The "Garden by the Sea" is a prestigious residence overlooking the sea, 100 meters from Maladroxia beach.
Its panoramic view allows you to admire the Gulf of Palmas from every point.

Relax in the shade of the Mediterranean garden, or cool off in the sea-view pool.
The owners, who live on the ground floor themselves, will take care of everything.

The owners, preferring the sea, very rarely use the pool, so much so that the pool and solarium will feel like your own.
The pool has a whirpool area (in the services the system calls it hot tub), that can be activated on request.

This is a large and typical Sardinian villa that has just been restored. You will find a large Mediterranean garden of 1300 square meters, swimming pool, solarium, indoor parking space, 100 meters from the shoreline, in a minute you are at the beach.
You will be our only guests, (the more the merrier).
You will have exclusive use of the entire upper floor (100sqm), with unparalleled sea view, from the covered terrace attached to the Suite (20sqm) and the Suite itself (20sqm) and two other double bedrooms, one of which is quadruple, large hallway, master bathroom. You will also have access to all other common areas (pool, garden, porch....) from which to admire the Gulf of Palmas. On the covered terrace there is a kitchen. You can then enjoy the intimacy of your family or visit restaurants as you wish.You can then freely experience family intimacy or frequent restaurants and clubs in the area or on the island.
At your disposal in the pool there are sun beds, sun umbrella, sun chairs, a table and chairs.
The owners have personally carried out the restoration of this villa, respecting its origins, through (organic) green building and feng-shui. The latter under the guidance of Arc. Silvia Archetti Voltolini, owner of the “ La Porta del Sole” studio in Brescia*. The furniture was made of solid wood, natural wood without any treatment; the three double beds do not contain a single screw or nail.
All you have to do is relax, we will take care of the rest.

There is no wifi. Phone and internet coverage in the area is 4G.
In case of bad weather, on request, We also share our own kitchen and livingroom.

Absolute 10/10 in every way. Pictures don't do all the justice.

Our first trip to Sardinia and we spent a few days in Baja then drove to Maladroxia for a 4 night stay here. By far our favorite part of the entire 3 week trip to Italy. If you are searching out of the way spots like Maladroxia then you are probably looking for a very relaxing vacation oppurtunity and this home will do all that for you. The pool is yours. The upstairs is yours. 3 bedrooms, all have A/C. The upper terrace in the photos is yours and includes morning sunrises and the outdoor kitchen. We had relaxing pool days with a short walk to the beach as well as day trips on a sailboat, another to swim grottos, and see other beaches. The rental is a short trip to SantAntioco town that would have everything you need. The even better part of the trip for us was the host family, they are absolutely wonderful people! We chose to engage with them but if that isn't your style then you will have your space. Can't overstate the amazing breakfast awaiting you every morning. The pool is clean and the pool deck a perfect combination of sun and shade. Beds are comfortable and the home itself is a very classic feeling Italian compound. The experience here could bring me back to Italy just by itself! No need to worry further - if this looks like its for you then rent it. You will not be sorry, we sure weren't. Enjoy your stay!

Great spot

This is a great spot just to relax. We really enjoyed our stay. The beach is 50 m down the road with nice restaurants if you need. Parking is available on the premises.

Would thoroughly recommend. Alessia and her family were wonderful welcoming hosts. Well equipped apartment, three very generously sized bedrooms, bathroom and open air kitchen/dining area. Beautiful views of the sea and sun rise every morning. Beach only a few minutes walk away. Delicious home cooked breakfast provided. Fell in love with the private swimming pool

A peaceful retreat in the middle of our European journey

This was our favorite part of a multi country trip. We had the whole upstairs to ourselves, it was peaceful , pretty and just what we needed. Even though it was July and fairly hot, there was a beeeze at night so it was comfortable and we didn’t end up using the optional air conditioning. The hosts were friendly, available and fun to talk to. They helped us organize dinner at a local farm and restaurant, and suggested good hiking trails.

Perfect hospitality

Separate Appartement in a private villa run by a super friendly, most attentive family. Marvelous view from the terrace, clean swimming pool and a incompareable breakfast for an Italien destination. Fresh, warm bread, home made marmelade/jam, local honey and many other local morning teasers. Best stay since a long time. Go there and enjoy!!

Amazing Stay!

Alessia was an amazing host. The communication was fantastic, and the Homemade breakfast every morning was amazing. The location is beautiful and super close to the beach. Was an amazing stay and would definitely recommend.

