for guests: Edinburgh has introduced a visitor levy (city tax) on all bookings starting from the 24th of July 2026 onwards. This tax will be included in the accommodation price.
This is a self check-in property and you will be requested to verify your identity before being able to check into the flat. You can check-in anytime of the day as long as you respect our standard check-in time.
Also, we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks. So, please keep your keys safe :)
There is a zero-tolerance policy for smoking in the property. If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 GBP smoking fee, at minimum.
We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
