My family did have a very good time and I think that the owner, Arthur is a good guy. The house is on the lake and private. The complex has a boat ramp and a pool. The house is large, just not quite set up so well.
So why the bad review? Well, it turns out that the listing is very misleading and this is a generous term. First and foremost, the number of bedrooms claimed is 11, however two of the bedrooms, maybe 3 don’t qualify as bedrooms. My family was very disappointed by the lack of privacy afforded by these non-bedrooms. One room had two of the queen/full bunk beds, or sleeping for 4-8 people if the beds are shared. This room is the hallway for three other sleeping areas. To the right is another room without a door that is a “bedroom,” to the left is the stairway to the “loft” and straight ahead between the two is a small dormer room that has a door on a rail. Clearly not a space for a family of adults. All of my nieces and nephews except for three are now adults. The lack of privacy for five of the bunk beds should be stated clearly. When I asked for a room layout, curiously, Arthur did not have one. Also, it is worth noting that 5.5 bathrooms is a minimum for 25-30 people. My room had a stairway to the kitchen area and a doorway to another bedroom where there was a bathroom/shower. To go to the bathroom at night, I had to go down the stairs and across the house to the half bathroom. To shower? I finally starting sharing the Master bath.
