5 bedrooms in the main house (hot tub on the terrace)
1 bedroom apartment
1 bedroom coach house
1 bedroom shepherds hut (with separate hot tub)
The entire 4 acre property - main house, apartment, coach house, shepherds hut, will be exclusively yours when you book.
Each space is self contained with en-suites, kitchen/kitchenettes and own entrances. Then get together for lunch on the terrace, or an evening feast in the dining room set up for 16!
There is a large in-ground trampoline, kids toys, books, badminton net & kit for the front lawn, tennis raquets, gas BBQ, gas pizza oven, toddler chairs, snug/play area with second tv, etc. (Gas and wood included free). The house is also enclosed with electric gates.
The Main House:
5 bedrooms, dining room, sitting room, boot room, utility room, downstairs toilet, country kitchen, snug, traditional slate courtyard.
If you are particular about having great coffee, as we are, there is a Sage double boiler espresso machine with separate Sage grinder and fresh beans for your stay. A substantial Samsung American fridge/freezer (and separate drinks fridge, of course!) awaits stocking by supermarket delivery, which can be ordered for delivery as you arrive.
The country cooker is a traditional Sandyford oven and stove which warms the kitchen beautifully and provides additional cooking space, however there is a more functional fan assisted oven and 4 ring induction hob for every day meals.
The kitchen seats 8, perfect for pre-drinks whilst the nominated chef cooks and chats. The very grand dining room with piano and roaring fire is a very fun, festive space.
Retire to the sitting room thereafter, with log burner, or the snug/tv room for a film.
Additionally, there is also an office/study with printer, for catching up with some work whilst away.
If you love the grandeur of Georgian architecture, you'll appreciate the 3m high ceilings, huge sash windows all with original working shutters. Old servants bells still ring in the side entrance hall, and a large light dome above the main staircase. The house is Grade II listed, and whilst there are 40+ single glazed wooden windows, the house is kept warm with it's many heat sources of radiators, 4 working fireplaces and kitchen cooker.
The Apartment:
Adjoining the main house, is a spacious 1 bedroom apartment with living room and kitchenette, accessed via the main house or using it's separate entrance.
The Coach House
Separate to the house, above the stables, is a cozy studio room with kitchenette and shower room, and it's own wooded garden area with fire pit, alongside the stream.
The Shepherd's Hut:
A secluded hut with shower room, 2 person hot tub, fire pit, bbq.
Outside:
4 acres of garden includes the barn and games room below fitted out with darts, table tennis and a snooker table.
The summer house at the pond is perfect to escape and read a book, or just sit alongside the pond on the decking to appreciate the tranquility. (The pond is fenced off for little ones but is still accessible by adults).
Perhaps a game of tennis on the tennis court, or visit Coco and Flo the donkeys in the paddock (armed with carrots!), and our small flock of sheep.

Explore Devon's rugged coastline! We're 300m due south from the edge of Exmoor. 10 minutes to Combe Martin beach, which is almost always calm, and ideal for kayaking or SUP'ing, which can be hired from 2 shops in the village if you don't have your own. Woolacombe is 20 minutes away, which is a top-notch location for surfing or bodyboarding, with fun sand dunes and a breathtaking 3 mile stretch of vast sandy beach. Walking routes are abundant around here, as the steep cliffs are only a short drive away, around Heddon's Mouth and Valley of Rocks. Horseriding, wakeboarding, and many other activities are available in the local area.
