Interior:
The villa is spread over three levels, covering a surface area of approximately 350 sqm, connected by internal staircases. GROUND FLOOR – Spacious and bright living area with TV, opening onto a private courtyard with a fish pond; study; double bedroom (with separable bed) featuring a walk-in wardrobe, en suite shower, and private bathroom with bathtub; dining room with fireplace; kitchen; laundry room; guest bathroom. The living room, master bedroom, study, dining area, and kitchen all have direct access to the pergola or garden through French doors. FIRST FLOOR – One double bedroom and one twin bedroom served by a bathroom with shower; one double bedroom with divisible bed and one twin bedroom with joinable beds, served by a bathroom with tub. BASEMENT – Tavern with play area including table football and ping-pong, and a bathroom with shower. Easy access to the pool via French door and walkway. Air conditioning only in the bedrooms.
Park:
The park extends over approximately 3,000 sqm and features a mixed terrain with flat and sloping areas. The lush and varied vegetation includes maritime and Aleppo pines, olive trees, holm oaks, lemon trees, junipers, oleanders, broom, lavender, aromatic plants, and hedges. Within the park, a masonry pergola hosts two dining areas, a lounge area with views of Ascoli Piceno, and a built-in barbecue. There is also a wood-fired oven, a wooden panoramic gazebo, and a children’s play area. In front of the villa entrance, there is a parking area with two parking spaces, and an additional two parking spots are available near the swimming pool. Another parking area can accommodate up to six cars.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The pool is located on a lower level than the villa, about 10 meters away, and offers panoramic views of the countryside and surrounding mountains. It can be reached via the villa’s main driveway or by exiting the basement and following a short path. Rectangular in shape, it measures 10 x 4 meters with a constant depth of 1.30 meters. It is lined with sand-colored PVC and edged with natural stone. The pool features non-slip entry steps, internal and external lighting, and a hot water shower (heated via a solar system), as well as a changing room. Sanitization is done using a salt system. The 300 sqm sunbathing area is partly paved in stoneware and partly covered with grass, and is equipped with sun loungers, umbrellas, small tables, and a pergola with a relaxation zone. The pool is open from the last Saturday in April to the first Saturday in October.
