Escape to a peaceful and relaxing vacation at our charming 2-bedroom villa. Villa Joan is ideal for couples or small families as it features all the necessary amenities for a comfortable stay, including a fully equipped kitchen, spacious living room, and inviting outdoor areas. Conveniently located in Ayios Theodoros, our villa offers the perfect starting point for your Cyprus adventures.
Villa Joan, is located in a quiet, beautiful holiday resort complex consisting of 14 high quality villas. The location is opposite of a very beautiful sandy beach only a 2-minute walk.
The ground floor features an open plan living area with a fireplace, a fully equipped kitchen offering all modern bright new appliances, dining table, two comfortable sofa set and a large smart screen TV. There is also a toilet and a shower at the outside area.
The first floor offers two bedrooms with spacious wardrobes, all of them with a sea facing balcony and one bathroom.
It also provides central heating and air conditioning in all areas.
Villa Joan offers inclusive high-speed Wi-Fi and a variety of board games for your entertainment.
Villa Joan has an impressive garden and facilities for barbecue are available.
At your arrival, I will be pleased to meet and greet you, show you around the property, and provide useful information about the villa to help you settle in comfortably. However, in case of late arrival or any other unforeseen circumstances, I will send detailed self-check-in instructions to ensure that you have a smooth check-in experience.

Closest organised beaches are Maia beach (200m) and Alaminos beach (2km).
Zygi village which has a beautiful marina and many fish taverns is 10 minutes away.
Kiti village which has all amentities you may need is 15 minutes away.
