Floridia is a small but charming town with a population of around 23,000 inhabitants, located around 12 km from Syracuse and around 20 km from Fontane Bianche, one of the most famous seaside resorts in the Syracuse province. The geographical position is extremely favorable for visiting the various places of tourist interest, such as the Natural Reserve of Pantalica, Palazzolo Acreide, Buscemi and Sortino. Floridia offers all the conveniences of a small town in which, among other things, the harmony between the green spaces and the homes are balanced. The area around the place of residence is characterized by an agricultural image, where the daily rhythm and traffic make things more pleasant than in nearby Syracuse. A bus connection to Syracuse is guaranteed every 60 minutes.

This charmrful house was built in 1924 and completely renovated in 2023. Located in the city centre of Floridia, it is almost unique in this city as it has a beautiful and large courtyard with a small above ground pool.

From here, all amenities are within walking distance: bakery, mini market, fish shops, pizzeria, excellent bars, a nice bistro with a large selection of wines, pharmacy and bus stop are all within approximately 500 m. The heart of this baroque city, which dates back to 1628 and consists of its main square with the church “Chiesa Madre”, is also no more than a 60 second walk away.

Four bedrooms on two living levels offer sleeping space for up to 8 people.

External accommodation: The true flair of this house unfolds in the outdoor living spaces, where the Sicilian charm of a still existing past can be enjoyed.

A small terrace with a breakfast table is accessible from almost all rooms on the ground floor, including the kitchen and living room, and is the perfect place where you can have breakfast or dinner comfortably and carefree, especially when the church bells of the “Chiesa Madre” ring gently every quarter of an hour, creating an almost idyllic atmosphere arise and whisper to you that you are in Sicily.

Directly to the breakfast terrace there is the outdoor grill (charcoal) with a storage surface and sink.

Once you have crossed the small terrace, you are greeted by an approximately 280 square meter courtyard. A Sicilian flora with lemon trees, orange and mandarin trees, mint plants, rosemary, jasmine and basil fill the air with natural scents. The sight of palm trees, ivy and climbing roses complete the picture.

Now imagine it also has a round above-ground pool (3.70x3.70m, 0.80m deep, open from 01.04 to 31.10), an outdoor shower (with solar-heated water), a porch swing and a hammock in the garden to forget that you are in the middle of a city. All this will give a completely different feeling to hot summer days. It is also noteworthy that none of the neighbouring houses can see the pool area. Loungers and deck chairs available.

A small pavilion with pleasant outdoor lighting, a table and seating is located inside the courtyard and invites you to enjoy a red wine.

A rental car is recommended for the duration of your stay, but not absolutely necessary.
After two outside steps and one inside step you reach the approximately 235 large square meter living space of this house, which is tastefully and lovingly furnished on two living levels for up to 8 people.
The entrance with hallway leads to the ground floor rooms of the house. Two bedrooms, each with two single beds, which can of course also be joined together as a double bed. Both bedrooms are equipped with air conditioning for cold and warm air. One of these two bedrooms has a satellite TV. A third bedroom with a double bed, air conditioning and satellite TV is separated from the two previously mentioned bedrooms by a bathroom with shower, toilet and bidet. A hairdryer is also part of the basic equipment.

The fourth bedroom is accessed via the courtyard and an external staircase of 21 + 1 steps. This room has a double bed with air conditioning, satellite TV and a small refrigerator. The comfort of this bedroom is not only represented by the bathroom en suite with shower, toilet and bidet, but also by the small terrace with a breakfast table where you can comfortably start or end the day. All four bedrooms have mosquito nets. The eat-in kitchen with air conditioning for cold and warm air is equipped with all amenities. Hob with four gas cookers, microwave, electric oven, dishwasher, toaster and fridge with freezer compartment.
The dining table measures 90x90 cm and reaches 180x90 cm when extended.
The living room offers upholstered furniture, air conditioning, satellite TV and another dining table measuring 160x80 cm and reaches the size of 200x80 cm when extended.

But the rooms in the house don't end here. It also has a storage room where additional chairs, loungers and lounge chairs can be stored. Another bathroom with shower, toilet and bidet.
A separate laundry room contains a washing machine with an integrated tumble dryer, an iron and ironing board and a sink. Adjacent to the laundry room is a small toilet with WC. All bedrooms on the ground floor, kitchen and living room also have radiators with thermostatic valves for a comfortable stay even in colder seasons.
