Villa Alta, a modern oasis of comfort and style, is located in the picturesque town of Svetvinčenat, one of the most charming towns in Istria, known for its rich history, stone streets, and the distinctive Morosini-Grimani Castle. With a living area of 330 m2 and a spacious 900 m2 garden, Villa Alta offers complete privacy and comfort for up to eight people, with the possibility of accommodating a tenth person on an extra bed.
This elegant villa perfectly combines contemporary design, luxury, and authentic Istrian charm, creating an idyllic setting for a dream vacation, far from the everyday hustle and bustle.

On the ground floor, there is a spacious, air-conditioned bedroom with a king-size bed (180x200 cm), a smart TV, and a private ensuite bathroom, while an additional bathroom is located in the hallway.
Upstairs, there are three elegantly decorated, air-conditioned bedrooms, each with a king-size bed (180x200 cm), a smart TV, and carefully selected details that create a sense of warmth, peace, and comfort.
Two rooms share a common bathroom, while the third — the master bedroom — has its own ensuite bathroom and an extra dose of privacy.
Additional beds (90x180 cm convertible bed) can be placed in any room as desired.
All rooms exude refinement, brightness, and elegant details, and the upper floor offers access to a large terrace with a relaxation area — a table, chairs, and loungers — perfect for enjoying your morning coffee with a view of Istrian nature and the sounds of silence.

Around the pool, there are eight comfortable sun loungers, two umbrellas, an outdoor shower, a dining table for eight, and a seating set for five, ideal for relaxing evenings under the starry sky.

The villa offers self check-in, providing complete flexibility and privacy upon arrival.

The house rules strictly prohibit parties, events, and smoking on the premises.

If your behavior causes danger, property damage, or permanently disrupts other guests’ enjoyment, we reserve the right to terminate your stay.

Pets are allowed upon prior request and may incur an additional fee.

For groups under the age of 21, the deposit is €500.
