Draycott Farm large Cotswold property with hot tub
The property is accessed by a gated drive with plenty of gravelled parking at the front of the house. The front door opens into the hallway where there is plenty of storage for coats and boots. The following rooms are on the ground floor:
· Living room/Dining room: There is a large living/dining room with oak flooring, modern artwork, a wood burning stove, comfortable seating for 8, an extending dining table for 8 and a Smart TV. There are 2 sets of patio doors opening onto terraces in the enclosed garden where you will be able to enjoy alfresco drinks and meals.
· Kitchen: The kitchen is open to the dining area and has an induction hob, electric cooker with grill, coffee machine, kettle and toaster.
· Utility room: The large utility room is off the kitchen and has access to the front of the house. In the utility area you will find a second oven, American fridge freezer with ice-making facility, full size dishwasher, washing machine and tumble dryer.
· Cloakroom: There is a cloak room off the utility room and this contains a toilet, with a wash basin.
· Snug/Bedroom 4: The snug doubles up as bedroom 4 and contains a luxurious large double sofa bed, Smart TV with DVD player and patio doors to a small outside terrace
· Family Bathroom: The family bathroom is adjacent to the snug and contains a bath, toilet and handbasin and acts as the 4th bathroom if using the snug as a bedroom.
· Bedroom 3: Bedroom 3 is a large twin bedded room with a generous en-suite with shower, toilet and handbasin.
On the first floor you will find:-
· Master bedroom: Containing a king size bed and single bed with pull-out bed underneath so would sleep a family of 4. There are built-in wardrobes and a large ensuite with a walk-in shower, toilet and double wash basins;
· Bedroom 2: Contains a king size bed, walk-in storage cupboard/wardrobe and has a generous en-suite with shower, toilet and washbasin.
· Outside Garden
Draycott Farm’s large enclosed garden is at the back of the property, with a stunning weeping willow and plenty of terraces for alfresco dining. There is also an orchard extending around the side of the property. There is an outside table and chairs with seating for 8 as well as a bench and additional seating area. A charcoal barbecue is provided during the warmer months of the year.
· Hot Tub and Games Barn
At the rear of the property you will find a 6 seater hot tub in a secluded court yard together with a games barn that has a full sized table tennis set and a dartboard. Our terms and conditions of use of the hot tub have to be adhered to at all times
. Parking
There is ample parking at the front of the property which is accessed through a gated drive. The drive also provides access to the paddocks behind the property so you may see other vehicles passing the property. We do not have or provide charging for electric vehicles.
Occupancy
The maximum occupancy of the property is eight guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than eight guests at the property. Babes in arms do not count towards the occupancy figure, however the occupancy figure may only be exceeded by one baby.
Pets
Regrettably, pets are not accepted.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Heating, fuel and logs Electricity and oil are included in the rental price. An initial basket of logs is provided for the wood burning stove and further log supplies can be purchased locally.
Services provided The property has free wireless internet access and a 2 x Smart TV’s 1 with DVD player.
Drive/Parking
At the front of the property there is parking for numerous vehicles – the drive is also used by other vehicles to access the paddocks beyond the house so we request that the drive through access is kept clear
Housekeeping
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change will be included in the price. Additional housekeeping services may be available on request.
Child friendly facilities
Guests with young children should note that the property is large and has a number of doors and terraces. There is no travel cot or high chair at the property, however guests are welcome to bring their own.
Initial consumables
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
The property is large and spacious and does have a downstairs bedroom for those with limited mobility. . The smoke and CO detectors operate on a sound only basis and, therefore, those who have serious impairment of hearing may not be able to hear the alarm systems and could be at risk.
Smoking
No smoking or vaping is permitted throughout the property.
Booking and payment
25% deposit paid at the time of booking with remaining 75% paid 8 weeks prior to arrival. If booking is within 8 weeks then the full amount is to be paid. All payments are made subject to the cancellation policy set out in the standard Terms and Conditions. Security deposits
Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions).

In order to provide you with as much detail of our properties as possible, we sometimes use wide angle photography, which can make certain rooms, or spaces, appear larger than they actually are. Wherever possible, we try to include a floorplan, with detailed dimensions of rooms and areas.