Entfernt von jeglichem Stress konnten wir uns prächtig erholen, die Gastgeber lasen jeden Wunsch von den Augen ab. Das Frühstück war sensationell umfangreich. Der Fernblick aufs Meer vom großen Balkon aus ist grandios.

Super Wohnung an herrlicher Lage

Wir durften zehn Tage in dieser herrliche Wohnung verbringen und wir waren begeistert. Alessia und ihre Familie sind ganz tolle und liebevolle Gastgeber. Uns wurde jeden Morgen ein super feines Frühstück mit selber gebackenem Brot und weitern Köstlichkeiten serviert. Die Wohnung ist sehr sauber und alles sehr gepflegt. Alles genau wie auf den Bildern präsentiert. Zum Strand mit glasklarem Wasser sind es keine fünf Minuten Fussmarsch. Wir können diese Wohnung mit gutem Gewissen weiter empfehlen. Danke Alessia für die tolle Gastfreundschaft und dir und deiner Familie alles Gute für die Zukunft. Macht weiter so! Alles top!!

Le paradis !

Une très belle maison, une place de parking au sein de la propriété, une vue sur mer, de grandes chambres lumineuses et une terrasse cuisine bien équipée. De plus les propriétaires sont à votre disposition si besoin, tout en discrétion. Chaque matin un buffet petit déjeuner vous attend !! Un délice ! Vous pouvez profiter de la très grande piscine ou descendre la rue et en deux minutes à pied vous êtes à la plage. Nous avons passé un merveilleux séjour !! Merci pour votre accueil !

Amazing house

We have spent a wonderful time in the house of Alessia and her family. The equipment is perfect, the pool is huge and warm. The location in Sant Antioco is amazing to discover Sardegna. The house is at 2 min walk from the beautiful beach of Maladroxia. Alessia was preparing breakfast every morning with local food, fresh and homemade. It was delicious with various things to discover. I would definitely recommend the house. We will come back and are already missing it!

Jederzeit wieder, sehr empfehlenswert.

Wir haben uns sehr wohl gefühlt und würden wieder buchen und es auch unseren Freunden weiter empfehlen. Der Ausblick von der Terasse ist traumhaft, Meeblick. Nur wenige Meter zu Fuss zum Strand der sehr sauber war. Die Umgebung war ruhig, ohne Verkehr. Das Frühstück ein Traum mit vielen selbstgemachten Köstlichkeiten, und frisch gebackenes Brot jeden Morgen. Sehr achtsame und liebevolle Gastgeber. Der Pool ist sauber und recht gross und Sonne satt. Wir bedanken uns recht herzlich für die Gastfreundschaft.

We’ve been always dreaming about living at seaside…
One day We considered it would have been nice to meet people from all over the globe. It would have been a different way to trip around the earth and an educational chellange for our kids and us.
After visiting several mediterranean islands, twenty years ago We came to Sardina.
Since then the question changed from where to go on holiday to when….
Beginning from “La Maddalena”, holiday by holiday, in 2008, We arrived to South and finally We got used to rent a house by the sea on the other side of the Gulf: We could see Maladroxia and this house just in front of us….but We had not ever been in Maladroxia!
Years passed by and in 2019 after years spent looking for a sea house, We’ve met this villa on the web. It was an old abandoned, forgotten and damaged house.
You couldn’t walk through the garden, the plaster was ruined, humidity and water spread signs all over, the pool was a nice place for frogs singing to the big moon. The inhabitants called the house “the frogs’ one”.
We’ve chellanged it.. fulfilled our old BMW, with base survival” “kits” and sent by carrier 7 pallets which would had been arriving 3 days later. On July the 24th 2019 at half past 3 am, We settled here and started our operational camp in the portio by the pool. It has been our family camping (sleeping room and kitchen). It took fifteen days to go through room by room just for cleanings and removing damaged plaster still hanging and making base water and electricity supply working. We’ve been doing all by ourselves, solid wood furniture included. On July the 12th, 2021 at 7.30 pm my husband fixed the last screw and at 8 pm our fist guests just arrived.
We do things with love, so you can find a 5 star hotel comfort and the warmth embrace of old italy times style hospitality. My husband says: ”The little Kingdom of Italy and Aosta’s family’s way still survives in this home” .
Of course the holiday is yours, and We adapt to your needs.
