Col Di Casale - A stunning Umbrian Villa nested in the green heart of Italy
The splendid villa Col di Casale, meticulously cared for in every detail, is located near Montone in Umbria. The residence has been designed as a palace furnished in a classic style with numerous pieces of Italian and English antiques. Entering the farmhouse is like crossing the threshold of a palace, where classic furnishings take center stage: rugs, paintings, candlesticks, sofas, tables, and beds. Beauty blends with comfort and Col di Casale exudes a sense of great simplicity and harmony. The owners envisioned a long, telescopic view that traverses the entire house, creating a series of rooms from the entrance, leading to a view of the valley with a large panoramic terrace overlooking unspoiled woods and hills. The view of the property immediately evokes a Provençal home, surrounded by lavender plants, flowers of all kinds, and climbing rose bushes that envelop the entrance door. The farmhouse, dating back to the 1700s, is completely clad in stone and features white-painted wooden beams, terracotta floors, and large windows that perfectly illuminate all the spaces. The bedrooms are located on the first floor and are spacious, bright, and comfortable, personalized with objects and warm colors on the walls, and all equipped with air conditioning. The beautiful pergola with direct access from the dining room and the private heated pool with a night cover, allows for the best enjoyment of moments of relaxation and tranquility with breathtaking views. Grocery stores, restaurants, and bars are located 6 km away. Thanks to its favorable geographical location, just a few kilometers from the expressway, it is easy to alternate peaceful relaxation with interesting excursions to the numerous rural villages nearby. Finally, the excellent road network allows for easy travel to visit the most important art cities in Umbria and Tuscany, such as Gubbio, Umbertide, Città di Castello, Perugia, Assisi, Orvieto, Todi, Siena, and Cortona.
The farmhouse lies on two levels, connected internally by a staircase. The main entrance, on the ground floor, consists of a series of three interconnected rooms used as a living area; up to the dining area, the space is open-plan, with only a few steps separating the different areas. From the living room, you can access the pergola and terrace through large French doors, and to the left is the fully equipped kitchen. The floor is completed by a TV room, a bathroom with a shower, and a laundry room. All rooms in the living room and kitchen have French doors providing direct access to the garden’s equipped areas. The first floor houses all the bedrooms: a master bedroom with a beautiful sitting area with a sofa, armchairs, a fireplace, and an en-suite bathroom with a bathtub and shower, a double bedroom with an en-suite bathroom with a shower, a double bedroom with an en-suite bathroom with bathtub and finally, a twin bedroom with an adjacent bathroom with a shower. All the bedrooms are equipped with air conditioning.
The estate where the farmhouse is located covers an area of approximately 47 hectares, covered by a vast woodland. Around the farmhouse, an area of about 1.5 hectares hosts the meticulously maintained garden, a flourishing mix of various types of flowers that alternate in the well-kept grassy areas around the house and near the pool. Climbing roses, lavender, and bushes of Mediterranean herbs line the dry-stone walls and internal pathways. In the equipped outdoor area, under the large pergola with direct access from the French doors in the living room, there is a perfect setting for outdoor dining, complete with a portable barbecue. A terrace with chairs and tables allows guests to admire unforgettable sunsets while sipping a glass of wine in good company. Another relaxation corner is located on the side of the house, with chairs and a table. From the access road, you can directly reach the parking area with 4 uncovered parking spaces.
The stunning, panoramic, heated swimming pool with a cover for the night is situated on the lower terracing of the property, accessible from the house via two staircases from the porch. The pool, with a tiled border and PVC interior lining, is rectangular in shape and features three internal steps on one side for easy access. It measures 12x6 meters with a constant depth of 1.50 meters. The filtration system is chlorine-based, and along the pool's perimeter, which is made of tiles and grass, is the sunbathing area, furnished with sunbeds and an umbrella. The pool is equipped with internal lighting and remains open until the first Saturday of October. If heating is required for the pool, at least a week notice is needed and there will be an extra cost to pay at check in of £50 per day in July and August and £80 per day in the rest of the months.

Naomi Sorkin and Peter Tate, the owners, are both involved in the arts. Naomi was one of America's top ballerina's with American Ballet Theatre, Elliot Feld and was a guest artist with such esteemed companies as Lindsay Kemp and William Forsythe's Ballet Frankfurt. She then turned her talents to acting. Peter Tate is an actor who has performed leading roles at The National Theatre, the Almeida and in the West End as well as many theatre's in the USA including on Broadway and the Public Theatre. They own a theatre in London, The Playground Theatre, where they have hosted such luminaires as Brian Cox, Steven Berkoff, Harriet Walter, Stockard Channing and many others.
They found Villa Col di Casale in 2001 and transformed from a derelict ruin into what you see today- a labour of love
