VILLA FLAVIA - SYRACUSE AREA
Located in the tranquil and beautiful protected area of Plemmirio, near Syracuse, Villa Flavia is a stunning and newly redone seafront villa with a private swimming pool and private access to the sea. The wonderful backdrop of this area lends itself to snorkelling and scuba diving and enthusiasts will find a very interesting seabed here: the Capo Meli cave, the cave of Plemmirio, La Sirena and Gli Archi (with its white rock arches).

The villa is also within a short driving distance from the popular beaches of Arenella, Fontane Bianche and Ognina, the enchanting baroque towns of Syracuse, Noto, Modica, Scicli and Ragusa and the nature reserves of Cavagrande del Cassibile and Vendicari. The villa is surrounded by a water garden consisting of three private swimming pools, one of which can be heated (between 15 of October until 15 of April).

The property is split between a main house and an annex. The main house develops over two levels.

MAIN HOUSE
On the ground floor, we have the living rooms with sofas, TV and direct access to the terrace via large doors. Extending from here, we access the open plan kitchen with dining area and direct access to the outdoors. There are two large double bedrooms (one is two single beds joined together that can be split) with en-suite bathrooms with shower, sea views and direct access to the swimming pool. The bedrooms are equipped with a 42" satellite TV, the latest generation of autonomous air conditioning system, hot and cold, WiFi, a safe, 2 external chaise longue.

On the first floor we find the master bedroom with external stairs for direct access to the pool, king sized bed, wardrobes and en-suite bathroom with double shower and double sink. ANNEX
This 60 sq.m suite offers an exclusive terrace, stunning sea views on three sides and direct access to the swimming pool. The bedroom can be either twin or double (by joining the two beds together). Behind the bed we find the en-suite bathroom with a SPA shower. The room is equipped with a 42" satellite TV, the latest generation of autonomous air conditioning system, hot and cold, Wi-Fi, a safe, 2 deckchairs for sunbathing.

The outside area is composed of a large garden with equipped terraces, private tennis court, table tennis and direct access to the sea where you can also find a natural pool. The villa is surrounded by a water garden consisting of three swimming pools, one of which can be heated between 15 of October until 15 of April. An infinity pool gives each room the possibility to dive with direct access to the wide water spaces and thus enjoy the breath-taking view of the Plemmirio Nature Reserve. 400 sq m of water with an average depth of between 1.2 m and 0.40 cm and a length of over 70 m make this pool a true liquid garden.

There is also a separate gym room with equipment.
