External Description



Villa Ciciana is located on the hills of Lucca, near the city center. The property is located a few meters from an important Tuscan villa (where the owner lives) with which it shares the large historic park.

Villa Ciciana boasts a private fenced garden with lawn and flowers, for the exclusive use of its guests. Within the garden you will find a tennis court and a volleyball/football field, for the enjoyment of adults and children.

The outdoor spaces are enhanced with a private spool (18 x 8 m, depth from 0.5 m to 2.8 m), open from 1 May to 15 October, and equipped with sun loungers, deckchairs and parasols.

Next to the pool there are some changing rooms with ping pong table, and an outdoor dining area with parasol, ideal for alfresco meals while admiring the wonderful view of the surrounding countryside.

At guests\' disposal also a barbecue and a private parking for 4 cars.



Internal Description



Spread over several levels, Villa Ciciana is divided into 4 apartments communicating with each other, and can accommodate up to 16 people, has 9 bedrooms and 6 bathrooms. Internet Wifi is included. Some rooms are equipped with air conditioning. Pets are not allowed. A high chair (free) and 2 baby cots (with a fee - 100.00€ each per week) are available on request.

Boasting spacious and bright rooms, the villa has been renovated while keeping the rustic atmosphere and the typical Tuscan architectural style such as: wooden beams, stone fireplaces, and original terracotta floors.

Please note that during summer period an additional apartment (for 4 people) is available on request and at an extra cost.



Apartment 1: The first apartment consists of: a large living/dining room, the fully equipped main kitchen, 2 bathrooms with shower, 1 double bedroom, 1 twin bedroom and 1 single passage bedroom.



Apartment 2: The second apartment consists of: a small living room, a large living/dining room, a kitchenette, 2 bathrooms (one with tub and one with shower), 1 double bedroom ( overlooking the pool) and 1 double bedroom.



Apartment 3: The third apartment consists of: a living room/kitchen, 1 bathroom with shower, 1 double bedroom, 1 double bedroom and 1 single bedroom.



Apartment 4: This small apartment is located in the basement of the villa with direct access to the pool area and is composed of: a living room, a kitchenette, 1 bathroom with shower and 1 double bedroom.



Additional apartment: The additional apartment consists of: a kitchen/living room, 1 bathroom with shower and 2 double bedrooms. This apartment has no heating so is available during summer period only.

Prices and conditions



Included in the price: Final cleaning; utilities: water, gas, electricity (except electricity used for air conditioning and LPG used for heating purposes); house, garden and pool maintenance; Internet Wifi; linens change (once a week); maid service (twice a week for 2 hours).



Excluded from the price: Air conditioning and heating based on consumption; extra maid service on request (15.00€/hour). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).



Security deposit: Customers are required to pay 1,000.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
