A wonderful villa with magnificent view - the photos don't do it justice. Great to get away from life for a week, enjoy the garden and pool, and see local area. Note it's a 15 min drive to the nearest road junction - but for us part of the charm and location.

Away in the Umbrian hills...

Amazing house in a beautiful, very remote and peaceful location. So quiet, beautiful views by day, star gazing at night. The house had everything you could possibly want. Vincenzo kept the gardens and pool in perfect condition. Very well equipped kitchen. Large bedrooms and bathrooms.

Tranquil escape with stunning views

This is our second visit to Annie's beautiful farmhouse and we hope to visit again next year. It's an incredibly special place - perfectly peaceful, thoughtfully and generously furnished and child friendly. Selfishly we hope the house doesn't become too popular! Thanks again Annie for letting us stay.

Villa is fine if you plan to stay there and not explore Umbria, but it is 30 minutes from main roads and down dirt road. The check in process was hard -they don't send you to the house, but to a point to meet the local caretaker. We didn't find the meeting point and there is no cell service in the area. We ended up driving for a long time, and stopped at a neighbor's house and finally figured out where to go for the villa. But the villa was locked because the local caretaker was waiting at the meeting point and didn't have cell service. We had to wait outside for a couple of hours, and finally, after it was dark, he arrived to let us in. Vincenzo and Tecla were very nice, but the check in process was challenging. The Villa itself is lovely, especially the outdoor area, the pool and the view from the living room, but we had planned to explore different towns in Umbria each day, which meant traveling over the dirt roads was a lot. Next time we would rent something closer to a town and a store. The worst part was one member of our party had to go to the hospital and have an emergency surgery. The local staff was supportive and asked the owners if our other friend could stay while waiting for his wife to get discharged. Annie agreed, but the day we were all leaving, the owner's husband called to say that he had to leave immediately too. Given the stress we were already dealing with because our friend was in the hospital, the owners' rudeness was unnecessary/final straw.

Half term escape

In May this pretty farmhouse, with panoramic views of Italian mountainous countryside, is covered in spring flowers. The garden is breathtaking, a tribute to Annie's attentive gardener. The house is congruent with its surroundings and there is a deep peace which washes away the stress of everyday life. Thoughtfully kitted out with everything you need. Beds are wonderfully comfortable with pretty linen. A warming wood burner for cooler evenings. The 10 star reviews are well deserved.

The most unforgettable villa we’ve ever stayed in — a perfect Italian getaway!We were a family of 7 plus a 1-year-old baby (the villa is very well equipped for babies). It’s located in the heart of beautiful nature, surrounded by forest — quiet, peaceful, and relaxing.The villa itself is amazing, with 4 large units, each with its own bathroom and shower. Beds are comfortable, and there’s AC on the upper floor (the lower one stays cool naturally). The kitchen has everything you need, and there’s also a grill for barbecuing.The outdoor space is the highlight: a lovely yard, a large table for meals with a view, beach chairs, and a stunning infinity pool overlooking the scenery. The view is simply breathtaking.The housekeeper (our main contact) and the groundskeeper were both incredibly kind and helpful. She made everything run smoothly, and he went above and beyond to help with anything we needed. They made us feel truly welcome.A local chef can also come cook with you — fresh pasta, ravioli, and tiramisu. A fantastic experience!Note: The road to the villa is bumpy and the nearest supermarket is 30 minutes away, but you don’t need a special vehicle — a regular private car is totally fine.If you’re looking for a quiet, incredible vacation in Italy — this is definitely the place for you!

Un endroit magique, isolé, une vue incroyable, une maison magnifique et tout ce qu'il faut pour être déconnecté et loins de tout. Tout était magnifique pour passer un superbe moment. La maison et le jardin son magnifique, il y a tout le nécessaire pour y être à l'aise et profiter pleinement. La communication avec la House manager pour des questions ou autres est aisé. Réponse très rapide et clair. Les conseils égalements très appréciés. Le. Gardien de maison est venu nous chercher à l'heure tout était très bien organiser. Espace de vie et chambre magnifique un lieu qui fait rêver. Magnifique grande piscine à débordement avec une vue unique. Nous avons rien à redire car nous avons passés de superbes vacances avec une organisation incroyable et facile via les chat et ou WhatsApp.Voici quelques infos qui peuvent être utiles :- Maison à environ 30 min du centre.- Chemin pour y accéder pas des plus facile (pas goudronner sur la moitié), un véhicule bas peut être embêté, nous avion une golf et une Kia suv noi avons pu y accéder à plusieurs reprises tranquillement. - 2 des 4 chambres n'ont pas de climatisation, des ventilateurs étaient présents.- Et le grill est à Gaz (branché à la maison).Tout était au top je remercie l'hôte, la house manager et le gardien de maison pour cette endroit unique et pour leur réactivité !Nous recommandons cette maison à 100% et sommes déjà déçus de ne plus y être !Cordialement. This property was amazing - the view, the pool and the responsiveness of the host and caretaker. The kitchen was so well equipped - down to a bottle of olive oil made from olive trees on the property. We were all so impressed with the region- lots to see - and loved the family time spent at the villa. Thank you for an amazing holiday!!!

Ein wunderschönes Domizil

Wir waren zum zweiten Mal in diesem Haus. Es ist sehr abgelegen, aber genau das was wir von unserem hektischen Alltag benötigen. Der Blick ist atemberaubend, der große Pool ein Traum. Das Haus ist super ausgestattet und es fehlt überhaupt nichts. Hier kann man absolut zur Ruhe kommen und entspannen. Bei Fragen stehen die Vermittlerin und auch der Gärtner jederzeit zur Verfügung.

Magnifique maison dans la campagne sur les hauteurs. Pour ceux qui ne veulent pas de vis a vis , c'est la maison qu'il vous faut. La vue sur les collines est fantastique. La piscine est exceptionnelle Les équipements et la literie sont de tres bonne facture. Nous avons passé une excellente semaine en famille au calme. C'est du haut de gamme

Wir haben verlängert

Eigentlich wollten wir nur 10 Tage vor Ort bleiben, da aber das Haus so traumhaft ist - haben wir unseren Aufenthalt bis zum maximalen Zeitraum verlängert. Vielen Dank an Annie, Tecla und Vincenzo

Ein traumhafter Urlaubsort

Wir hatten einen traumhaften Urlaub in diesem Ferienhaus! Das Haus ist komplett ausgestattet, es hat uns an nichts gefehlt. Es ist alles sehr gepflegt und in einem einwandfreien Zustand. Der Gärtner kam jeden zweiten Tag vorbei und hat sich rührend um uns gekümmert. Auch die Eigentümerin und Verwalterin haben sich immer gemeldet und gefragt, ob alles in Ordnung ist. Es ist abseits gelegten und somit konnten wir den Urlaub in absoluter Ruhe und Alleinlage genießen. Für dies Unterkunft braucht man ein Auto, da die nächste Einkaufsmöglichkeit ca. 15-20 Minuten mit dem Auto entfernt ist. Wir können es nur empfehlen und werden sicherlich wiederkommen!
